Damage charges will be assessed against the deposit, insurance policy (if purchased), or as a payment request, depending on the platform booked. Fees will be assessed against the booking person who assumes responsibility for all guests during the reservation period. Fees are based on estimated management, call-out repair service costs, and overhead associated with restoring the house to the original condition of the home as received.

1. NO parties, events, or guests beyond the booking amount for any amount of time. Unauthorized parties or events or neighbor disturbances will result in cancellation of the booking without refund and, if required, removal by police. Maximum occupancy must be adhered to for safety and legal reasons.
a. $300 event fee per night when guests beyond capacity are invited over.
b. Guests beyond the included occupancy limit will be assessed a nightly fee per person based on the listing settings.
2. Neighbor noise complaints - $100 for the first complaint then booking cancellation.
3. Noise monitors are present on the premises. Quiet hours are from 10 pm on weekdays and 11 pm on weekends through 7 am. Close windows to prevent noise if there is music or loud voices. Maintain reasonable volume after hours inside and outside. Respect the neighbors, both neighboring townhome occupants and adjacent parcels! Sound does transmit through walls to the neighboring townhomes. Neighbors will contact me directly about nuisances or other issues. The soundbar volume should generally be at half volume maximum, and the subwoofer at half volume down for safe volume.
4. Smoking monitors are present on the premises. No smoking any substance and no Vaping or e-cig indoors or near open entry - $300 ozone cleaning fee.
5. Cigarette butt cleanup on premises (porches, decks yard) - $50
6. NO Glitter, Confetti; party material clean up - $100
7. Paint or Drywall Damage (marks larger than 2 inches, or any gouge size) - $100 per damaged wall or cost
8. Bodily Fluid Clean Up - $100 per incident
9. Smells that do not diffuse within 3hr cleaning window - $100
10. Staining/Ripping of Comforter - $100 (stains that do not come out in wash cycle)
11. Staining/Ripping of Bed Sheets - $100
12. Staining/Missing Pillow - $50
13. Stained/Missing Bath Towels - $50 (do not bleach darks)
14. Stained Couch - $100 (fabric cleaner is under sink - guest should remove visible stains caused immediately)
15. Stained carpets - $75
16. Missing Remote control for fans, lights, fireplace, soundbar, or TV - $50 fee
17. Any Missing Kitchen Item - $25 Each
18. Scarred/Scratched Floors/Area rugs/Carpet - $100 min. up to replacement value

20. Plumbing Resulting from Anything Other Than Soap/Water Down Sink Drain - $100
21. Trash left anywhere on premises, roof deck, or yards not placed in proper trash cans at parking area - $100
22. Missing gaming supplies and amenities - Replacement cost plus $25 fee.
23. Fire extinguisher discharge for no reason - $100 + cleaning costs
24. Rearranged furniture - $50 per room
25. Additional cleaning fee - Per invoiced amount beyond standard cleaning fee purchased (where not identified here).
26. Late Check Out - $100 for Every Hour Past Check Out time. Same day check-ins will not allow late check-out. The cleaning crew will arrive at checkout and begin cleaning work unless otherwise agreed with host.
27. Any other damage, including furniture or game tables outdoors, is assessed at replacement value + $50 handling fee
28. One off-street parking space allocated matching the assigned unit letter. Do not park in other spaces as they are assigned to other tenants.
29. No candles or fire on premises.
30. Unapproved pet - $100 deep cleaning. Unapproved pet remains: $50 per incident.
31. $100 insurance claim handling fee anytime a claim is required to cover damages.


Roof Deck Rules:
1. Minors (<18 yrs old) must have adult supervision at all times due to fall hazard and gas fire pit.
2. Quiet hours must be observed between 10pm-7am every day (11pm on weekends). Respect the neighbors and adjoining townhomes! Keep TV and talking to respectable level.
3. Use of fire pit or grill by adults only.
4. FALL HAZARD! Do not stand, sit, lean on, or climb over any edge, ledge, or railing. This deck is 4 stories tall.
5. Intoxicated persons or those not in sound mind should not be present on the deck.
6. No fire except from the fire pit and/or grill.
7. No throwing any object from the roof.
8. Secure TV cover when not in use, return remote to inside.
9. Secure fire pit cover (after cool down to touch) when finished using. Otherwise fold cover and store inside to prevent wind blowing away.
10. Leave cushions secured on their seating velcro. If it becomes loose please do me a favor and tie it down or report any non-sticking velcro issues. Secure the cushion inside or a safe location before leaving.
11. Leave hose disconnected and spigot OFF.
12. Remove trash immediately to interior receptacle can at the wet bar.
13. Do not allow trash or other items to fall into the deck cracks. The drainage system is underground and debris may cause backups.
14. Note: High winds are often present at this altitude and location! Secure all cushions and items especially when not in use.
Natural Gas warning! Do not leave any natural gas pipe shutoff valve open (grill) or the fire pit valve ON without a flame. The gas shutoff valve for the fire pit is underneath a removable piece of deck wood at the front-center of the deck below the metal railing and under the deck seat. The gas shutoff for the grill is near the hose spigot by the door. If you smell natural gas (rotten egg smell) call Piedmont Emergency Nashville line and inform the host after exiting the premises.

Great Place Close to Broadway

The property was beautiful and a very short drive to just about anything in Nashville. The amount of bedrooms and bathrooms is hard to find near downtown. I would definitely stay here again!

Working out the kinks!

This property is beautiful and new! We were the first guests to stay here, according to the property owner. I think the host is still working out some of the kinks, as we didn't receive checkin or checkout emails, and he messaged frequently throughout the booking and stay at the property. Though we were respectful of the property rules, New Year's Eve with 12 people quickly becomes lively. Because the host lives in the unit directly attached, he was sending messages regarding our noise and group throughout the evening. We tried our best to stay quiet - so note that if you'd like to stay here. The expectation is that you will remain quiet, not host parties, and the host will be monitoring this closely. It was a friction-filled booking and communication process - and I assume this will improve as standardized emails for checkin and checkout are drafted and sent to guests. We had to ask for the wifi while the host was working onsite on electrical, for instance. The host was still working on/setting up the unit well into our first booked evening (checkin allowed at 4 PM, host still setting up electrical and other items until around 8:30/9 PM). Additionally, in booking, the host intended to set the booking up with a 3-night minimum. This had not been set up prior to our booking for one night, and it was a back and forth about adding another night to accommodate a rule that we were entirely unaware of. Note that the location is excellent - less than 10 minutes to downtown by car, in walking distance of many fun East Nashville bars and restaurants, and the rooftop has an incredible view of the Nashville skyline. The beds are comfortable, the rooms are spacious, and numerous bathrooms make a 12-person stay very easy. I recommend booking this only if you're a very quiet group looking for relaxation. The host and his mother are kind, and they are looking for especially quiet guests.

The house was a short Uber ride to downtown. Loved the upscale style of the house with all the bathrooms and bedrooms that accommodated our big family. Our host Leland was awesome.
