This beautiful Villa is located by the lake just 7 kilometres from Bellagio. The Villa is set in its own private grounds and is within easy walking distance of the nearby grocery store, bar, restaurants and pizzeria. Ferry services are available nearby to take you to the many towns and villages scattered around the lake. The lakeside road also gives you easy access to nearby Bellagio and the other neighbouring towns of Pognana, Nesso and more, while Como is just 30 kms away.

The Villa offers accommodation on three floors with balconies and terraces to enjoy the lake view and of course eating 'al fresco'. Immediately outside the kitchen and living/dining room is a beautiful terrace with a big dining table. You can access the lake directly from the property and take in the sun from the pebbled beach in front of the property, water levels permitting. Or you can simply stay within the property grounds under the shade of the trees to relax on the sun loungers. There is a BBQ available at the property.

There are 4 steps into the property from the grounds and you can drive right up to the entrance door.

Ground Floor: living/dining area which opens out onto the lakefront terrace, a spacious well equipped eat-in kitchen (dishwasher, electrical oven and gas stove) which also opens out onto the lake view terrace, a complete bathroom with shower cubicle and 19 stairs to the first floor.

First Floor: master bedroom which opens out onto private balcony with lovely views, second twin bedroom (beds cannot be joined together) with own private balcony with fabulous views. This second bedroom shares a walk in closet separate room with the third bedroom. The third bedroom has queen sized bed and its own private balcony again with great views. Bathroom with both bathtub with hydro massage and a separate spacious shower cubicle, double sinks, bidet, wc. 17 stairs from the First to the Second Floor.

Second Floor: on this floor there is a beautiful penthouse with fabulous views. The bedroom has queen sized sofabed, bedside tables, hanging rack for clothes, chest of drawers, writing table and chair. Bathroom with shower cubicle, wc, sink, bidet. Note that both the bedroom and bathroom on this floor have wooden sloping ceilings.

The third-floor offers a penthouse with sloped timber-beamed ceilings and views. The penthouse sofa pulls out to a queen-sized bed, making this floor into a private suite of sorts with its own shower room and convenient workstation.

Facilities and services included: private parking for 4 cars, gardening service during the week, outside dining area overlooking the lake, 2 canoes, winter heating, electricity, microwave, electric oven, coffee machine, kettle, toaster, fridge and freezer, dishwasher, Satellite TV (SKY), laundry room with washing machine, ironing facilities, hairdryer in each bathroom, bathroom towels, linen, final cleaning, English speaking manager on call available 24/7, air conditioning in the attic only (fans can be provided for other rooms on request).

Additional services on request and payable extra: extra hours of maid service, food delivery service, private chef , babysitter, baby cot and highchair, first aid kit.
