5-min drive to Ballarat CBD (30-min walk) or, if keeping it more local numerous cafe's & restuarants are within 15 minutes walk.
Sovereign Hill is 3-min drive & if bringing your dog, Pennyweight park across the road has an off leash dog area & playground.

THE HOME
Set back from the street & overlooking trees/parkland across the road, the porch has table & chairs for you to sit and relax and enjoy the sunny afternoons.

Step inside the hallway which leads to the living area with a wood fire and split system, providing comfort and atmosphere plus a large new Smart TV (you can sign into your own Netflix, Disney, YourTube, Stan etc.)

The open-plan floor plan leads to the kitchen & dining area where there are double glass doors to the backyard. A patio area and then a huge secure grassed area - perfect for kids or your pet to run around.

The three bedrooms all have new carpet and have all been freshly painted. The two front rooms have high-end comfortable queen beds with all bedding included. Wardrobes are also available for you to unpack in. Venetian blinds, ceiling fans & new panel heaters are also featured in each room.

The third bedroom consists of a single bed plus a bunk bed - so 3 x single beds in total. This bedroom also has a ceiling fan, block out blinds, heater and direct access to the central bathroom. All linen supplied.

Towels for each guest area also supplied.
Basic toiletries are also included (body wash, shampoo, conditioner, hairdryer, moisturiser)

The large newly renovated bathroom exudes luxury with a bath & walk in shower. There is also a second powder room to the rear of the home.

A large central kitchen overlooks both the living & dining areas and has ample storage. There is a dishwasher, airfryer, coffee machine (dolce gusto if you wish to bring coffee pods), 4-burner stove, oven and microwave.

We have supplied ample crockery, cutlery, glasses and wine glasses plus some cooking basics (salad bowls, cooking utensils etc.).

The dining room looking out over the patio/backyard has an extender dining table which seats 8 guests, ceiling fan, log fire and sheer curtains.

For those bringing their dog, we do allow pets. We can also supply a dog bed for inside.

We also have Portacot free of charge to use.

Ballarat is fast becoming an amazing place to explore. Our home is quiet and walking distance to many ammenities.

A great home for one or two families/couples or friends to comfortably enjoy.

Sturt Street & its surrounding streets have multiple new restuarants, wine bars, pubs and cafes and there are even laneways and hidden bars to explore.

One of our favourite places in town is Hot Temple in Armstrong Street. As a guest of ours we can arrange a free drink with each meal purchased should you decide to enjoy lunch or dinner there. Please let us know and we will arrange this for you.
