As responsive hosts, we aim to make your stay as nice and comfortable as it can possibly be! For us to do so, please read and follow these house rules. This is to ensure that if there is any reason the house rules cannot be followed, you will have the option of canceling the booking penalty-free within the limitations of our cancellation policy. We live very close by, so please do not hesitate to reach out if you have any issues. We want to take care of them as soon as possible for you!
CHECK-IN/CHECK-OUT: Check-in is from 4 pm or after and check-out is by 10 am. Early check-in and/or late check-out may be possible for an additional charge, subject to availability. Please indicate your request in your third-party link from Charge Automation, our guest portal, and look for upsells. The front door code will be sent to you at least the day before check-in once all payments have been made. We assign a new code for each guest, so your privacy and security are protected.
PARKING: Guests must park in designated parking areas, driveway or street when permitted. Host/property manager is not responsible for parking fines if you park in the street where “No Parking” signs are posted. Guests may not park on the grass. Guests agree to pay a $50 parking fee for parking on the grass.
SUPPLIES: The house will contain a complimentary supply of soap, shampoo, toilet paper, trash bags, and coffee/tea, along with the staples you would expect like pots/pans, skillets, dishes, silverware, etc. If you have any specific questions about what’s available, please ask.
MAXIMUM OCCUPANTS: Only the specific number of guests noted in the booking are allowed on the premises unless approved in writing by the host/manager. Extra guests will be charged $50 per night. If the occupancy noted in the reservation is exceeded without written consent or payment, all guests and/or visitors to the Property may be evicted without a refund for unused days remaining. Absolutely no parties, dinner parties, gatherings, events, photo shoots, or commercial activities are allowed. You, your guests, and visitors agree that any such activity shall immediately terminate your occupancy and be grounds for immediate eviction from the Property. AGE: You must be 18 years of age or older at the time of booking in order to reserve this Property. Guest confirms that he/she is older than 18. Third-party bookings for unaccompanied guests under the age of 18 are strictly forbidden. We reserve the right to require an ID before check-in.
SMOKING FEE: This is a no-smoking Property. No smoking/vaping of any kind inside the house or (to include, but not limited to cigarettes, cigars, e-cigarettes, vaping, etc.) Violation of this rule will result in all guests being asked to leave immediately with no refund for past or future nights. Guests agree to pay a $500 Smoke Damage Cleaning Fee if any sign or smell of smoke is encountered by the host/manager or cleaning crew during or after the guest checks out. Guests agree to pay a $100 fee if cigarette butts or smoking devices are left in or around the property. If anyone in your traveling party cannot agree to this rule, please take advantage of the cancellation policy now and transfer to a smoke-friendly location.
PETS: Pets are allowed on the Property. We are animal lovers, but we need to be respectful of the owner’s Property and future guests. Maximum number of pets is 2. Dogs 55 lbs. Or smaller ones are allowed. Your dog must be kenneled or crated when left alone in the home. Pets are not allowed on the furniture or beds. You must pick up feces outside and dispose of it properly. Guests agree to pay for any damage costs above the pet fee and agree to pay the cost of cleaning or replacing damaged floors/carpets/furniture for any urine or feces discovered inside the property.
SMART TV: The smart TV is connected to the internet and allows streaming. If you use your account, please be sure to log out before you leave. We do not clear TVs of all accounts in between guests and are not responsible for future guests who may use your account if you forget to log out. WI-FI: Do not disconnect or otherwise disable the Wi-Fi connections. Our thermostat, TV, and front door lock all depend on an internet connection.
