This property has a large hot-tub on the patio area of a private fenced-in backyard! There is also a lot of parking options; garage, driveway & RV pad in a quiet neighborhood. There is central AC in the home for when it gets little steamy outside.

The listing will provide a whole NEW and FRESH perspective for you and your guests of what the Airbnb experience should be like.

Guests will be able to access the property through the front door using the smart lock. Please keep all other external doors locked after use.

We will be available to communicate with you about questions you may have about the house/stay, any additional accommodations you may have and ultimately any emergencies that may come up during your stay.

The home is located in the Arrowhead Estates neighborhood, which is a quiet residential area on the outskirts of Pagosa Springs. This neighborhood is known for its large lots and spacious homes, many of which have stunning mountain views.

Although Arrowhead Estates is a secluded and peaceful neighborhood, it is still conveniently located near Pagosa Springs' amenities. The town's shops, restaurants, and grocery stores are just a short drive away, making it easy for residents to access everything they need.

Overall, Arrowhead Estates is an ideal neighborhood for those seeking a peaceful retreat in the midst of nature, without sacrificing convenience or comfort.

This house has a driveway, an RV pad and a garage for you to park your vehicles.

-We kindly request to refrain from sending mail/delivery of any items to the house address. This request is to prevent any inconvenience from both parties, as we've encountered issues with mail delivery before and we want to make sure that your valuables will get to you safely in due time.

-Fishing permit required and available at Pagosa Lakes Recreation Center for purchase. Please note, that as a mountain town, the community uses satellite internet. As a result this can lead to drops in signal from time to time. *Disclaimer - Children must be supervised at all times if they plan to be in the hot tub. It is the responsibility of the parents to ensure the safety of the children in and around the hot tub.

1. General Conduct

- Respect the Neighbors: Please keep noise to a minimum, especially between 10 PM and 9 AM. We have a noise monitoring device that measures noise levels without recording conversations.

- No Parties or Events: Parties or large gatherings are not allowed without prior written approval.

- Guest Limit: Only the number of guests stated in your reservation is allowed to stay overnight at the property.

- Remove Shoes Indoors: Please remove your shoes inside the property to maintain cleanliness.

2. Property Care

- No Smoking Indoors: Smoking is strictly prohibited inside the property. Smoking is permitted outdoors at least 20 feet from the cabin. A fine of $300 will be applied if the guest is found in violation of this policy.

Pet Policy:

- No Cats Allowed: Please note that we do not cater cats in the property.

- No Unattended Pets: Do not leave dogs unattended in the cabin. Guests who leave pets unattended will be fined $300.

- Leash Requirement: Dogs must be leashed at all times to avoid disturbing neighbors and wildlife. Complaints may lead to eviction and forfeiture of remaining nights.

- Cleanliness: Please leave the property in the same condition as you found it. Dispose of trash in the designated bins.

- Report Issues: Immediately report any damages or issues to the host.

We can also accommodate early check-ins whenever the property is ready and no issues are present. We update our guests on any possibility of an earlier check-in!

Annual Family Adventure

This home was perfect for our family. It had everything we needed. It was inviting, clean and cozy …just like home. It is exactly as described and the host was prompt in responding when we had questions. Close to WalMart and City Market. We had a wonderful time skiing at Wolf Creek and enjoyed the hot springs. Great place to stay!

Great Winter Retreat

Our family of 5 thoroughly enjoyed this home. We skied and snowboarded at Wolf Creek 2 days and relaxed for two days. The home was spacious and comfortable and has an amazing kitchen with all you need. Absolutely no complaints. The 8 person hot tub was definitely a great plus. Pictures don't do it justice. We enjoyed the hot tub so much we almost didn't go to the hot springs. Location is close to several convenient shopping options and reasonably close to downtown Pagosa Springs. Would definitely recommend this home!

This cozy home was exactly what we were looking for on our moms break away. All of the extra touches made it perfect. The property manager was great and responsive and the location was far enough out to get the peace we were needing. I would stay here again!

Beautiful home

The property was exactly as described with plenty of room for our family of four to relax on the couch with a movie. I wish we’d had time to use the giant hot tub but that means we will need to come stay again! Would highly recommend!
