Bring the whole family to this great place with lots of room for fun. Want to have an event, class or retreat or group getaway? We have space! Over 4500 sq ft with plenty of beds, baths and parking. Great for events (with approval) and large groups. 2nd floor has 5 bedrooms, 5 bathrooms and 10 beds. 1st floor has 4 bedrooms and 10 beds, 2 baths. 2 fully stocked kitchen and lots of living space. We have tons of games big and small Lots of games (skeeball, popashot, pacman, putting green, air hockey, pool, etc), 4 kayaks, 2 paddle boards and more. 2 Large decks one of which is covered, 2 kitchens, 2 living rooms (large sectional couches), and outdoor and indoor dining for up to 30. Firepit, grill(s) and more. Half mile from Beaver Creek Marina (about 2 minutes). Beaver Creek has boat rentals. If you aren't renting a boat ask about our favorite easily access swim spot nearby. We are family and kid friendly. Pack and plays, high chairs, monitors, etc available upon request. Fiber internet/wifi. 4 tv's and a a large projector screen. Brand new central heat and air. 1st floor does not have any steps and low or no thresholds. Please read all info carefully. Must be comfortable with stairs for the 2nd floors and side unit. House Guidelines must be reviewed and signed as well.

EST. We are happy to accommodate early check in if possible. Please just ask. Late checkouts are permitted with approval from our cleaners in advance. Initial _____ 2. This is a NON SMOKING / NON VAPING home. We ask that you do not smoke inside or on the decks of the home. Smoking through window constitutes smoking inside the home. There will be a $500 charge minimum if evidence of smoking is found in our home. If additional remediation is required that will be charged to you. Please do not burn incense, candles or other items inside the home either. Initial ______ 3. PETS - Dogs (no other animals) are permitted for a $100 non-refundable fee assessed at booking on AirBNB, VRBO or direct. Dogs are not permitted on the furniture or beds. Please pick up the dog waste prior to departure. $100 fee if waste is not removed. Please kennel dogs if left alone in the house and ensure the temperature is safe for them. CANCELLATIONS – Cancellation will follow the rental site policy. If booked directly with owners, 50% is refundable up to two weeks prior to arrival. Initial ______ 7. NO PARTIES ARE ALLOWED IN THE RENTAL. This includes any use of the rental that causes it to be occupied by more than listed renters or preapproved guests. Have fun, but please be respectful of our neighbors. Use of the premises in such a fashion that disturbs neighbors shall be deemed grounds for eviction. NO DAILY MAID SERVICE – While an initial supply of linens and bath towels are included in the home rental, daily maid service is not included in the rental rate. Initial ______ 9. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense, including a booking made on behalf of someone else, will be subject to forfeiture of rental money, and the party will not be permitted to check in. 10. WRITTEN EXCEPTIONS – Any exceptions to the above-mentioned policies must be approved in writing in advance. Initial ______ 11. PARKING – Vehicles are to be parked on the property. Parking on the road is not permitted. We have plenty of boat and vehicle parking. You understand parking may be shared. Initial _______ 12. STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. We do not refund due to weather or road conditions. To protect against cancellations caused by unforeseeable events such as illness or bad weather, we recommend that guests purchase trip cancellation insurance from a private carrier. Initial ______ 13. LIABILITY - The home is privately owned; we are not responsible for any accidents, injuries or illness that occurs while on the premises. We are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the premises and acknowledges that he/she has been advised to arrange adequate personal insurance cover for all members of party to cover all travel, personal risks/injuries and liabilities, and any cancellation. Initial ________ 14. EXTERIOR CAMERAS - We do have outdoor security cameras on the property to verify guests and pets in our home and for basic security. They cover the exterior of the property and porches / decks. We will not monitor them except in verifying occupancy and resolving issues.