DAMAGE: The guest agrees to pay any damage made by guests or their visitors to the Property and Property furnishings, fixtures, appliances, or furniture as well as breaks, stains, scrapes, etc, Please let us know immediately of any problems, issues, or broken/missing items upon arrival or during your stay. We will make every effort to resolve the issue to cause as little impact on your stay as possible. We inspect the house, utilize a supply checklist, and have pictures/videos of the house taken after every cleaning to ensure we’re offering you the best accommodation from the very beginning. All of that said, we are reasonable people and understand that things happen, so please don't wait to tell us. We want to get things back in shape ASAP.
ENTERING PREMISES: While we very much respect our guests' privacy, in the event of an emergency, the Host or Host's Agent may enter the Property at any time with no prior notice in order to perform necessary repairs or limit Property damage and with 24 hours notice, for any normal maintenance required.
ILLEGAL SUBSTANCES: Illegal substances are strictly prohibited and grounds for immediate eviction from the Property. In South Carolina, marijuana is illegal for medical and personal use. You, your guests, and visitors agree that any drug use on the Property, or using the Property for any unlawful purpose, or violation of any law or ordinance on or about the Property will immediately terminate your occupancy and be grounds for immediate eviction from the Property. You shall be liable for any costs incurred by Host and the refund will not be provided for the remaining balance of your stay.
LIABILITY: Please utilize common sense to keep valuables locked when not in your possession. By utilizing the house, all guests acknowledge the Host shall not be liable to the Guest, its guests or invitees, or any other person for any injury, loss, or damage to any person or Property on or about the Property. Guest shall hold Host harmless and indemnify Host from and against all loss, injury, or damage occasioned by the misuse, or abuse of any part of the Property and from or against any omission, neglect, or default of Guests, or invitees.
LOSS OF USE: The Guest agrees to pay any documented loss of host income created by the Guest violating house rules.
PLUMBING CLOGS: We ask guests to please dispose of food in the available trash can. Likewise, the garbage disposal is for small food remnants only. Please rinse food off of dishes before placing it in the dishwasher to avoid clogging the plumbing. Similarly, please do not flush any inappropriate items down the toilets or wash down the drains. If the garbage disposal, dishwasher, toilet, or any other part of the plumbing system is damaged or clogged by inappropriate actions of the Guest, then the Guest agrees to be charged for a plumber’s time to unclog or replace broken appliance(s) or fixture(s) if they cannot be fixed.
NOISE: We want our guests to have a good time but also be respectful of our neighbors. As such, we ask that all guests keep noise to a minimum while in any of the Property's outdoor spaces. Quiet hours are from 10 pm to 8 am. Any disturbance triggering a visit by police will require immediate eviction of all guests from the Property with no refund given for the unused portion of the guest's stay.
LINENS: Please be respectful of bed sheets and towels. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Unsalvageable linens/bath towels may be charged to the Guest.
HOUSEKEEPING: Housekeeping is not provided except for guests staying two weeks or more - in which case you will be obligated to pay for one cleaning every other week for a minimal fee until the end of the reservation. This is to ensure that the house is kept in a livable condition and a regular short-term rental clean for the next guest.
ADDITIONAL CLEANING FEES: While we try to be quite reasonable about it, at the sole discretion of the Property Manager, additional cleaning fees may be charged if additional cleanup is required that goes above what might be considered standard short-term rental cleaning.

