The moment I saw the property I fell in love with it. I've been searching for a property in this wonderful part of north Norfolk for over 2 years and Houghton Farmhouse felt like home the minute I walked through the door. It is uniquely situated right in the middle of all the most desirable corners of north Norfolk, making it the perfect base for a holiday here. The house is also lovingly cared for and resorted, and arranged in a great layout, perfect for a holiday for up to 18 people, be they family or friends.

We have literally just got back from Houghton on what was a fantastic weekend away with the family over Mother's Day weekend.
The house is exceptionally clean and was lovely and warm. I read about another customer complaining about heating surcharge but this was not an issue to us.
The only things which we can think of which are in no way criticisms but more feedback for the benefit of future customers is that it would be great to have stair guards at the bottom of the stairs too. We were impressed that there were stair guards at the top of the stairs though! We think it would be lovely to get some more lighting in the pool enclosure as we all would have liked to have had an evening swim. The only other thing is that it was really muddy outside the games room so perhaps a little step or something? Not an issue in the summer but we had a lot of rain this weekend.
We found the house warm and comfortable equipping us with everything we could possibly think of! Perhaps some little history of the house would be nice in the visitor folder. In no way a criticism that this was not included though! These are again not complaints but the only things we could think in order to help the management of this beautiful place!

Delightful house - would love to return!
I spent a long time looking for a property in which to celebrate my 40th birthday with family and friends. Houghton Farmhouse absolutely met my specific criteria for something very special which was comfortable, well located, spacious and decorated to a high standard. The whole house has been sympathetically restored and each of the rooms were beautifully finished so that none of my guests felt they had to compromise on space or decor. The children, and adults, loved the massive garden and we all made use of the games room. Sitting outside on a warm Autumn Sunday was an absolute treat and the children's toys provided in the games room were great for outside play. Being inside the house was a joy. The kitchen was very well equipped so that I had everything I needed to cook for 18 people (there is a large freezer, as well as large fridge, I don't recall the freezer being listed in the property's facilities at the time I booked). The lounge was large enough to accommodate lots of us who wanted to watch TV and the dining room provided a luxurious setting for my birthday meal. My favourite room was the kitchen for it's high standard of finish and that gorgeous Aga, which I took to very easily when cooking for us all. In nearby Walsingham we made use of the lovely farm shop and chocolate deli, and Wells next the sea was nearby and well worth a visit. The owners were responsive to any queries we had prior to our visit and provided plenty of contact details should we have needed their assistance during our stay. We would love to return to Houghton Farmhouse. It is such a lovely, comfortable property with all it's interesting historical features, that amazing entrance hall and the servants bells which we were so pleased to see had been retained. I would strongly recommend this property to anyone considering it and would definitely return myself.
A few grumbles
I stayed for a three night long weekend with 6 other women, we have rented weekend accommodation once a year for many years in Norfolk and Suffolk. It is the first time I have felt the need to air a few grumbles! We paid a premium price for what we understood to be premium accommodation. I had a double downstairs bedroom, one of the window panes was cracked from top to bottom in a couple of places and had obviously been there some time as the plastic cover (intended to keep out the drafts?) was painted into the frame. My friend also had a downstairs room and some of the curtain hooks had been broken leaving the curtain half hanging off the pole. On our first night we found the seven dinner plates we went to use had old encrusted food left on them, in fact we could see what the previous people had eaten!
The living room lighting was just not up to par, the only side light had no bulb and the alternative was full overhead lights!
Perhaps our biggest grumble was the £100 surcharge for heating. No matter if we had had the heating on full blast 24hours a day would we have consumed a £100 worth of fuel in the few days we were there. As it was we had the heating on for a few hours in the evening and the morning and felt there should be some sort of meter system if the owners feel the need to add on heating charges.
Apart from these few grumbles we had a lovely stay and enjoyed the house, the beds are indeed very comfortable and the bedding was of high quality. The kitchen was well equipped and we were pleased to see the wine on the table when we arrived and milk in the fridge.
We are obviously pleased that the guests had a lovely stay overall but are very disappointed that they have chosen to air their 'grumbles' publicly without giving us an opportunity to address their concerns during their visit. They were given not one but two mobile numbers in advance of their visit so they could contact us for this very reason. However, we did not hear from any of the party at any point during their stay.
To address their 'grumbles', the dirty dinner plates, lighting and 3 curtain hooks missing were things that our cleaning team should have picked up on and we would have happily sent someone around to sort these issues immediately had they called. We have not received any negative reports before or since with regards to the cleaning so can advise that this so far has been a 'one off' issue.
Contrary to this guest’s opinion, the price we charge for the heating is appropriate. We separate it out from the booking cost to highlight to guests this ever-increasing cost, which we hope encourages people to be mindful of such matters during their stay. This guest has omitted to mention that there is also an oil fuelled AGA in the property that is for the guests to use all weekend too. An AGA is on constantly and it is not suitable to switch on and off in between bookings and, therefore, a large proportion of this cost is absorbed by the AGA alone.
The cost for any weekend is based on a group paying for the whole house. When a full house of 18 people stay, the cost per person is substantially less than when just 7 people stay and therefore these guests did pay more per head. This is due to the fact that they chose to book a house capable of catering for many more than their party’s number.
Again, very pleased that they had a lovely stay overall and that the positives of the comfortable bedrooms and well-equipped kitchen were noted.

