Summary:
Welcome to "Gracious life". A charming and stylish home loc. in the heart of the Park Ave area. Gracious life was meticulously designed by a top well known designer. The perf. location for you to chill and unwind or get out explore the many amazing restaurants, cafes, shops and so much more, just a quick 5 min walk or jump on 1 of our 2 provided bicycles and explore everything the area has to offer!
Great location with quick access to I 490, 10 minutes to the airport and 5 minutes to downtown.

The Space:
The first floor is set for entertaining. It consists of the living room, kitchen, half bath and eat in kitchen. The second floor has 2 bedrooms at opposite ends with super comfy king size beds and a full bath in the middle. The third floor has a queen bed with attached private full bathroom.

The Neighborhood:
"One of Rochester's best-known neighborhoods for strolling and shopping in an urban environment" - park-avenue dot org

Other Things to Note:
Private parking with one garage spot available if needed. The driveway is a tight squeeze if going all the way to the back, but you will fit... H1 Hummers probably will not!

We had a great long weekend at Tim’s place. The place was spotless, the welcoming drinks and snacks were a welcome surprise and the beds were super comfy. Easily walkable to fun Park Ave shops and restaurants. Would definitely stay here again!

Wonderful property with comfortable beds and in a quiet location while still being within walking distance to Park Ave restaurants, etc. The host was very responsive to any questions we had before and during our stay. The kitchen was well stocked and we were pleased to be able to run a load of laundry. Excellent experience, thank you!

House was great - in a perfect location that was quiet and perfect for my family. The house had everything we needed. Host was also great - Tim is extremely responsive. You can tell he really cares about the property.

We had a 5 star stay! Visited Rochester for a wedding, stayed here with our children and grandchildren and loved it. Easy walk to restaurants, don’t miss Pittsford Dairy for ice cream. We found a few playgrounds close by for our grandchildren. The home was very clean and nicely appointed, everything we needed to dine in a few nights. Communication with Tim was excellent. Great stay!

Tim was very quick to respond and the property was in a beautiful area. The house was clean, well decorated, comfortable and perfectly stocked—snacks, coffee and fresh flowers. My family will definitely stay here again on our next trip to Rochester! 10/10!

Everything was amazing, the accommodations were spotless the extra finishing touches such as snacks, coffee and wine were so thoughtful. My only comment is that the driveway is narrow due to the house next door being quite close, so if you have a larger car, you may want to take that into account, but I easily found parking on the street.

4 Alvin Place was the perfect home base for our trip to Rochester. There were five of us who stayed, and it felt cozy and spacious at the same time. The check in process was flawless, and we were not burdened with a bunch of chores to do upon check out. Timothy, the host, was responsive and took care of everything. The house was clean, and the kitchen was very well appointed. Random, but the water pressure was incredible as well. We all were very happy with this house, and would recommend it to others!

This was a great place to stay while we visited our son at RIT! The house was clean and generously supplied with coffee pods, a bottle of wine, fresh fruit, a meat and cheese tray, drinks and snacks! Tim was very responsive to any questions and check in and out was very easy. The bedding was so nice I bought the same sheets to have at my house! We’ll definitely stay here again.

Host (Tim) was very attentive and responded quickly. House is cozy. Plenty of room. A little cold the first day but there was an arctic blast moving through and once heat was increased it was very comfortable. Bath mats would be helpful on the tile floors. Great location and easy access to restaurants. Would definitely stay again! Thank you Tim!

This is a great house and fantastic location. We have stayed at this house twice to drop off our child at college. It has lots of room and all of the amenities we need. It is in a great neighborhood and close walking distance to lots of restaurants. Would highly recommend this house.

Awesome Location

My husband was in Rochester for work so we wanted a comfortable place to stay. This fit the bill. It was so inviting and very close to Park Avenue which has wonderful restaurants…and a darling chocolate shop.

Great house and location

We enjoyed the house. It is in a great location and plenty of room for a family of four with two teenagers. Lots of great restaurants just a block away. House was clean and had all of the amenities plus some additional treats. Highly recommend.

Nice stay in neighborhood

This was clean and spacious property for the three of us. Kitchen was well stocked and the snacks were a bonus. The TV remote was quirky.
