SLEEPING ARRANGEMENT:

- Bedroom 1: 1 king-size bed (sleeps 2)

- Bedroom 2: 1 king-size bed (sleeps 2)

- Bedroom 3: 1 king-size bed (sleeps 2)

- Bedroom 4: 1 queen-size bed + 1 bunk bed with full bottom and single top (sleeps 4)

- Bedroom 5 / half bedroom: small third-floor loft-style bedroom by the stairs with small bunk beds, best suited for kids

- Game room: futon available for flexible sleeping space



IMPORTANT SLEEPING + CLIMATE NOTES:

- The third-floor half bedroom is an open loft-style space near the stairs, not a standard enclosed bedroom.

- The bunk beds in the third-floor half bedroom are small and best suited for children.

- The A/C on the third floor may not cool as strongly as the rest of the home during hot weather.

- The game room is fully air-conditioned and includes a futon.

PLEASE NOTE:



Before you arrive:

- REQUIRED FOR ALL GUESTS: Complete the check-in form we send you. Your door code and access instructions will be sent only after the form is submitted.

- The form covers ID verification, a criminal background check, a valid credit or debit card for incidentals, and early check-in requests.

- Reservations cannot be completed if the background check returns disqualifying criminal records. If this affects your booking, you'll be notified promptly upon completion of your check-in form.

- Age requirement: guests must be 22+ to book and check in, or 25+ if booking locally (within 50 miles of the home).

- Payments for optional services not related to the cost of the home will be collected via major credit or debit card by the company providing the service.

- This home requires a refundable security deposit of $500.



Sleeping setup

- The third-floor half bedroom is a small loft-style space by the stairs and is not a standard enclosed bedroom.

- The third-floor bunk beds are small and best suited for children.

- The third floor may be warmer than the rest of the home during hot weather.

- The game room is fully air-conditioned and includes a futon.

- Dryer is not available for guest use.



Parking

- Free on-site parking for up to 6 vehicles. No street parking.



Pool

- The private outdoor pool is seasonal and closed from end of September through Memorial Day.



Mountain road and weather

- The home is located on a mountain road. Weather conditions can affect drivability - please drive carefully and plan accordingly, especially in winter.



Quiet hours

- Quiet hours are 10pm-8am. Please be respectful of neighbors.



Housekeeping

- No mid-stay cleanings are included. Additional cleanings can be scheduled on request for a fee.

- While the photos accurately represent the layout and category of the unit you booked, the specific furniture, décor, and actual lighting may vary slightly from unit to unit.
