Find peace and tranquility at The Potomac Paradise river house. Featuring 15 wooded aces, a firepit, and over 350 ft of riverbank along the upper branch of the Potomac River for fishing, swimming, and boating. Perfect for a family/friend getaway. The main cabin sleeps 4 guests and the bunk house offers sleeping for up to 6 additional guests. Tent campers and pets are welcome too! This cabin is also a perfect stopover on your trip along the C&O Canal as well, only 2 miles from the towpath!
*As part of our effort to help you relax and enjoy your stay, accidental damage protection is part of your booking. The cost of this protection has been included in your booking and covers you for accidental damages during your stay. Airbnb bookings will reflect this fee within the total booking price as there isn't a category line for the protection fee.

* Due to food and safety concerns, we do not provide amenities related to food including salt, pepper, sugar, and spices.

*THIS IS A SELF-CATERING PROPERTY. We only provide welcome amenities FIRST USE ONLY. You may provide your own supplies for the rest of your stay.

– HOUSEKEEPING:
There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by our check-in supervisor to ensure all cleaning and sanitizing protocols were applied.
We do supply comforters for this property however, towels and linens are not supplied. Please be sure to bring your own from your house.
Please be aware there is no street parking. This is a matter of public safety and Fire Code. Please Park in your driveway or at the extra parking spaces by the rec area of the community. Vehicles parked in the roadways may be towed and will be at the owner’s expense.

- $500 - Smoking inside and/or smoking debris left outside for cleanup.
- $100 - Each moved furniture.
-$200 - Trash issues.

- When is trash picked up?
Trash Collection happens on Thursdays after 6:00am.
*Trash policy- Guest(s) will bag and properly dispose of all their trash including recycling items.
All trash/recycling items must be bagged in appropriate (13-gallon bags or larger) trash bags and placed in proper outdoor locations prior to departure. The local trash company will not haul away loose left items, small bags, pet bags, or grocery bags.
Failure to properly bag (kitchen size bags or larger only) and/or remove all garbage/recyclables from the cabin will result in additional charges not less than $200.00 for bagging and additional haul off.
The trash bin is located at the end of the driveway. Trash bin must have lid shut and secured after each use to ensure animal damage/destruction doesn’t occur.

-What items can clog a toilet?
Our septic systems are fragile and items such as feminine products, paper towels, excess toilet paper, or anything else that does not belong in a toilet can cause a backup in the system. Do not put anything in the toilet except for normal use of toilet paper.

- Can I send mail to the property?
USPS does not provide service in the community. UPS and FedEx may be able to deliver to your home (be sure to provide accurate address information). Note, Mountainside Getaways is not responsible for lost or undelivered packages.

- What are the community quiet hours?
Quiet Hours are 11:00pm-8:00am.

- When will I receive my check in instructions? What is the check in process?
A confirmation email will be sent 1-5 days prior to arrival. A door code/lockbox code will be included along with detailed driving directions as GPS isn’t always reliable in our area. *Please note if the rental agreement and arrival information form are not submitted to our company, we will be unable to send the check in instructions until both forms are completed and returned to our company.

- How many cars can I park?
You can park up to 5 cars on the driveway. Please do not park in the grass or along roadways.

Plenty to do in and around Paw Paw
Paw Paw Tunnel: Just two miles away you’ll find the historic Paw Paw Tunnel National Historical Site, which was not only a marvel of engineering in its day, but is really cool to walk through (bring a flashlight and wear comfortable shoes—it’s dark and slippery). As part of the Paw Paw Tunnel Site, the National Park Service also maintains several hiking trails of varying degrees of length and difficulty. Water and comfortable shoes will be the key to your enjoyment of this site, which does not charge a fee.
Town of Paw Paw: Paw Paw is plenty historic—George Washington first mapped the region, the Paw Paw Tunnel is right across the river, and more than 20,000 Federal troops camped here during the Civil War as the historic marker in town will tell you. But with fewer than 500 permanent residents, the Paw Paw of today offers few amenities beyond a Dollar General and Liberty gas station where you can purchase basic food and supplies, including ice and beer. If you want to get away from big city life, this is the place.
For restaurants, shopping, major grocery stores and other signs of civilization, visit Berkeley Springs, West Virginia, which is a scenic 25-minute drive away. The town is also home to five spas, operated by the state of West Virginia , offering an array of health and beauty treatments.
Guests will have access to the full property- Potomac River front access, main cottage, bunk house, with 15 acres of privacy.
After booking- you will receive our rental agreement. It will be emailed directly to you from our internal platform, Hostfully. Once agreed upon and submitted back, you will receive your arrival instructions which will include directions and access to the cabin. Access will be self check in for your safety.
Please note-For the security of our guests and the safety of our home, we have 3 external Blink security cameras located a the main entrance and back porch, all pointing away from the home. They will be disarmed once a guest had checked in.

