Imagine waking up, smelling the sea breeze, and in just a few steps finding yourself on Viareggio's Passeggiata Liberty or with your feet in the sand. This home combines a perfect location, a welcoming atmosphere, and a beautiful private tiled garden where you can have breakfast, sunbathe on the lounge chairs, dine in the shade of the gazebo, or enjoy an evening aperitif surrounded by flowers and the sea air. The spaces are well-kept, warm, and relaxing: here, you'll feel on vacation from the very first moment.

The apartment is located on the ground floor of a quiet building and faces the interior, making it quiet and private despite being right next to the sea.

Living Area:
The living room is spacious and comfortable, furnished with an elegant and comfortable sofa, Smart TV, and an extendable dining table that seats up to 8 people, perfect for entertaining. One of the two air conditioners effectively cools the entire living area.

Kitchen:
The kitchen opens onto the living room and it is fully equipped: dishwasher, microwave, toaster, kettle, coffee maker, refrigerator with freezer, and complete kitchenware, including children's utensils (the oven does not work, but the microwave also has an oven function). The kitchen also offers access to the tiled garden.

2 double bedrooms overlooking the garden (one with air conditioning)
1 bedroom with two single beds
The other bedrooms are equipped with fans and, thanks to the structure of the house, remain naturally cool even in summer.

Outdoor spaces:
The real gem is the private tiled garden, furnished with chairs, loungers, and a gazebo with table and chairs: a perfect space for outdoor dining, reading, or relaxing after a day at the beach.

Our opinion:
This house is perfect for those seeking comfort, the sea, and outdoor living, but also tranquility in the evenings. Thanks to its spaciousness, private garden, and strategic location, it's ideal for extended stays, families with children, and groups of friends traveling with pets.
It's one of those homes where you arrive for a few days... and you'll want to stay much longer.

The sea in Viareggio has a long beach of fine white sand, which invites you to take pleasant walks. On the beach, there are equipped bathing establishments with paid access and services of umbrellas, deckchairs, cabins, restaurants, swimming pools... On average, an umbrella with two deckchairs costs from €25-30 per day, but varies depending on the month. For nature lovers there is also a free beach, with free access and bathing: the most famous is the Lecciona beach.
Just 50 meters from your accommodation is the western pine forest: a huge and fresh green lung with bicycle rental, bars, restaurants, tennis and many games for children: baby golf, inflatables, table football, trampolines...
The Viareggio promenade (on the seafront) is only 50 meters away and is the center of shopping and social (and night) life. Piazza Mazzini, where there are free concerts and shows in summer, is about 500 meters away

A few km. to the south is Torre del Lago Puccini which overlooks Lake Massaciuccoli (an oasis where you can enjoy pleasant boat excursions), with its famous open-air theater named after Giacomo Puccini, and the house museum where the Maestro wrote some of his most famous works.
The Puccini Festival takes place in July and August: you can attend performances of Puccini's famous operas in the open-air theater on the lake.
For mountain lovers, a few km. there are the Apuan Alps, with paths, refuges and peaks (over 2,000 metres) from which to admire breathtaking views.

The main attractions in the surrounding area are:
- Pisa: Piazza dei Miracoli and Leaning Tower.
- Forte dei Marmi: the exclusive and most fashionable clubs, the big brands, the discos
- Pietrasanta (the “Little Athens”): art, excellent restaurants and entertainment.
- Lucca: (the city of 100 churches) surrounded by 4 km of perfectly preserved medieval walls.
- Florence: the cradle of the Renaissance, art, culture and good food.
- Cinque Terre: a unique route in the world among villages overlooking the sea, also reachable by boat from the Viareggio pier

The tourist rental property is located in the most exclusive district of Viareggio, the seafront, where parking is paid per hour (€2.00), but weekly passes (€25.00) or monthly passes (€2.00) can be purchased. 50.00).
