Beautiful 250 m² Property Offering Peace and Tranquility.

This villa is located in the highly sought-after Sémaphore neighborhood, a quiet residential area just a short walk from the old village and Sainte-Maxime town center. Ideally situated, it is easily accessible by foot or car and only 1.5 km from the beaches.

The property features several terraces around the 9m x 4.5m pool, with an outdoor shower, a solarium, and a fully equipped summer kitchen with a bar and plancha grill.

The beautifully landscaped 1500 m² garden offers sea views and stunning sunsets over the hills. South-facing, the villa boasts a spacious living and dining area opening onto a shaded pergola with panoramic views of the sea and hills. It includes 2 master suites and 6 air-conditioned bedrooms, 5 bathrooms, and 5 toilets. The house is fully equipped (including a Dolce Gusto machine and a classic drip coffee maker) and offers all modern comforts to accommodate up to 14 guests.

Sainte-Maxime, ideally located in the heart of the Gulf of Saint-Tropez, is one of the Côte d’Azur’s most popular destinations. The town offers a peaceful atmosphere perfect for seaside strolls and relaxing moments. With 11 kilometers of coastline, Sainte-Maxime features numerous beaches where swimming, sunbathing, and water sports can be enjoyed in a warm and family-friendly setting—perfect for couples, families, or groups of friends.

Practical Information:

• The villa is ideal for families or groups of friends aged 35 and over, looking for a peaceful and relaxing stay.
Rates vary depending on the number of guests. Please indicate the total number of people, including any visitors, when booking—without exceeding the maximum capacity.

• For your comfort, the pool is open from April to October. The pool is disinfected by salt electrolysis: a small amount of salt is converted into natural chlorine, ensuring soft, odorless, and comfortable water — gentle on the skin and eyes, with no salty taste.
If you'd like to enjoy a heated pool, this option is available for an additional €250/week. Please let us know at least 15 days before your arrival so we can prepare it for you!

Great villa with amazing views

We had a fantastic stay in this villa, lots of space for 11 adults, 1 child and 2 babies. Bedrooms very comfortable, good air conditioning, and lovely long table for meal times together on the terrace with amazing views. Pool nice with plenty of comfortable sun-loungers well equipped for everything we needed, we walked down to the town and back most days, the roads are quiet so could take the pushchairs as well.

Fantastic house and view

We stayed in this property and can strongly recommend it. The facilities are very good, including a large terrace, a nice pool and a garden. The house is very spacious, there was plenty of space both indoors and outdoors including table tennis and large TVs . Everything was in very good condition and the pictures do not do the incredible views justice! The view over the sea and hills is fantastic.

Fantastic week away

Everything about this accommodation was a 5 star. From the communication prior, check in process, the villa itself and location, we couldn't ask for more. Do bring your walking shoes, its at the top of a hill which offers beautiful views so it was well worth it. Plenty of restaurants, cafes etc. within walking distance and of course the beach too. The villa was spacious enough that with 10 of us staying there, we did not feel on top of each other. Would highly recommend anyone to stay here.

Lovely stay in a great house!

Just an absolutely fabulous house for our family vacation. Easy access and walking distance to the center, although up and down hillside. Good cooking facilities, great pool, nice rooms and bathrooms. Gorgeous views of both sea and hills and it was a pleasure to have dinner at the big table facing the sunset in the evenings. Do not miss out on this house! And Sainte Maxime and surroundings. Camilla & Claes from Sweden with family of twelve.

Fantastic villa in an excellent location

What a wonderful place to stay. There were 6 of us staying for a week and we each had our own bedroom and only a couple had to share a bathroom. The beds were really comfortable and the showers were excellent. The house was in a lovely location up the hill from Sainte-Maxime and had lovely views over the hills and the sea. It was an easy 15/20 minute walk down to the town and not a difficult walk back. The house was in immaculate condition, super clean and had everything we needed. The pool was lovely and was lined with loungers. There was a pétanque court, a table tennis table outside, two outdoor eating areas - one with an outdoor kitchen, and a lovely outdoor shower with hot water. If I had any quibbles it was that the driveway is steep and angled and was not easy to negotiate when there were two large cars. Eric and Lydia were super helpful in pointing out where things were and how things worked. This is the perfect place to stay and I would more than happily stay here again.

Fantastic villa with great views and walking distance to town and sea.

We were 6 adults, ranging in age from 22 to 60. We had a superb stay in this villa. All bedrooms are comfortable, clean and air conditioned. There are 2 outdoor patios where you can sit and eat; one with a view over the pool and the other giving amazing views over the valley and sea. Well stocked kitchen with all you could possible want. The villa is on a hill as is most of Saint Maxime residential areas but it’s perfectly walkable 15 minutes to the town and seaside and means you are in a quiet residential part of town. We constantly return to Sainte Maxime from the UK as it is very central and this is a villa I will happily return to. It has an area outside my husband cooked BBQ food on and an outdoor fridge, also outdoor shower. There are always shaded and sunny areas around the pool and loungers to sunbathe on. We used the table tennis table and Eric quickly responded to any questions we had like where are the table tennis bats. We used the villa as a base to walk to the port and get a boat over to St Tropez and Port Grimaud. We enjoyed a winery visit recommended by Eric. Also spent a day at a beach club. The parking area is on a slope but wasn’t a problem. Loved this villa and will return.

Perfekt!

Geräumige, saubere und gut ausgestattete Villa in idealer Lage. Sainte Maxime ist zu Fuss gut erreichbar mit allen Annehmlichkeiten. Der Pool ist der Hit und war sehr warm. Diverse Sitzgelegenheiten in und ums Haus, sodass man zusammensein kann, sich aber auch zurückziehen kann.. Danke Eric und Lydie!

Wunderbare Ferien in ganz tollem Haus

Die Villa ist sehr sauber, gepflegt und bestens ausgestattet. Für uns war alles absolut perfekt und es hat uns an nichts gefehlt. Das Haus liegt ruhig und doch zentral und es gibt wenig Verkehr. Auch an den sehr heißen Tagen findet man immer einen Schattenplatz und man kann alle Zimmer gut kühlen. Eric ist ein ganz toller Gastgeber, der sich ganz fantastisch gekümmert hat.

Wunderschöner Familienurlaub

Wir hatten eine wunderschöne Urlaubswoche mit der Familie im Haus von Eric. Check-In und Check-Out verliefen reibungslos und unkompliziert. Eric war auch sonst immer sehr gut erreichbar und hat schnell geantwortet. Die Unterkunft war auch im Winter ohne Pool ein Traum und für uns als Familie perfekt. Super Aufenthaltsraum und Küche mit allem was man braucht. Zudem hatten alle in ihren Schlafzimmern super Rückzugsmöglichkeiten. Das komplette Haus war sehr sauber und gehoben ausgestattet. Der Weg in die Innenstadt und zum Meer dauert kaum länger als 10min zu Fuß. Wir kommen auf jeden Fall wieder.

Het verblijf was Fantastisch!!!
