Upstairs: living room/kitchen with lounge area (manually refilled pellet stove), two bedrooms (one with a double bed 140x190 cm / the other with a double bed 140x190 cm), and a shower room (shower and toilet). 3000 m² of natural grounds with a private area furnished with garden furniture. Shared unheated swimming pool. Bicycles can be stored in a locked room in the owners' garage. Near the market town of Le Châtelard, nestled in a peaceful residential area surrounded by meadows and forests, this contemporary house enjoys an ideal location, just 600 meters from shops and services open year-round. Its expansive natural grounds offer exceptional panoramic views of the mountains, inviting relaxation in every season. An electric vehicle charging station is available on site. The shared, unheated, semi-inground swimming pool (3.50 x 5.90 x 1.33 m) is open from mid-June to mid-September, weather permitting. In the heart of the Bauges Regional Natural Park, enjoy a prime location between Chambéry and Annecy. Skiing enthusiasts will appreciate the proximity of the Aillons-Margériaz 1400 alpine ski resort, 18 km away, as well as the Savoie Grand Revard Nordic ski area with 150 km of cross-country and skating trails spread across the villages of La Féclaz, Saint-François-de-Sales, and Le Revard. In summer, the Bauges mountains are ideal for hiking for all levels. Just 6 km away, the Lescheraines leisure center offers a lake with supervised swimming, while Lake Annecy, 25 km away, provides an exceptional setting for water sports and relaxation.
