"Cozy Loft" with views and private access to Lake Annecy

Located in the charming village of Duingt and offering direct views of Lake Annecy and its mountains, my apartment "Cozy Loft" is a 2-
Modern rooms of 55 square meters furnished and equipped for the comfort of 2 to 4 people. You can also consider my two other listings "Modern Loft" and "Stylish Upper Loft" for more availability.

The accommodation: You will appreciate the charm of the region from a comfortable and modern home. Located in floor, the volume is appreciable and it is bright.

Double room, extra bed for 2 people on the sofa bed. Possibility of adding a cot. Bathroom equipped with a shower, separate WC. Balcony and independent terrace. Private parking without supplement protected by automatic barrier, and garage for bicycles or skis.

Access to the lake by private pontoon (to book a boat ring, contact the Duingt City Council).

The bike path is just a few meters away from the lake, and you will be 12 minutes by car from the Old Town of Annecy, 30 minutes from the first ski resorts.

Bakery and supermarket 100m, pharmacy 2km.

Wifi internet included.

Frustratingly disappointing

We had no issue with the property, it was clean and functional. Our big disappointment was realising that we were so close to a noisy road with plenty of passing traffic which meant, as spacious as the veranda was, we couldn't sit out there. An even bigger problem was that, though we had some very good weather, you only get the sun on the swimming terrace for a brief period early morning and then it's gone so no late afternoons/early eves by the lake. We did have a lovely week and have already booked for next year. Unfortunately, it's not at this property and I'd advise others to ask their own relevant questions regarding the issues I've raised.

Needs improvement

This accommodation needs considerable improvement to bring it anywhere near the standard of other self-catering properties we are accustomed to, and to justify its price. The block of which it is part has a run-down and uncared-for appearance, with vegetation growing out of some balconies. The common entrance way is somewhat dank and entered up two flights of stairs before a lift or bare wooden staircase to the first floor. The door of the apartment is like other doors except that the lock cylinder is secured by a Terry clip. The flat itself is spacious, but bare. The main living area has a “kitchen” one end and a sitting area the other. Doors open to balconies. The view of the Kitchen area is dominated by a small iron-framed marble table under which is prominently displayed a large mop bucket. Many joints and ends are unfinished or ill-fitting. The other end of the room contains the television perched on a wooden sledge strapped to four breeze blocks. The kitchen needs a complete refit and provision of more than the existing 10” of worktop, which is illuminated by the one working cooker hood light. The living area has three electric heaters only one of which we could make work. The supplied cooking utensils included only two glass saucepans and one large glass casserole - none with lids. We struggled to find a kitchen knife sharp enough to cut anything. The bathroom was good but the towels provided were old and hard. Good location - particularly for cycling.

DĂ©coration trĂšs tendance toute douce et cosy, literie trĂšs confortable, cet appart est parfait pour 2 personnes. La terrasse vue sur le lac est immense ! Mais il faut savoir que la route qui passe au pied de la rĂ©sidence est trĂšs passante : les personnes sensibles au bruit devront s’abstenir. Appartement excellemment situĂ©, Ă  portĂ©e de la piste cyclable et piĂ©tonniĂšre, du lac et du trĂšs joli village de Duingt.On ne se lasse pas de la vue qui s'offre depuis les balcons. Appartement trĂšs confortable et remarquablement Ă©quipĂ©, Ă  quelques dĂ©tails prĂšs, signalĂ©s Ă  la personne chargĂ©e de l'accueil, attentive et sympathique. Le point noir est Ă©videmment la route trĂšs bruyante mais le double vitrage permet d'ĂȘtre au calme lorsque les fenĂȘtres sont fermĂ©es: c'est la rançon du succĂšs de cette rĂ©gion magnifique. Vraiment un excellent sĂ©jour Ă  tous points de vue !

belle location propre confortable ça c est le positif. Maintenant le negatif la vaiselle (seulement 1petit plat pour mettre au four ,un petit saladier, pas de leche frite etc,etc, location pour 4 personnes normalement mais complÚtement insuffisant meme pour 2 il faudrait investir ou sinon dire aux locataires d d'amener leur vaisselle) * la vue ne correspond pas aux photos qui date car maintenant des zrbres cache la noitie du lac. * l emplacement juste sur la route tres passante car c est le seul axe routier Annacy Chambéry, donc tres tres bruyant de 7h00 a 20h00 cela en juin je vous laisse imaginer en juillet/août ,facilement verifiable adresse route Annecy.

L'appartement est vaste et trĂšs bien Ă©quipĂ©, rarement vu un tel bien Ă  la location en 40 ans d'expĂ©rience. DĂ©coration et confort optimaux, tout est prĂ©vu pour un sĂ©jour sur mesure. La vue est sublime ! Seule rĂ©serve mais bien prĂ©cisĂ©e dans l'annonce, le bruit de la nationale passant au bord du lac lorsque les fenĂȘtres sont ouvertes sur les belles terrasses ! Mais aucun problĂšme en hiver. Quel dommage mais c'est un flĂ©au pour tous les immeubles et maisons autour du lac !

Merci pour cette location, mais j'aimerais apporter des trÚs petits détails négatifs concernant les ustensiles de cuisine Il manque dans le four un lÚche frites pour poser par exemple une pizza autre que sur la grille. Il n'y a pas non plus d'ustensiles pour sortir une tarte ou autre du four, comme une spatule. Les couverts comme les cuillÚres sont trÚs petite et toute dépareillé, mini cuillÚre, fourchette un peu souple qui peut avoir tendance à se tordre, et manque également une quantité de couvert, c'est un peu juste. Comme je vous les dis, c'est des micros détails, mais je pense que c'est important d'avoir des couverts correct. Sinon un grand merci, nous avons été ravis de passer ce séjour chez vous. Merci

Die Ferienwohnung ist sehr schön, allerdings von außerhalb schon in die Jahre gekommen. Der Balkon könnte mit Farbe und Blumen verschönert werden. Man hat einen wunderschönen Ausblick ĂŒber den See, leider liegt das Haus fast den ganzen Tag im Schatten. Und direkt am Haus liegt eine sehr laute Straße. Allerdings innen war die Wohnung sehr schön, die Gegend auch super, BĂ€ckerei top! Bri der Ankunft wurde uns alles gut erklĂ€rt. Danke, alles in allem wĂŒrde ich 3,5 von 5 Sterne geben. GrĂŒĂŸe Sascha und Beatrix. L'appartement est trĂšs agrĂ©able, mais vieillissant de l'extĂ©rieur. Le balcon pourrait ĂȘtre embelli avec de la peinture et des fleurs. Vous avez une vue magnifique sur le lac, malheureusement la maison est Ă  l'ombre presque toute la journĂ©e. Et juste Ă  cĂŽtĂ© de la maison se trouve une rue trĂšs bruyante. Cependant, l'appartement Ă©tait trĂšs agrĂ©able Ă  l'intĂ©rieur, le quartier Ă©tait Ă©galement super, la boulangerie Ă©tait super ! Tout nous a Ă©tĂ© bien expliquĂ© Ă  notre arrivĂ©e. Spectacular views

Accommodation and location good apart from the constant traffic noise from the road between the apartment and the lake. Sunbeds would have been an asset. Didn’t see a benefit in using the underpass to accesss the lake opposite as we were only allowed to use it for a short swim, not to sit and sunbathe. The lift was a bonus as was the walk through the old village to the shops. All in all a very enjoyable holiday
