Summary:

Walk/bike within historic Springfield, downtown, San Marco, and Riverside from this beautifully restored home only a 5 min drive to TIAA Bank Field; perfect for large groups attending FL-GA, Daley Place concerts, and events downtown!



Restored in 2005, this house has many high-end features, a wide open downstairs, & a large master bedroom suite.



Take your breakfast in the backyard garden or meet your neighbors as you sit on the porch and take in all that this vibrant neighborhood has to offer.



The Space:

You'll love all that this home has to offer during your stay.



It is filled with high-end wood trim throughout, coffered and beadboard ceilings, as well as fully restored hardwood floors.



The downstairs is an open floor plan with a large living room, dining room, breakfast nook, and sun room leading out to the backyard deck and gardens.



You'll also love the spacious master bathroom suite including a large walk in double headed shower and dual vanities and his and her walk in closets - perfect for longer term guests.



Outside, enjoy the furnished front porch, backyard deck, pavers and gardens, along with the decorative wrought-iron fence in the front yard. Please note that outdoor spaces are shared with any tenants/guests in the carriage house located behind the main house.



For parties that are 15+ or for smaller groups looking to spread out more, I can also offer you the carriage house that is directly behind this house/on the same property.



This will also mean that you won’t potentially have to share the backyard with another group of guests if you’re looking for additional privacy.



Guest Access:

Guests will have access to the entire house with the exception of the laundry room. Access to the laundry room is available to longer term guests (>7 days) and for $15 per booked day for shorter term guests.

The Neighborhood:

Springfield is amazing! It is a diverse, vibrant, up and coming neighborhood located just north of Jacksonville's downtown.



You'll initially fall in love with the gorgeous late 19th/early 20th century houses and expansive parks but you'll want to stay for the amazing people. Join a First Friday party, Second Sunday celebration on Main St or in Klutho Park, or check out the monthly Main Street cruise, downtown's Art Walk, Porchfest, or one of the annual home tours.



Furthermore, check out some of the great new businesses that have opened on Main St!



Social Grounds Coffee, 1748 Bakehouse, Crispy’s Springfield Gallery, Strings Sports Brewery, Main & Six Brewery, Hyperion Brewery, Wafaa & Mike’s Mediterranean Café, Fred Cotten’s BBQ, and Uptown Kitchen are all fantastic local establishments that are a short walk from your home.



Getting Around:

Public transportation is minimal in Jacksonville in general. You are a few blocks north of the downtown bus terminal if you would like to use that.



There is also the Skyway if you would like to take a short trip around the urban core area.



Uber and Lyft both operate in Jacksonville so these are excellent resources if you don't feel like driving/don't have access to a car.



Other Things to Note:

We require every guest who books a listing with us ("the booker") to fill out a check-in form which includes reading and signing our rental agreement. As part of our check-in process we require all guests to provide us information about them / their stay with us. This includes uploading a valid, unexpired government issued identification card and a "selfie" (picture showing one's face typically taken using one's phone camera).



This process is similar to checking into a hotel and we hope you understand that this is necessary since we typically do not have staff on site to validate a guest's identity. If you aren't comfortable with this then we recommend you book a property with another host since completing the check-in form (which includes uploading a non-expired ID, selfie, and reading/signing our rental agreement) is required before we can send you check-in information.



Please contact us before booking if you would like to review our rental agreement.



We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.



Kindly refer to the following guidelines regarding fees for extra guests:

Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)

2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)

3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)

4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)

5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)



This house is pet friendly so if you are highly allergic to dogs or cats this home may not be a good fit for you. My cleaning service is very good but you may notice an occasional dog/cat hair here and there.



I do charge a pet fee of $30/night per pet that you bring with you. This reduces to $150/week per pet and $300/month per pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.



***If you neglect to inform me ahead of time that you are bringing a pet with you then I reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***



We have a washer and dryer available to longer term guests (staying with us > 1 week) for free. We generally do not give shorter term guests access to it but may allow access for a fee of $15 per day booked. Please send us the payment via a special offer and we will provide the code for access.



If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation. We rarely make an exception to policy but may elect to do so at our sole discretion.



Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . I may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.



The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed):



1 hr or less early arrival or late departure: $100

1-2 hr early arrival/late departure: $200

2-3 hr early arrival/late departure: $300

3+ hr early arrival/late departure: $100/hr or the cost of an additional night’s stay, whichever is more



These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.



We have a Nest thermostat in place on each floor of the house and do limit temperatures to the following ranges to reduce our environmental impact. It has an automatic schedule (which in the summer will adjust the temperature up and in the winter down during the day) but we are happy to modify this within the below range on request:



Summer - 70 to 85 degrees F

Winter - 60 to 75 degrees F



If this is outside of your comfort zone then this apartment may not be a good fit for you.



***Smoking is strictly forbidden anywhere on the property - the house, front porch, back deck, or front or back yard***



***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) We assess a $500 cleaning fee in addition to the regular cleaning fee***



There is a propane grill on the back deck with grill utensils and grill cleaner in the kitchen. I do not supply propane but you are welcome to pick up a tank and leave what you don’t use for a future guest. After using the grill please clean it with the supplied grill cleaner/steel brush in order to avoid additional cleaning fees.



For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.



Finally, guests are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.

Perfect size property in great location

We are a group of six friends that came into town for a show. The house was perfect for us. All of the rooms where a great size and the cleanliness was immaculate. 10/10 would stay here again.

Family trip to Jacksonville

This was our families first time in Jacksonville, we had a blast. The house was what we expected and we enjoyed our stay. The cleaning crew didn't show up as expected before our check-in, but the property manager was there cleaning when we arrived. Communication throughout the stay was great and immediate. We would stay here again.

Cute, quiet escape from the city!

Two couples (2 children) had plenty of space for a weekend trip! Parking was a breeze, as well as the check-in process! The front porch was where we spent most of our time when we were not out and about! A quiet neighborhood made for some nice relaxation time. Inside, the bedrooms and bathrooms were spacious, VERY comfortable mattresses; we slept like babies. Communicating with the Eric, the property manager, was easy and he was very accommodating. We would absolutely stay again!

It was beautiful, we enjoy it, I would love to do it again, everything was great, it just didn't have a smoking area. We had to drive around for little bit to smoke and then come back to the house, but everything that everything was fine.

Great location for a bowl game weekend

This house was a great location to get to TIAA Bank field and to access roads to get to the beach. Our kids were disappointed there were no TVs in the rooms, but that us parents very happy! They actually played cards with the jumbo UNO cards!! This is an up and coming neighborhood with all the quirkiness that comes with these areas. You need to be prepared to drive by beautiful old homes and the mission that is not far away. We never felt unsafe, and very much enjoyed this older home.

Property manager was very responsive which was a plus. The rooms are large. The bathrooms were very nice and roomy. The mattresses in the smaller rooms weren't the best but did the job. Would stay again

Quiet spot near downtown

We came for a football game and were pleasantly surprised to find reasonably priced accommodations so close to downtown. Lots of options for food and entertainment nearby; an overall enjoyable experience!

Wonderful Property!

The pictures did not do the property justice. The renovation and attention to detail of this historic property was an experience in itself. Lots of room, very comfortable beds, hugh kitchen, lots of sunlight, etc. Look forward to our next stay!
