Our 4-bedroom, 3-bathroom home comfortably accommodates up to 14 guests, making it ideal for large groups. With an open floor plan and thoughtfully designed living spaces, everyone can enjoy a cozy, shared experience, whether you`re gathering for a movie night or preparing a meal in the fully equipped kitchen.

Living Room: Relax on our large sectional couch while watching your favorite shows on the Roku Smart TV or challenge your group to a board game. The space is designed for comfort and entertainment.

Kitchen & Dining: The kitchen is fully equipped with everything you need to prepare a meal, including pots, pans, utensils, a blender, and a coffee maker. The dining table seats 8, with additional bar seating for 4 at the kitchen island. Enjoy access to the bar cart and wine cooler during your stay.

Master Bedroom: The spacious master suite features a king-size bed, a smart TV, and an en-suite bathroom with a large walk-in shower. A walk-in closet provides ample space to unpack, with convenient bedside outlets.

Bedroom 2: Ideal for families, this room offers a queen-size bed along with two single beds, perfect for kids or friends sharing the space.

Bedrooms 3 & 4: Both rooms feature two queen-size beds, providing comfortable sleeping arrangements for guests.

Bathrooms: All three bathrooms are well-appointed, each with a shower/tub combo, fresh towels, and toiletries for your convenience.

Backyard: Step outside into a private backyard oasis, complete with a dining table that seats 6. Unwind on our outdoor loungers or gather around the fire pit for a cozy evening under the stars. The backyard is fully fenced for added privacy.

Pet Friendly: We`re pet friendly! Please inquire about bringing your furry friends.

Parking: The home offers ample parking for up to 3 vehicles in the driveway.

The Indianapolis Zoo and White River State Park are less than 2 miles away, making them perfect destinations for family outings. History lovers can visit the Benjamin Harrison Presidential Site, while art enthusiasts will enjoy the Eiteljorg Museum of American Indians and Western Art. For dining, the famous St. Elmo Steak House is nearby, and shopping and entertainment options are abundant along Mass Ave.

1. Check-in/Check-out:
- Check-in is after 4:00 PM
- Check-out is by 11:00 AM
- Early check-in or late check-out may be available upon request but is subject to availability.

2. No Smoking:
- This is a non-smoking property. Smoking is not permitted indoors. If you wish to smoke, please do so outside and properly dispose of any cigarette butts. Fines will be charged for any damages caused by smoking.

3. No Parties or Events:
- We ask that you respect our home and neighbors by not hosting parties or large gatherings without contacting us first. Quiet hours are from 10:00 PM to 8:00 AM.

4. Pets:
- Pets are not allowed unless prior permission is granted. If approved, a pet fee may apply, and pets must stay in designated areas of the home.

5. Maximum Occupancy:
- The home accommodates a maximum of 14 guests. Additional guests are not permitted without prior approval.

7. Damages:
- Please treat the home with care. Any damage beyond normal wear and tear will be charged to the guest. If something breaks, let us know immediately so we can address it promptly. Any damages upon arrival must be reported within 3 hours after check in.

8. Respect the Neighborhood:
- This is a residential area, and we ask guests to be considerate of our neighbors. Excessive noise or disturbances may result in termination of the rental agreement.

9. Kitchen Use:
- Feel free to use the kitchen and its appliances. Please clean up after yourself and make sure to leave the kitchen as you found it.

11. Trash Disposal:
- Please dispose of trash properly in the provided bins. The trash collection day is.

12. No Rearranging Furniture:
- We kindly ask that you do not move or rearrange furniture.

13. Security:
- For your safety and the security of the property, please ensure doors and windows are locked when you leave.

14. Propane Grill:
- If you use the grill, please clean it after each use and turn off the propane tank when done. We do not provide Propane.

15. Illegal Drugs:
- The use of illegal drugs on the property is strictly prohibited. If any illegal drugs are found on the property, there will be a $1,000 penalty fee and immediate termination of the rental agreement without a refund.
