Cancellation/Hurricanes: If you cancel your reservation for any reason you are entitled to a refund of your payments to us, less a cancellation fee of $250.00, provided that (1) for any rental including days from the “GA/FL week", "Thanksgiving", "Christmas", or "July 4th" time frames, you cancel 180 days in advance of your check-in date, There are no refunds for cancellations made outside of these time frames. If you think trip cancellation is a possibility for any reason, we strongly recommend purchasing "Trip Cancellation Insurance", which is available through most travel agents, insurance agents, or sites on the Internet. There are no refunds due to weather conditions, including hurricane evacuations, because Trip Cancellation Insurance is now available and very affordable. Every single place we have traveled to within the last seventeen years has required prepayment in full, 90 days in advance, with no cancellation possible, even for hurricanes and cyclones. We tell people quite honestly that we want you to feel like you are using the well-appointed home of an absent friend... Having been doing this for so long, we know that the best way to make sure that the houses are a good fit for the guest AND that the guest feels comfortable with us and the rental process, we have ALWAYS talked to a first-time guest on the phone…. LOCATION, LOCATION, LOCATION: Located directly in the village, you can walk to everything -- the pier, restaurants, shops, etc -- including the new ocean-front public water pool and water park (see photo #2 for birds eye view of location).

THE HOUSE: So, just what kind of a house is it? Well, this is the e-mail I received from the guest from April of 2015: "I am so excited that I can hardly stand it. I have traveled all over the world. To exotic places. And never ever have I been as pleased or felt more excited than I did today pulling into your lovely beach cottage. You have poured your heart and soul into this place and it shows. Perfect everything.“ "The house was absolutely wonderful - all of us loved it and hated to leave! From the porches to the wall decorations (you could be there years before examining them all!) to the well-appointed kitchen and the fenced in yard, it was perfect."

HISTORICAL: Beachview House was built in 1892 on Cumberland Island as three cottages. In 1923, it was floated down the Atlantic and reassembled in its present location as one cottage -- back then it was called the Gramling Cottage after the family that owned it the 1920's. By the time it was started to be restored, it was so overgrown, that many folks didn't even know there was a cottage on the property. It is blessed with a fabulous location - less than a block to the water and yet being INCREDIBLY close to town, in the middle of everything - The house retains much of its historic charm - original hardwood flooring - great beadboard walls - even the original claw foot tub! It is furnished with many comfortable antiques and high quality upholstery - but it is designed to be a place to put your feet up and relax to the pace of life that is St. Simons Island.
Remember it is a historic house so the kitchen is modern with dishwasher, fridge with ice in the door, but the stove/oven is not full size due to the historic nature of house

We celebrated our 35th anniversary with 2 other couples. The home is well provisioned, has great linens, dishes and nice glassware and the best water pressure I have ever had. Exceptional parking and one block walk to the village with so many choices of great restaurants. A very short drive to several beach accesses( or walk if you’re a little younger). Carol is great at getting back quickly if you have any questions. We spent many hours on the front porch watching people walking by. What a cute town. We will be back!

Perfect location!

The Beachview House is a great property for St. Simons Island. The house is located in the village and within walking distance for anything you need. My kids liked that is was located across the street from the park. The house is charming with all the antiques and furnishings that you would need in a house. We felt like we were staying in a family members home. I would recommend this house to anyone visiting St. Simons Island.

Perfect Island Getaway

Location, location, location!!! I loved that my family was able to walk to the lighthouse, pier, pool, beach, storefronts, & restaurants! St. Simons is the perfect beach getaway & this eclectic house made us feel just like we were home away from home. The beds were super comfy, the screened in porch was a great spot for late night conversations, & it was nice to have 4 bathrooms! There were many unexpected amenities; beach chairs, beach toys, doggie water & food bowls, books, magazines, & plenty of unique decorations. The owners of this home have obviously gone out of their way to ensure that their guests are well taken care of during their stay, leaving no wants/needs unattended to. We loved St. Simons & if we are ever so lucky to return we will definitely be staying in this home again!

The perfect vacation home!!

