The Space:

Soft morning light spills across the villa as you step onto the open gathering spaces, inviting you to unwind with family or friends. The air stays calm and warm in this part of Florida year‑round, making the private pool and hot tub perfect for a refreshing dip any time of day. Whether you’re gearing up for a theme‑park adventure or winding down after a day of golf, the home feels spacious enough for everyone to find their own spot.



Sleeping arrangements

Nine bedrooms spread across two levels accommodate up to 16 guests. The rooms feature several king beds, spaces with two single beds, double beds, and one bedroom with three double beds plus a baby crib. An upstairs Jack and Jill bedroom adds flexibility for groups traveling together.



Living spaces

Two comfortable living areas provide room to gather, watch TV, or simply relax. A dedicated game room and a private movie theater offer low‑key evening entertainment. Central air conditioning and heating keep the indoor climate pleasant, and a washer and dryer, towels, and bed linens are supplied for convenience.



Outdoor living

Step onto the patio to enjoy the private pool with optional heating and the adjoining hot tub. A BBQ grill and ample outdoor seating let you dine al fresco or sip a drink as the Florida evening settles in. The pool and hot tub remain inviting throughout the warm season, and the space offers plenty of room for the whole group to spread out.



Kitchen & dining

The full kitchen is equipped for meals of any size, with ample counter space, storage, and appliances. Indoor and outdoor dining areas let you choose the setting that feels right, whether it’s a family breakfast under the sun or a relaxed dinner inside.



Convenience & amenities

A private entrance with a smart lock and free on‑site parking make arrivals effortless. Wifi and a dedicated workspace support any need to stay connected. Essentials such as a hair dryer, iron, and bathroom necessities are provided, and the villa is pet‑friendly.

Located within the ChampionsGate community, you’re steps from a water park, amenity center, and clubhouse. Nearby golf courses, dining options, and easy access to Disney, Universal Studios, and major roadways put Central Florida attractions within reach.

Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side to side, and up to (1) vehicle on the street in front of the property.



The garage has been converted into a game room. Therefore, indoor parking is not available.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
