This exclusive waterfront home sits on the 'warm' private side of Lake Anna. It is situated on a very secluded private lot with 500 feet of waterfront and 70 feet of beach. The water depth off the beach starts around 2 feet and slopes gradually to deeper water with a hard sandy bottom perfect for swimming and playing. Enjoy all the great outdoor activities such as volleyball, horseshoes, relaxing on the beach. In the evening gather around the fire pit. New for 2018 we have made some great improvements inside. New granite counter tops. We got rid of the picnic table. The new 9' dining table will allow everyone to sit down to dinner together. Rearranging the furniture has opened up the floor space nicely. Located on the warm private side of Lake Anna offers benefits such as not having to worry about heavy boat traffic for water skiing and swimming in the lake. You can have peace of mind while vacationing with your family and friends. Our goal since we purchased the property in 2016 is to continually upgrade and improve. We just installed a new dock in spring 2017. We finished the game room and added a 60" TV with Direct TV. New this year is upgrades to the kitchen. We just had new granite counter tops installed.
This fabulous 6 bedroom, 4 full bath home sleeps 12 - 18 with an additional detached garage with recreational area of appx. 425 square feet with ping pong, air hockey, and foosball, 60" TV. Everything your children are looking for. Two master bedrooms (one on each floor) and one has a large soaking tub for a relaxing evening after being out on the lake all day. The home features a large 30 x 25 deck that overlooks the lake with a large gas grill for fun evenings with family and friends. A perfect place for an evening sunset or a cup of coffee watching the sun come up. This secluded point lot boasts 2 acres of privacy perfect for family vacations or reunions.

About Jan L Rosenberg
We have been coming to Lake Anna since the mid eighties. We lived in Maryland, and bought our first vacation house at the lake in 1988. We built our current home in 1996. When I retired at the end of 2013, we moved here full time. We live next door to Cougar Point.
Jan L Rosenberg purchased this House in 2016
Why Jan L Rosenberg chose Aspen Hill
I have been taking care of this property for Dan Cougar, the previous owner, since 2014, and when Dan decided to sell, it was a good fit for us. We live right next door. We are very responsive to any needs you may have.
What makes this House unique
There is a nice size deck for enjoying dinner and conversation outside, with a great view of the Lake. The way this unique property is situated makes for a very private setting. You are not in a crowded cove where you feel like you are on top of the neighbors. Nice volleyball court. Boat ramp. New dock in spring of 2017. Plenty of off street parking.

Early Spring Bass Club Fishing Trip
Our fishing club returned to the Cougar Point rental for our 4th straight year this late Winter. Our crew of 12 men found the accommodations and the house size more than adequate for sleeping. The boat dock on the lake was setup nicely for our 7 boats, and the ramp access card to the neighborhood ramp made launching our boats very easy! The newly renovated kitchen and the larger dining table was an added bonus and probably more important of an upgrade in that everyone could sit comfortably at the table. Access to the home couldn't have been easier and Jan was on site or close by, and assisted us in many ways. The cost for the rental seemed high to many of our members, but we do appreciate the proximity and access to the lake most of all.
Any criticisms to take away may be that the downstairs was cold. There didn't appear to be a thermostat for the downstairs to regulate the heat. Many also though that the additional cost for linens and towels was unnecessary and that these conveniences should have been included in the rental and/or cleaning fee. However, the trash collection rather than drop-off was an added bonus too. The boat dock, for a group our size with a number of boats, could use better access to electrical outlets at the dock for charging batteries and maybe more cleats to tie the boats up to.
In all, and personally, our stay was great and we look forward to the early season fishing with the power plant's warm water discharge heating the water. We had one of our better fishing trips these year on the lake. If the rental costs are more manageable I foresee continued trips to Cougar Point.
It was great to have you and the crew back again this year. I really do appreciate the comments and suggestions. As I told you when we talked, it is very helpful if our guests give us both positive and negative feedback. That will help us achieve our goal to constantly improve the quality of our guests visit. We look forward to seeing you all next year. I'm offering up $100 prize money to the winner of your tournament next year !
Thanks to you and the rest of the club for staying with us again.
Christmas family get away was exceptional!
My large family and I decided to steer away from the norm of going to grandmas house every year and try something new and innovating. I usually have trouble accommodating my family of (14) but not this time. There was just enough room and more than enough beds. My family and I absolutely loved this cozy 6 bedroom home. From the spacious two living rooms, 4 full bathrooms and lovely bon fire with a breath taking view of the lake I couldn't be more pleased. The owner was even so kind to add a Christmas tree to give that Christmas warmth and spirit. It was a true Christmas family get away.
I’m so glad you and your family enjoyed your Christmas vacation. Your request for a Christmas tree was a great idea. It will continue to be a tradition each year. I hope to see you again in the future. You have my number. Contact me directly.
Thank you, Jan
Enjoyed staying at Cougar point
Well maintained property. Great customer service by the owner.
Loved the view of the Lake from the house. It was beautiful! The sun room and the deck are best parts of the house. Brings in so much light with lot of windows. This house had everything we were looking for.
We would definitely want to come back during spring/summer when the weather is good and we can do more outdoor stuff.
Thank you so much for taking the time to review our property. We are so glad you enjoyed your trip to Lake Anna, and that you enjoyed the house. We strive to provide a wonderful experience for our guests. I would appreciate any input or suggestion you could give us that would make the difference between a 4 star review and a 5 star review. Feedback is always appreciated, and I feel there is always room for improvement.
Great time for all at the lake
5 families. No problem. Kids & adults all had a great time.
Sounds like a typical weekend at Lake Anna. We are so glad everyone enjoyed themselves. Hope to have you back in the future. If so, you have my contact information. Please contact me directly.
We are located in the first cooling lagoon on the warm side of the lake. The water stays warm enough that you can still enjoy the water activities in the fall while the places on the cold side of Lake Anna have long said goodbye to summer activities. Have an evening of wine tasting at Lake Anna Winery or place everyone in the car for a short drive to Paramounts Kings Dominion Amusement Park or drive to visit some historical sites such as Monticello or venture off to Charlottesville for all its charm. Other nearby attractions are golfing, hiking at Lake Anna State Park. Boat rentals, jet ski rentals, and marina services are all available nearby and will deliver right to your own boat launch which is located on the property. For shoppers, Fredericksburg's and Richmond's shopping malls are just 35 - 45 minutes away. Antiquing is everywhere along the county roads all around Lake Anna area Other Activities: Volleyball, horseshoes, fire pit, sandy beach, game room.