My family and I had the most wonderful vacation at the Beachview Cottage! Carol is an excellent host and is always quick to respond to questions. The house is so charming and welcoming. We felt right at home from the start. The house is well stocked with anything you might need while you’re on vacation. We really appreciated the beach chairs since we left ours at home! We had three young children with us and they loved playing in the screened in porch. (They called it the Kids’ Clubhouse!) All of us enjoyed people watching from the porch. The location of this house is incredible!! We walked to the restaurants, the shops, the pier, the lighthouse, the water park and playground, and on and on!! Our family loved this house so much that we are already planning next year’s visit.

We were able to walk to town, to the beach, to restaurants, to the pier. We loved being able to do that. It was equipped with everything that we needed and great instructions were posted about activities and restaurants. However, the sleeping arrangements for our group left a lot to be desired. We didn't have a convenient location for the rollaway bed. The rooms were very small and with some teenagers, we didn't have a sitting area since they were watching TV. We sat outside on the front porch and enjoyed it except during the heat of the day. Six people is an ideal amount for sleeping. We were happy that we were able to bring our dog to the beach--she loved romping in the waves!

Cute, cozy, historic, equipped, killer location

We loved the Beachview House. The layout provides privacy with everyone having their own bathroom, yet many communal spaces that invite connection (screened porch, front porch, upper porch, dining area). Hosts have thought of almost anything you would need. Host is very friendly and responsive. On day 1 we thought ice maker wasn't working, and host responded immediately and had a new one dropped off in less than 24 hours! Location is amazing for walking, golf carting, and TONS of reserved parking. We never had to worry about having our own spaces. Area is SUPER SAFE and cute - felt safe 24/7 walking home from bar at night and walking the dog at 6AM. Speaking of dogs, let's talk about dog friendly - it doesn't get better than the Beachview House; secure fencing, generous yard, screened in porch, puppy sheets if needed. The locals are SO VERY NICE and accommodating. We had a wonderful time. Thanks Carol!

Lovely property in the center of the action

The property is perfect for 2-6 people and two dogs, with comfortable beds, a nice living room, small workable kitchen and a fenced-in yard. It is well-equipped with thoughtful touches throughout. The house is older, but fixtures/appliances work as they should. Communication and check-in were excellent. The location worked for us, with an asterisk. The property is near the center of the village and the ocean. Every day we walked a block to the beach with our dogs, which are allowed there outside of 10 a.m.-6 p.m. Once you reach the beach, you can walk in bare feet for miles. Also within walking distance were a couple dozen restaurants and beach shops. Meals at the restaurants we tried were good but not great and priced similar to Atlanta. More restaurants/shops were a 5-minute drive away. The asterisk is the flip side of all that convenience. The property is near a visitor's center, the beach and tons of restaurants/shops, which means there's a constant flow of people/vehicles around the house. Some vehicles had loud music/exhaust systems. This wasn't an issue during the day since the house muffles noise fairly well, and most weeknights things settled down by 8 p.m. However, on Friday/Saturday nights, the area gets rowdy and doesn’t quiet down until midnight. You could find more modern homes on quiet residential streets on the island, but then you’ll give up the convenience of being able to walk to everything. We were happy with our choice.

Fell In Love!!!

We are a family of 5 including two teenagers and our dog Tony. We scooted off to St. Simons for 4 nights for a last minute end-of-summer break. First, Carol and I spoke during booking and she is a wonderful homeowner that loves this home and will verify that you aren't planning to throw parties in this special house! The home was perfect for us. My kids each had their own room and bathroom and my hubby and I had a king sized bed. Checked off the boxes on sleeping accommodations! Tony loved this house. The yard is completely fenced in and there are a lot of people that walk by each day for him to watch from the screened in porch. She has literally thought of everything you'll need for your pup. We were there during an August heat wave but I LOVED sitting on the screened porch each morning with Tony while the others slept. So comfy and peaceful. The house is located so close to the beach, the pier, and the restaurants/shops. We walked everywhere. Only got to use the community pool for an hour before a storm popped up but it was super clean and not crowded. And right across the street. As far as things that could have been better- nothing major. I will just say that the house was very comfortable for the 4 of us (and Tony) but seems like it would be tight for more than that. And the oven is what you would expect in an old house- small. We didn't cook anything more than breakfast but I made note of it in case we come back over a holiday. But Carol had lots of pans/pots/bowls/towels etc. Everything you could need. I cannot wait to come back to this house. We are already planning it.