This place is incredible - spacious, peaceful, well-equipped, clean and perfect for a family or group gathering. We booked it for a university reunion, 13 of us and 3 young kids, and it was ideal. It is really out the way, so takes a while to get there, but thats part of the charm and why it is such a great place to get away from it all.
Ample spaces for car parking, a wonderful big kitchen (with an Aga!) and dinning room, comfortable lounge with enormous TV, and the most amazing huge garden with fruit trees and a big flat lawn area for the kids (and adults) to have a kickabout on.
The bedrooms were all great, the entrance hall is really impressive, and there is even a games room to while away the evening playing pool, darts, table football and so on. Limited phone signal for some of us but the Wi-fi was strong throughout the house, so people could still use their gadgets.
We made the most of the beautiful local countryside, enjoyed a day on the coast with a trip to the beach at Wells (only 20mins or so away), and had the most amazing pub lunch at The Bull Inn in Walsingham (also tried the Black Lion, but thats one to avoid I think!). But we really could have spent the whole weekend in the house and garden.
The pool wasn't finished when we visited so we couldn't use that, so we'll definitely be coming back on another get-together to make the most of that! All in all, a real 5* place to stay, we loved it.
This property was perfect for us as a large family group of 18 celebrating a milestone birthday! Everywhere was clean and of good quality with enough comfy seating/ dining space for us all. The games room was a huge hit with the everyone and meant we rarely used the tv! We were guided towards the fantastic Walsingham Farm shop down the road who were incredibly helpful in advance planning of a meal for 18 using their lovely fresh produce collected on the day and even the aga didn't daunt us but cooked our meal to perfection! Excellent service all round....highly recommended .
For my 35th Birthday we booked Houghton Farmhouse for 18 of us, and from the moment we arrived to the moment we left we had a truly idyllic stay. The house was perfect for a large group, beautifully decorated (unlike so many holiday rentals) spotlessly clean, spacious, and with huge beautiful garden.
Each room was decorated differently, decently sized and with gorgeous furniture.
We cooked a lot! And the kitchen had every utensil we could wish for and the Aga was a dream to cook on, and with the dining room connected it made for dinner party heaven! We also had wonderful weather so made use of the modern BBQ.
We did not have one complaint and are already booking for next year once the pool is finished!
Clair was so helpful right through the booking process and on hand if we needed her during the weekend. We cannot recommend the house enough!

Houghton Farmhouse is situated in one of the prettiest areas in North Norfolk, close to the beaches at Holkham and Wells-next-the-Sea and within easy driving distance of Holt, Fakenham, Burnham Market and Blakeney. The Royal retreat of Sandringham is a 20 min drive away. Houghton St. Giles lies between Fakenham and the fabulous villages of Great & Little Walsingham, the site of medieval pilgrimage still popular today.
This is one of the most popular and sought-after locations in Norfolk, ranking highly with holiday-makers year after year, due to the fantastic beaches, countryside, ancient towns and villages and excellent local attractions.
Whether you want a day at the Races (Fakenham course is 10 mins away) or walks on the famous beaches, strolls over undulating countryside or time spend in the many traditional and contemporary pubs, bars and restaurants, Houghton Farmhouse is superbly located as your luxurious base.
We recommend the seals at Blakeney marshes, as well as the Royal residence at Sandringham. Also, you should find time to take a trip on the restored steam railways that puff their way through the area. And any trip to Norfolk would not be complete without a day spent in Norwich, one of the UK's largest and most important cities. And if you really want to get away from it all, then head to the Norfolk Broads, where you can hire a boat for an hour, a day or longer and meander around large sections of the most beautiful scenery in the country. There is also numerous fabulous stately homes to visit apart from Sandringham; from Holkham Hall, through to Blickling, now part of the National Trust.
And if you want children's entertainment, there are many popular and great value attractions such as 'Pleasurewood Hills, Africa Alive, Banham Zoo, etc etc.
