About this property
3 Gayfield Square, The Merchant's House in Historic Central Edinburgh
Our Gayfield Square apartment is a fabulous two bedroom property situated in a fantastic position, right in the heart of our wonderful historic city. In fact you couldn't get better - the apartment is located on a beautiful leafy square in the elegant Georgian New Town. Residential and quiet, yet just a few minutes walk (about seven) from the hustle and bustle of Princes Street and George Street and from there easily accessible to the castle and Royal Mile. Moreover, we're just round the corner from the bustling Broughton Street area with its great selection of restaurants, cafes and bars as well as some lovely 'local' and quirky shops (the best butcher/general store in town, great health food store, Skandi bakery and fishmonger to name a few!). We are now fully licensed for short term vacation letting via our local council- now a requirement for all properties in Scotland after new health and safety standards were formalised recently.
The apartment is typical in design for its era, dating back as far as 1820, and built with the grandeur that represents Georgian architecture in its prime. It's also quite a one off with its own private entrance, private front garden and back patio (very unusual for a property in such a central location of Edinburgh). The entire apartment is on the ground floor with only one step up into the front garden so is very accessible for those who have difficulty in managing stairs. Interior style is sophisticated, contemporary and calming with a lovely blend of old and new.
The main sitting room is a very spacious 16 x 13 feet with beautiful decorative fireplace, ornate cornice work and double windows with views to the front gardens and square beyond. Furniture comprises a comfortable sofa and contemporary Barcelona chair both in white leather as well as two antique gilt chairs upholstered in a bold print motif. Original art pieces hang on the walls throughout the property.
The bedrooms are quietly located with cosy European king sized leather bed in one and white wooden Georgian style bed in the other, again European king sized. Wall coverings are in calming taupe and pale mocca colours.
One bedroom is serviced by an en suite shower room with walk in shower with chocolate leather effect tiling. The other is serviced by the main bathroom with corner bath and shower.
The kitchen is fully equipped - a large range cooker/oven, microwave, fridge/freezer, dishwasher, washing machine and tumble dryer - a great cook's kitchen as well as being a very sociable space to sit round the large black granite kitchen table whilst you eat or watch the cook at work! French windows from the kitchen open up to the back patio/sitting area. We also supply a complete pack in the apartment which will guide you through how to use everything and also a great guide to our favourite restaurants, cafes, shops and top tips on things not to miss out on while you're visiting. Wifi internet access is available throughout the apartment.
We think we've created the ideal retreat to explore our wonderful city- we really hope you'll agree if you come and stay with us!

I am so glad you enjoyed your stay with us so much- hope to see you again!
Great flat and location to visit Edinburgh. Host was very good communicating and access to the flat couldn't have been any simpler. Recommend without any hesitation!
The apartment was spotless, beautifully designed and totally comfortable. The kitchen was so well equipped and the welcome bottle of bubbles for our birthday weekend a lovely touch
Everything was perfect!Property and facilities are excellent, welcome pack was a very welcome addition too - great host with great comms - would highly recommend!
Excellent host - Robin was very responsive and the flat had plenty of space and was lovely. Having 2 full bathrooms was great since we were traveling with a teen. And having a washer and dryer was a plus. He provided extensive information about the area which helped travel planning. The location was within a mile of lots of what we wanted to see. We tended to take Uber or Bolt because of the weather but we could have walked to many of the sights.

I am so glad you enjoyed your stay with us- hope to be able to have you return in the future!
The apartment is ideally located, very well appointed and spotlessly clean. It was also beautifully decorated for Christmas. This was our second visit and won’t be the last. The host, Robin, is friendly and very helpful, keeping us up to date at all times. Highly recommended.

My family stayed here during our time in Edinburgh and we loved everything about it! The host was amazing, the house was clean and adorable, and the location was safe and close to everything. We highly recommend this home and would absolutely stay here again if we return.

The home was in a wonderful neighborhood. It was well stocked and even had a dryer (something you don't always see in European rental homes). It was easy to check in and out. We had a great stay in this home!

I am so glad you had a lovely time with us and hope to see you again!
I can't say enough about how special this apartment is - our family of four spent a magical week in Edinburgh for the holidays and the Merchant's House was perfect. The location is quiet, but just steps away from the tram, groceries, restaurants - everything you need. Old town and Royal Mile are walkable, but also quickly and conveniently accessible via tram in mere minutes. Robin was a gracious host (homemade shortbread cookies and a bottle of Prosecco in the fridge!) and no detail was left out - it was easily one of the most well-appointed units we have every stayed in. The Merchant's House is a "must" for anyone coming to Edinburgh!

Thank you so much for your lovely comments and I am so delighted that you had such a great stay. Hope to be able to welcome you back again soon!
A very nice place to stay, roomy, comfortable and very well decorated. The kitchen is very well equipped, although we eat out for the few days we were there. The location is perfect, situated in a quiet area, but very close to the tram stop. This is an ideal place to stay for a holiday in Edinburgh, I only wished we had longer there so we need to plan another trip to Edinburgh at some point. I would recommend staying here without any hesitation.

About the host

Hi- I'm Robin (pictured here with my best friend, Vera, my miniature schnoodle). I've lived in Edinburgh for more than 25 years, having moved here to study and then working in marketing for a number of years then owning a B&B and now this rental apartment. My Gayfield Square apartment is my pride and joy!- having bought it and renovated it to the style and standard it is today- I'm sure you'll love staying there!
Why they chose this property
Edinburgh is a fantastic city- historical, vibrant and sophisticated. The apartment is located in one of the most beautiful and central parts of town, the Georgian New town. Built around the 1800s the architecture of this area is beautiful and grand, yet the apartment is only a short walk from the bustling centre of town, all the attractions and some great places to eat and drink.
What makes this property unique
Culture, art, history and a lovely quiet- you'll live on a wide leafy square inhabited by locals which is a stones throw from the bustling Broughton Street area with its great cafes, restaurants and local shops (a great butcher and fishmonger are just round the corner). And only a 7 minute walk from Princes Street too!
