Within 25 acres of privately-owned property, our barndominium sits within a short walk or drive to the beautiful Llano River. Guests can enjoy 1000 feet of private river access with a large lake area, rapids, and gentle riffles, making this a great refuge for tubers, kayakers/canoers, fly fishers, and outdoor enthusiasts. Our barn's comfortable front porch is also a wonderful place to enjoy bird watching while listening to the quiet babble of the Llano River. The front yard also provides beautiful views of the Texas Hill Country, and a perfect spot for viewing the night time sky.
The Barndominium provides the following accommodations: sleeps 8 with two bedrooms and each has a private bath and walk in shower bedroom 1 has a king sized bed with twin bunks (wheelchair friendly) bedroom 2 has a queen sized bed with twin bunks central heat and air the living area is open with full kitchen (stove/oven, microwave, dishwasher), utensils, cookware and coffee pot small tv with dvd only and small library charcoal grill and campfire pit large front porch with picnic table and outdoor seating

Our second time at the property and again we had the peaceful get away we needed. Sitting by the camp fire marveling at the night sky was perfect. Our dog enjoyed frolicking in the river as much as we enjoyed the fly fishing. Hope to continue to make this part of our Christmas getaway destinations.
The place is just awesome. get ready to just relax everyone was so kind if your going to junction tx that a must stay place. I can go on forever the view the river just amazing. I hope someday to return to do more kayaking
Everything there was amazing. Llano river swims were great. Barn cabin was very nice and clean. Very peaceful and secluded. Saw deer every day. Will be booking again.
We stayed at the barndominium for a hunting trip! It was very clean and had all the necessities. The views were amazing. The river was walking distance and beautiful! Hope to return! Highly recommend!
Barndominium is amazing! The landscape, wildlife, and night sky put on an amazing show. Interior is adorable with plenty of space & kitchen equipped for elaborate meals.

This place was awesome. Just as described! Plenty of space for 5 people and 2 big dogs. Gorgeous views, easy river access. Stars were amazing at night. Had a nice bird feeder and bird bath so we saw lots of birds, including a thirsty roadrunner. Would love to stay here again! Only wish was for a hummingbird feeder, next time will bring one!
Great place to set up the telescope and star watch.
Not our first time here. The place is still great and kept up well. Enjoyed the river mostly. Wife and I relaxed while the kids fished. They caught a largemouth bass, several guadalupe bass, several rio grande cichlids, and a longear. Everyone was happy!
We really enjoyed our stay. Loved being able to relax and having ample room to ourselves was exactly what we needed. There’s plenty of land to explore, and the access to the beautiful river is excellent. Perfect amount of quiet fishing spots and rapids for kids. The water was too cool for us in March, we would love to come back in warmer months to really take advantage of the river. The house was perfect for us, with everything we needed and plenty of space.
Thank you for such a wonderful place to bring our kids and dogs.

This property is one of the most beautiful spots on the Llano river. We brought our kayaks but the river was up so were unable to float this weekend but there were plenty of sights to keep up busy. Watching the deer, turkey and livestock, hiking, and rock hunting filled the day. Thank you to our hosts that always make sure the cabin is ready for guests. Will certainly return one day and I know it won't be soon enough for me.
Overall enjoyed our stay. Beautiful property. Would’ve liked it to be easier access to water, The large rocks made it challenging for older less agile person.
Nice cabins. Everything great except the barndominium had an odd smell at times. Might’ve been from garage not sure. Otherwise very clean and nice. Wish we would’ve had more time. It was relaxing.

There is a landing area that is good for swimming and boat/tube launching, but the rapids area is over rocky terrain which is difficult to traverse for some. We appreciate your stay.
