The space
✔️ Bedrooms:
Each bed has sheets, pillow cases, pillows and a comforter. We provided additional blanket for each bed if needed.

10 chair dining room - Can have up to 12 chairs ( get 2 chairs from downstairs living room).


✔️ Kitchen:
The kitchen is fully equipped and includes plates, bowls, water glasses, wine glasses, coffee mugs, utensils, children's cups and plates, cookware (mixing bowls, measuring cups, pots, pans, baking sheet), cutting boards, wine opener, can opener, knife set. We also provide some other basics like aluminum foil, parchment paper, plastic wrap, olive oil, salt, and pepper. For kitchen appliances, we have an oven, toaster, blender, panini maker, microwave, dishwasher, fridge (including ice maker), and a Keurig. For our coffee and tea lovers, we provide an assortment of Starbucks k-cups, tea from Wegmans, as well as cream and sugar packets.


✔️ Bathrooms: 2.5 bathrooms
Basics are provided, including hand soap, body wash, shampoo, conditioner, and toilet paper. We also have bath towels and make up towels. Anything else you may need, please plan on bringing with you.


✔️ Laundry Room:
We provide laundry detergent and dryer sheets.


✔️ Living Rooms:
We have provided board games for your use as well as a Billiard table on the lower level. There is also a smart TV on each level where you can access various streaming platforms using your own personal accounts. There are also some throw blankets provided for your use.


✔️ Gym:
You can access the gym by going through the garage or from the backyard door. Please see disclosure at the bottom before using the gym. There is a treadmill, stationary bike, pull up, dips bar, bench, dumbbells and a yoga mat. The gym has a heater that you can use. Please unplug heater after leaving the gym.


✔️ Outdoor space:
We have a beautiful fire pit and string lights to enjoy with your group. There are more lawn chairs available in garage if you need additional seating. Please bring your own firewood, bundles are available for purchase along with fire starters at the nearby Wegmans.
***Be advised to put out fires when done and never leave fire unattended***

If you need anything in addition during your stay there is a Wegmans and a Target nearby.

Guest access
You can access the house via a keyless entry! we will provide a code to you before arrival.

✔️ GYM :
Gym can only be used by Adults of 18 years or older. Full responsibility is taken by the guest(s) staying for any and all damages, injuries, or losses that I may sustain or incur, if any, while attending or participating in any exercise programme, sport, use of physical exercise equipment or physical activity. The guest(s) waive all claims against Home owner, its officials and employees, for any and all claims for injuries or damages that they might sustain. The guest(s) understand that there is risk of injury associated with participating in any exercise programme, sport, use of physical exercise equipment or physical activity. The guest(s) certify that they are in good physical condition and have no known disabilities that might otherwise be detrimental to my health or well-being.

The guest(s) confirm that they are familiar with the equipment in the Gym and have had sufficient training on the equipment to be able to use it responsibly.



✔️ Children:
- Guests are responsible for any and all necessary 'baby proofing', if they'd like to have children stay. Any injuriy that might result due to lack of "baby proofing' will be the sole responsibliity of the guest and anyone the guest invites to the house.


✔️ Snow and ice:
The host will provide salt and a shovel, and the host will have shoveled and salted before arrival. If any snow or ice is missed by the host it will be the responsibility of the guest to shovel or salt it.
Any injuries due to snow or ice will be the guests responsibility and the guest indemnifies the host of any and all injuries or damages.

✔️ Smoking + Noise detectors:
A smoke sensor is active 24/7 to ensure compliance with our strict no-smoking policy.

If any evidence of smoking (tobacco, vapes, incense, etc.) is detected, you will be notified immediately by text message or phone call and asked to cease.

A fee per night will be charged for each night during which smoking is detected.
The device also monitors noise levels (it does not record voices or sounds) to prevent parties or excessive disturbance.

If noise exceeds acceptable levels, you will receive a text message and/or phone call asking you to reduce volume.

Continued excessive noise may result in additional charges per incident and/or immediate termination of your stay without refund.
The monitor does not record audio or video—only smoke levels, motion, and volume.

No personal data or conversations are stored or shared.


✔️ Security cameras:
Security cameras are on the outside of the property only. One camera is in the backyard and one is near the garage door. The cameras may be used to record video or audio in order to keep the peace and quiet of the neighborhood and enforce the rules of the house.

4. Code of Conduct:
(a) The short-term rental is in a residential area in the Town of Irondequoit and that renters should be considerate of the residents in neighboring homes.
(b) Guests are required to observe quiet hours from 10:00 p.m. through 8:00 a.m.
(c) All renters will be subject to New York Penal Law§ 240.20 or any successor statute regarding disorderly conduct.
(d) Littering is illegal; and
(e) Recreational campfires, if permitted, must be attended




1. Please only flush toilet paper in bathrooms, all other things like feminine products, sanitary napkins, or wipes, should be disposed of in the small trash cans provided.
2. Smoking/vaping is not allowed inside the property.
3. Parties are strictly prohibited per Airbnb regulations. Our home is only for use for you and the number of guests you booked it for, please no unexpected guests. Only the get togethers that have been pre-approved by myself are allowed. There will be a fine of $125 per guest, per night if we find any unexpected guests not listed on the reservation.
4. Dogs are not allowed at this property. Extra fees will incur if dog hair is found inside the house.
5. No indoor candles with flames allowed.


If we find that the house rules have been disregarded then a discussion will take place and any potential fees may be applicable to cover additional cleaning costs or repairs.

All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
