The Space:

Soft morning light spills across the living room as you step into a spacious villa designed for families and groups. The open gathering areas invite you to spread out, whether you’re sharing a meal or settling in for a movie night. Warm, year‑round Florida breezes drift through the patio, where the pool and hot tub await for a refreshing dip after a day at the parks. The home feels ready for you to make it your own from the moment you arrive.



Sleeping arrangements

Nine bedrooms provide ample space, with two on the main level and five upstairs. The rooms include king beds, double beds, single beds, and a bedroom featuring three double beds and a baby crib. One upstairs bedroom offers a Jack and Jill layout, and the remaining spaces are arranged to give each guest a comfortable place to rest.



Living areas

Two living rooms give plenty of room to relax, with flat‑screen TVs and a dedicated movie theater for evenings in. A game room offers extra entertainment for low‑key nights. Air‑conditioning and heating keep the interior comfortable, while a washer and dryer, towels, and bed linens are supplied for convenience.



Outdoor living

Step out onto the patio where a private pool and hot tub await. The pool’s optional heat can be added for a warm dip, and a grill and outdoor seating create a relaxed setting for meals or evening gatherings. The space is perfect for enjoying the gentle Florida evenings.



Kitchen & dining

A full kitchen is equipped for meals of any size, and both indoor and outdoor dining areas let you choose where to gather. Whether you’re cooking a family feast or enjoying a casual snack on the patio, the space is ready for you.



Convenience and amenities

A private entrance with a smart lock and free on‑site and off‑site parking make arrivals easy. Wi‑Fi and a dedicated workspace support any work needs. The home includes a hair dryer, iron, and bathroom essentials, and pets are welcome.



Neighborhood

Located in Davenport’s ChampionsGate community, the villa is close to a community water park, amenity center, and clubhouse. Nearby golf courses, dining options, and easy access to Disney, Universal Studios, and major highways make exploring the region simple.

Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side to side, and up to (1) vehicle on the street in front of the property.



The garage has been converted into a game room. Therefore, indoor parking is not available.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Guests may choose either a $500 refundable security deposit (pre-authorized hold, not a charge, released after a damage-free inspection) or a non-refundable damage waiver of $20 per night (maximum $100 total), which covers accidental damages beyond normal wear and tear.



If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