This is a wonderful house located right in the heart of everything. There are plenty of restaurants , shops and bars all within a short walk. The communication with carol was great. There’s everything you would need to have a great beach vacation so go and have a blast.

Fantastic home rental

This house is centrally located in the historic area close to everything! The front porch is open and the other side of the front porch is screened in. Each bedroom 3 and living room which has a bed to sleep on-all have their own bathrooms! Fully furnished and had basic supplies for your vacation. Only needed to buy extra toilet paper, paper towels, laundry detergent and of course you need to bring your own shampoo. Full washer and dryer. Kitchen fully equipped and lots of bath towels. Dog friendly with a good secure fence. Shopping areas, restaurants, beautiful huge pier that’s lit up at night , lighthouse and beach and lit park where everyone is walking around is right across the street!!! Large private parking areas on the side of the house. This island is so beautiful with so much history and the beds were comfortable with a large TVs in each room. Free WiFi. Very secure area. So much to see and do. We didn’t have any issues at all. We hope to come back again!!! The front porch is so awesome. Local bands playing at the park or at the nearby restaurant on the weekend. Great place to be in St. Simons

During the Pandemic, my family tried to find a safe place to spend the week after Christmas until New Years. We were five altogether - my husband, our two children (ages 18 and 20), my Mom, and our 14 year old dog. This house was perfect in so many ways. First, we could bring our aging dog; we didn’t think she would still be around at this point so we were overjoyed to watch her walk in the ocean water and hang out on the beach. She especially loved sitting in front of the fireplace after an eventful day. We knew that we wanted to cook most of our meals to stay safe against COVID. The kitchen was more than furnished with everything we needed. For Taco Tuesday, we even had cactus-shaped glasses for our margaritas! There were so many dishes and appliances that we found something for our every need. Yes, the stove is small, but it works just fine and we cooked all of our meals on it. On our last night we ordered take out from Barbara Jeans restaurant one block away; we highly recommend the crab cakes! We loved having our own rooms and bathrooms. Our youngest daughter slept on the sofa bed and said it was comfortable. There were plenty of towels (even dog towels), pillows, blankets, and spaces to be. One of my favorites was the chair near the front door in the morning where I read my book and sipped my tea. The front porch was also a favorite spot for all of us and our dog loved watching people go by; the fenced yard was wonderful too. Favorite parts of our vacation: renting bikes and going all over the island and beach (Ocean Motion will let you take the bikes on the beach if you don’t get them in the water), finding the island spirits carved in trees around the island (go to the Visitor’s center next door to get a map), biking to the Avenue of Oaks, playing tennis or pickleball right down the street, going to the beach (4 chairs provided and lots of beach toys), going to the Lighthouse museum and climbing to the top of the Lighthouse (also right down the street), playing games on the dining room table, getting ice cream at Moo Cow (1 block away - on the way to the pickleball courts), watching the sunset from the Pier, and at night we loved watching movies from the extensive VHS (yes!) collection. We watched some classic movies our girls hadn’t seen; good laughs! Carol was very attentive to our questions and I’m sure would have helped us with any problems; we didn’t have any.

St Simon Thanksgiving Vacation

This house is amazing!! I have never been more at home and more relaxed in a house when on vacation. This house has everything you could possibly need or want. Super Clean!! Big Plus!! Has its own private parking spots- super convenient. Close to everything- we parked our car and walked everywhere the entire week. Enjoyed front porch and people watching. I cannot tell you enough how special this house really is. I have already claimed it for July 4th 2106. Thanks to the owners who are extremely wonderful people to work with. I give this beautiful place a 10+ rating.

Quaint Victorian Cottage

A wonderful Victorian Cottage located in the hub of the Village. We could walk to the shops local attractions and restaurants. The Cottage was nicely furnished in Period Furniture, Great Front Porch, comfy Feather beds, lots of towels and a loaded Kitchen . The Island is Beautiful with Huge trees covered with moss and Vines, I was waiting for Tarzan to swing out of the trees. Lots to do and see. We stayed a week, Yes we would go again.

Our home away from home!