The Bunkhouse- Does not offer A/C or heating. Space heaters can be brought with you for portable heat in the winter months in the bunk house.

The bunk house beds have pillows and duvets. You will need to bring
bedding for the rest.
PLEASE NOTE: You MUST bring sheets and towels. We don't have washer and dryer
facilities and cannot provide linens beyond bedspreads and pillows.

A Potomac Paradise has a nice large yard with amazing views that are beautiful for late
sunrises and early sunsets. Access to the River is a short walk from the cabin through
the path you will find down past the fire pit. Please be aware that our portion of the
riverbank can be tricky to access due to a steep bank, but there are public inlets both in
town, and down the street from the cabin. Using the public access point in the
neighborhood, it is a lovely float back to our property.

Though phone service can be a little spotty on the property, there is steady wifi
provided.
Please note there is no TV. There is no a/c in the bunk house, we are in the mountains where the nights are
typically chilly well into June. All summer long, by the river, nestled in the trees the
nights cool down as well! During the day, breezes come straight off the river and ceiling
fans will keep you cool on even the hottest days of summer.
We operate on the honor system, although our team does come by after your stay to
properly clean and maintain the cabin, we do ask that you please take the trash out to
the receptacle and leave our little piece of paradise as you would hope to find it!
Please note that house trained, well-behaved pets are welcomed, but must be kept
under your control at all times and are not allowed on furniture. When outside they need
to be leashed per HOA rules.
The use of firearms, hunting and fireworks are strictly prohibited.

Overall propery was clean for the most part. Definitely saw some things that needed attention. Neighborhood is nice but home was located much further from the river than we thought. Definitely would not say the hone os waterfront. WiFi was out and was never fixed while we were there. Listing states steady Wi-Fi but there actually doesn't seem to be WiFi at all! Very disappointing. Dis report outage to property management company and they saod they contactes the owner bit nothing was ever done. Would not stay here again amd wish I had spent my money elsewhere

So much more than expected. Beautiful property with the river just around the corner! The property and cabins were amazing and fun!! I woukd definitely recommend this to any group of people for a great stay or getaway! We will be back!

Quaint and Quiet
The "Floating E" was a comfortable and cozy place to relax, read, and enjoy the landscape. The cabin itself is just like the pictures, dog friendly, and the porch was a delight. The view out the front window is really pretty. I wish the "river access" had specified that getting down to the water -- and especially getting back up -- included navigating a steep and slippery embankment with a rope. I had hoped to go to the river with my dog, but pulling myself up wasn't easy, the embankment was too slick and high for my dog to jump back up. We drove to a public river access area instead. The property was very clean, but it IS a rural area and there were mice droppings in the kitchen, despite the cleanliness. That may just be part of a summer in the woods. The Paw Paw tunnel was a nice place to walk over and see. Highly recommend the good people and good food at Cheryl's Snack Shack down on route 9.

Pretty bummed
Nice location and timely response from POCs is about all I can say for this house and our experience. Some issues were kind of out of the Property Managers/owners control some weren’t. Arrived Friday to a dish washer that had a sign on it saying “Dishwasher is broken”. You are responsible for washing and cleaning your own dishes at this location. So at that point we knew we were hand washing all our dishes. For the money we pay I would expect all appliances to work. The house was extremely hot when we arrived. One small AC unit in the living room area which did nothing to cool the bedrooms off. Fans were provided but most of them were usable but broken knobs. Still sweating all night long. No one got a good nights sleep the first night. We had to carry fans in from the bunk house to add more fans. It just wasn’t cutting it at all. We like the hot weather but this was not comfortable for sleeping. Mattress was comfy! The ceiling fans on the porch were not working so called the property management company and they told me to use the plug in fans. Well the outlets that WORK are on the other side of the seating area. I emailed the owner and she had them come out to fix the ceiling fans. We couldn’t adjust the fan speed because the cords that hang down were missing. Spent the next day in the water which is further away than advertised. Not a big deal unless you want to take chairs, coolers, floats, etc with you. Water was beautiful, clear, warm and exactly what was needed on such a hot day. Bathtub is falling through the floor. A bad stormed moved in around 6:30pm and we lost all power. So no AC, no fans, no sleep due to the heat, no cooking, no washing dishes, no lights, no water, no showers and no flushing the toilets. The water is run on electricity. The power was still out when we left at 730 AM the next day. So no morning coffee or breakfast on the porch. No morning bathroom routines. Got out of bed at 640 packed and left. Had to throw away most of our food because the frig is older and just didn’t maintain the cold very well. Would of been nice if they provided a generator like the neighbors knowing this house is in such a remote location and the water is run off of a pump. So not a very good experience over all. I really hate being negative Nancy but the next renter should be aware of the situation. The house wasn’t cheap but it also wasn’t the most expensive one we have stayed in. I know what is expected of a rental property