The house is only about 8 minutes from Fort Morgan, and it's an easy 8 minutes. We had 10 adults and we had plenty of room. Nice quiet neighborhood. The owner made everthing easy. I would highly recommend.
Stayed here with family for graduation. Great location between base and airport, plus easy drives into city area for food/groceries. Plenty of room for us and more, had extended family over for lunch afterwards and worked out perfectly!

Very outdated seems like quite the hyperbole! I would bet the amenities in this VRBO are more updated than most guest's personal homes.

-Washer is less than 5 months old

This 5 bedroom, 7 beds and 3 full bathrooms is reasonably priced compared to other 5/3 properties listed on VRBO or the cost of several hotel rooms that would sleep 10-12 people. There are certainly updates that can be made to any home, especially a VRBO property which frequently has 10-12 people staying in the home and mistreating it. The amount of damage caused by guests outweighs the cost of replacing or repairing certain items that just continue to be damaged by disrespectful guests. This certainly was not you or your group, but realize that it happens frequently. Having said all that, you know the amenities listed above are certainly newer and were in good working condition for you and other guests.
My family has fallen in love with your home. The space was perfect for our time together. Thank you for allowing us the pleasure. We definitely would book again if the need arises.

The house is spacious, comfortable and very clean. There were ample places to sit for eating and relaxing. The beds and bedding were just right! Not too soft, not too hard and had lots of pillows. There was parking for at least 3 vehicles in the front drive and more in the back. The house and property was as described. I would recommend the property without hesitation.

Upon arrival, hot water heater was not on. Had to locate and found it in attic area. Next morning went to cook and the breaker for the stove/oven was off. Had to find breaker box and turn on. Again, not easy to find. Screen door handle fell off.

We apologize for the inconvenience, that is not up to our standards. We will now include checking H2O Heater and Breaker Box to our Pre-Arrival Inspection to the checklist. Thank you. We did have a big Tropical Storm a few days prior and must have tripped the breaker. Being a new property, and the first guest, these are important learning moments to improve our customer service. As for the Storm Door, I have been in and out of the door 50+ times and the handle never came off. I still cannot get it to come off, but our handyman will take a look at it. I am however, perplexed about why you would leave a comment about the TV in the family room. You called me the day after you checked-out to do you a favor and disconnect your DIRECT TV account. I returned your call within an hour, drove to the property and disconnected your account shortly after. Then 4 hours later you leave the review after I had resolved the issue. I am the Property Manager and believe that my actions show how my response time after you checked-out, would have been able to easily help you resolve the issues during your stay quickly. Hopefully, we have shown you the level of customer service that we will provide and next time you travel to Columbia you choose PMI Soda City.
The house was not clean, lots of trash, melted popsicles in a drawer, lots of broken appliances, low hanging powerlines (6ft off the ground), black mold, bugs in bathtubs, bugs on bedsheets, bathtub faucets stripped out where you couldn't turn the water hot or cold. The worst part is that when I brought the dirtiness up to the host it was 7:30pm and we had just gotten unpacked (we had my elderly father and my 2 year old getting ready for bed). I was letting them know that it was dirty and sent pictures. His response was that he could clean at 8pm while we were there or leave. I said that it was too late for both and asked if he could just discount the cleaning fee. He was rude and said that I just wanted money. Honestly, I just wanted to stay in a clean home. His next option was to come clean while we were out of the house, which I was not comfortable with. And then he let me know he might have to kick us out due to the powerlines that he had not assessed prior to allowing us to book it. I was really upset about this because we were not here for vacation, we were there for my daughter's boot camp graduation in the Army. We felt trapped.

Hosts beware, Kalie is a Scammer. There are several lies and a sprinkle of truth in her review. First red flag was upon arrival she said she "walked the property", she would send me some photos and she would like to be refunded some money. She sent pictures of some items in dresser and bathroom drawers... a plastic bag, empty water bottle, two blonde hairs and 16 cents. However, not one picture or mention of the more serious accusations in this review... the black substance, appliances not working, home being dirty/unclean, bugs or even melted popsicle sticks. There very well could have been items in the drawers, although some items looked staged. But as far as the rest of the allegations in this review, the housekeeping crew and my personal inspections in our EZ Care app show the truth. We document everything because of people like Kalie. Right away I responded and told her we could come clean out the drawers and rectify all the issues sent in photos. Not at 8 PM, none of the housekeeping crews are available that late at night, nor would I want to disturb them that late. I told her the next day and I would come with the cleaning crew to make sure her concerns were addressed. But she said she did not feel comfortable with that. I also gave her the option of a FULL refund and she could go find another VRBO home or hotel. But, of course she refused both and now leaves a review that she felt trapped. Not sure how I am the rude person or you can feel trapped if I give you two options and you refuse both. Then you leave a retaliatory review stating you just wanted the issue resolved. No you didn't. As for the "power lines" 6 feet off the ground, those are called electrical lines to the home hung by Dominion Energy. If you send me pictures to complain that is a safety concern and I call the power company to come check them, you may have to evacuate the property if they say it is a safety hazard. That is verbatim what I told you. How is that a problem? You were concerned enough to send the pictures, but not concerned enough to evacuate if deemed a safety hazard? I am so confused. BTW, power company said they saw nothing unsafe. This by far, was the strangest interaction with a guest in the two years of managing 20 short-term rentals. I feel I gave two viable solutions to her concerns, but of course it was not the solution she wanted$$
