Welcome to the Fountains in Champions Gate, where you will find a peaceful and comforting atmosphere. Inside the home you will find an open floor plan with the kitchen and living room connected. Property is 15 minutes from Disney World and 25 to Universal. Restaurants are nearby and the golf courses are 5 minutes away. Located on a preserve lot and steps away from community amenities, this home boasts over 1,700 square feet of living space with 3 bedrooms and 2 1/2 baths. As you step inside, you'll be greeted by an open and spacious floor plan that's perfect for entertaining and relaxation. The living room is bright and airy, with large windows that allow plenty of natural light to flood the spacious living room. The kitchen is fully equipped with stainless steel appliances, granite countertops, and a breakfast bar, making meal prep a breeze. The generously sized master suite is a true oasis, complete with a walk-in closet and a spa-like ensuite bathroom. As you walk upstairs you will find the master suite on the left, with the guest bedrooms down the hallway on the right. I understand how important quality sleep is, so I made sure to get the best mattresses from Kingsdown. We are located 15 mins from Disney and 25 to Universal. Restaurant’s is walking distance away and major highways are right around the corner. Take off your shoes when walking on the carpet upstairs. The railings upstairs are not to be swung on please handle with care. Max guests allowed are 8. Use of garage is not included in your rate.
There are two separate clubhouses, you have access to the Fountains and all its amenities.Tuscana clubhouse is our neighboring community, it is available to you as well but not included in the rate. Ask about their passes if interested. No life guards are at the pools they are 5 ft deep.
Other things to note: Washer and dryer are available to use but detergent wont be provided. Ask about the high speed internet rate. Its not included in the price.
Do not throw in heavy loads of LINENS and TOWELS this will break the washer and dryer. You will be responsible for the repair.
Dont leave food out overnight, this will attract bugs. The air conditioner will get damaged if you have it running with the windows and balcony open. There are exterior ring cameras. Useage of internet ans garage are not included in the rate and need to inquired about.
***Central Florida Residents***must provide a departure airline ticket if you want to rent. I have a ring doorbell for your safety and others. Any injury or negligence to you or anyone in your party during your stay is not my responsibility.
I understand how important quality sleep is, so I made sure to get the best mattresses from Kingsdown. We use Filtrete 1900 premium air filters. We are located 10 mins from Disney and 25 to Universal. Restaurant’s is walking distance away and major highways are right around the corner.
BEDROOMS: The home boasts a spacious master bedroom with a king-sized bed and luxurious en suite rightfully fitted with a soaking spa tub. With a comfy queen-sized bed, the second bedroom is just as welcoming. Top it off with two twin-sized beds in the third bedroom and you have beds to match every mood.
AIR QUALITY: Best quality air filter are used for the A/C Unit. There is an air purifier in the living room as well. Lowest the A/C will be set to is 72. If you request the temperature to be set lower than that we kindly ask you to cover a Freon refill of $30 per day. Lowest temperature will be allowed is 67.
ENTERTAINMENT: There are 3 flat-screen TVs (2 of them smart TVs) for those days when you just want to relax and watch movies at home. When you are feeling feel the gaming urge come on, there is a PS4 thats set up in the living room for a little competitive gameplay.
KITCHEN: The kitchen is truly the heart of the home! At the end of the day, imagine having a delicious meal and drink gathered around the table. Don't worry about washing the dishes, let the dishwasher take care of that for you! The gourmet kitchen comes fully equipped with stainless steel appliances, sleek granite countertops, dishes, flatware, and cooking basics.
PARKING: Rest assured that you will not have to fight for parking while you are here. There is a driveway that can accommodate one additional car and, in the event that you need more options, there are a few parking spaces very close to the house. Garage request will must be requested.
RESORT PERKS: Grab a beach towel and layout in the cabana shaded from the sun as you relax by the pool. If you want to work off some of your extra energy or release tension, pop into the fitness center. These amenities are included for NO additional cost.
ENHANCED CLEANING: We strive to provide the highest level of guest service and have a wonderful cleaning team that goes the extra mile to thoroughly and effectively clean, disinfect, and sanitize our home between each stay. We take extra care to sanitize high-touch surfaces because the safety and well-being of our guests is our top priority.
QUIET HOURS -
The Guests and their rental party shall be good neighbors respecting the rights of the surrounding Property Owners and Visitors. Neither Guests, persons in their rental party, nor their Visitors shall create noise or disturbances likely to disturb or annoy the surrounding Property Owners or Visitors.
Creating an ongoing disturbance of the above nature shall be grounds for immediate termination of this Agreement and immediate eviction from the Property. Quiet hours start at 12:00PM local time where indoor and outdoor noise should be kept to a minimum. Quiet hours end at 8:00AM local time.
RENTAL AGREEMENT:
Occupancy -
The maximum number of occupants is limited to the number provided in the property listing. For clarification, this number applies to all overnight guests, including children. Occupancy over the indicated capacity may result in the immediate termination of this Agreement and removal of you, other members of your rental party, and visitors from the Property, as well as forfeiture of all amounts paid unless otherwise approved by the Property Owner. By signing this agreement, you acknowledge that you are responsible for the conduct of all persons you invite or allow to remain on or in the property during the dates of this reservation. Your reservation is confirmed for only the number of guests listed on your confirmation.
Rental Period, Check-In, and Property Access - The Property will be ready for Guest's occupancy beginning at 2:00 PM (1400) local time on the Arrival Date and the Property must be vacated by 11:00
AM local time on the checkout date, unless otherwise agreed by the Property Owner. In some instances, the Property Owner may be able to accommodate an early check-in request. Early check-in requests should be sent via an electronic communication channel (i.e., chat, SMS, email, etc.) or via the booking platform. Property Owner will provide Guest with a code to enter the community gate and a unique code to access the Property. Any attempt to access a locked area within the Property is just cause for immediate termination of this Agreement, forfeiture of all rent paid, and Guest will be liable for any missing items or damage. Our personal touch we have been hosting since 2017. I am well acquainted with treating my guests and letting them build lifetime memories. I’m also a superhost with Airbnb, currently exploring other options. Our properties have a game console, LED lights, and all the apps on a smart TV with two different community pools and amenities .