Beachview is our go to place. It has it all: ideal location, right in the heart of St. Simon's Village, walking distance to beach, pier, park, library, shops, and restaurants; pet friendly, fenced yard, most well-equipped and best maintained rental we have ever used. We have been visiting St. Simon's for a number of years and we plan our trips around the availability of the house because if we can't stay at Beachview House, it's not any fun going. It is a great location for our family members to meet us. Plenty of bedrooms and bathrooms for all. One of our favorite times to go is Christmas week. A beach-themed Christmas tree is put up making the house feel like a home. The owners treat you like family. They are very accommodating, going all out to make our stay stress-free. The house has so many homey touches like books, games, and videos. Information guides all about sightseeing, restaurants ( with actual menus), house and island histories are provided. High speed, wireless internet connection is included for we "geeks" that can't quite go without access to some technology. We love the way our dogs are provided for as well. They have their own sheets, beach towels, and food and water bowls. Needless to say, we love St. Simon's and especially the Beachview. We recommend you try it and we guarantee you will keep coming back!

a vacation gem!

We spent a wonderful week at this beach house. Our family enjoyed all of its cozy features. We sat on the front porch and felt the breeze from the water and played games in the family room. The location was ideal. Close to restaurants, the pier and beautiful beaches. The well-equipped kitchen made cooking a breeze. We have many fond memories from our stay and would love to go back. Perfect Location

Our visit to this cottage was wonderful. Very clean throughout! Kitchen was stocked with EVERYTHING you could possibly need........the bedrooms were very nice and comfortable...for the ladies! We are all under 5'5......however our husbands who are 6'4, 6'1 and 6'0 could have been more comfortable in a bigger bed. The beds were very comfortable however. Over all it was a wonderful...we could walk to everything. The location is perfect. Loved the front porch where we would sit with a glass of wine in the evening. We had our two yorkies and a small lab....the also loved the fenced in area. Would recommend this to anyone with pets, small children ....

True Southern Hospitality

Location, location, location!! This is a classic Southern beach house, big and beautiful, clean and comfortable. Not fussy, so you can relax without worrying but so cozy and charming. Bedrooms are each with their own bathroom and TV if you like. Each room is decorated with a different personality, and all so pretty. Linens are beautiful and even feather bed toppers so you will sleep like an angel...such comfortable pillows, yesssss, I said comfortable pillows!! There is even an original claw footed tub in the prettiest mint green bathroom. Every need is thought of and it's all very easy to navigate as Carol has labeled everything so that you can easily find what you need. Special soaps and lotions even a dental kit just in case you forgot yours; spa robes provided. The front porch is a classic Southern porch with loungers, rockers and ceiling fans to keep the no-see-'ems away and one side is screened so you can eat your lunch or dinner out there if you like. It is all in good repair and is exactly like the pictures that you see here, (no unhappy surprises), you can book with confidence. If you should need anything Carol is easily reached, but I found that once I settled in, it was all layed out so beautifully that it was like my own home, verrry easy place to be. I loved this place and so did my dogs who became superstars in the village. Walking along the shore every morning and evening and being a part of everything that makes St.Simons the crown jewel of the Golden Isles. Absolutely hated to leave, but we will definately be back and recommend Beachview House to everyone I know.

Quaint cottage in an AWESOME location

I rented the Beachview House for the month of February 2015. I had never been to St. Simons Island and wanted a break from Minnesota's brutal winter. The island and the cottage turned out to be perfect for us. The cottage is located just one block from the beach, pier and village main street. It's right across the street from the visitor center and a small park. We brought our golden retriever, and he was in seventh heaven sitting at the top of the cottage's steps watching the comings and goings. We loved daily long walks on the spectacular beaches, especially East Beach. Since we were there in the winter, we could take our golden retriever along on these walks. There were lots of great restaurants within walking distance, including our favorite, the Half Shell, which is only 1/2 block away. The cottage was the perfect nest for us. It was cozy and comfy. We had some cool weather while there and loved being able to turn on the electric fireplace in the living room. The TV had cable and Netflix. There was a DVD player with tons of DVDs to choose from. The kitchen was stocked with everything you could possibly want including a food processor! The owner was terrific. If I had a question, I got an immediate response. We had guests throughout the month, and they all raved about the great job I had done finding this rental.
