Located directly on Boka Bay waterfront. 10-15 minute walk to Kotor Old Town with shops and all amenities. Air-conditioned in main floor area with fans in bedrooms.

125 sq.m. floor area. Sleeps total 10/11 (7 in 3 bedrooms plus 3 or 4 in mezzanine area).

Enclosed garden and 2 terraces plus garden/terrace - all overlooking bay to old Kotor town. The garden/terrace has a BBQ with table and chairs for dining. This area is large but most of it is shaded. Above this is the larger of the 2 terraces which is partly shaded.

Many of our guest prefer to swim and sunbathe at the small moorings along the bay and the nearest is just meters from the house. The nearest sandy/pebble beach is about 15-20 minutes walk or alternatively the larger and more popular sandy beaches like Jaz close to Budva or Blue Horizons on Lustica Penicula are both about half an hour drive away.

The property has WiFi included in the cost.

Kotor Old Town 10 -15 minute walk but taxis are very efficient and generally arrive at the house in 5 mins of calling and cost about EUR 2.50 to Kotor town.

Nearest shop: 8 minutes walk.

Dubrovnik airport: 75km, Tivat airport: 10km.

                                                              Kotor Bay is undoubtably a place of amazing natural beauty and worth seeing. However the tourist industry and standard of surrounding buildings have so far largely not been sympathetic to the area, particularly in Muo. The infrastructure is not quite there and this 'waterfront property' is actually a road front property set on a very busy (in August) narrow road, which has no pavement along most of it and is the only access into Kotor town. It is a dangerous walk (25 minutes for adults at a good pace)

                                                              The platform pictured is not for the use of the house guests which is misleading and satellite television channels are limited and really not worth advertising.

                                                              The house is plain and simple and fairly comfortable, but it had one significant drawback - the smell!

                                                              Some of the smell is caused by damp (dehumidifiers are constantly required) but the worst comes from the drains in the 2 bathrooms. It is pure sewage aroma. This spoiled our enjoyment of the house to the extent that we tried to find somewhere else to stay. It greeted us as we entered the property and hit us in waves throughout the stay, so we spent as much time as possible out of the property.

                                                              Great Location, Beautiful Views

                                                              There is no better way to watch the sun rise and set on Kotor than with a glass of wine on the terrace of this house. Just a few meters from the waterfront, the house offers plenty of space outdoors to grill, relax and take in the views, and the spacious interior can easily accomodate the entire family. The old city of Kotor is a short walk along the bay (10-15 minutes), and taxis and the bus provide inexpensive alternatives for those who don't want to walk. There are cafes and small shops for groceries and other essentials just a few minutes towards town. WiFi, satellite television and the appliances were in good working order. The owners and rental agency were friendly, responsive and very helpful. A fine trip - I wouldn't hesitate to visit again!

                                                              This is a great house for exploring Kotor. It's about a mile from the centre of the old town and it's an easy and beautiful walk (although no footpath on the narrow road). If you don't fancy walking, taxis are cheap and plentiful (2 euro to the old town, 1.5 to the supermarket). The house itself is well kitted out internally, plus it has a BBQ area in the courtyard, an enclosed garden (great for kids) and a large balcony overlooking the bay, which is perfect for lunch with a glass of wine. The owners and rental agency were extremely helpful and I'd definitely recommend the house. I'd go again next week if I could!

                                                              The house is 10 meters from the bay in the quaint settlement of Muo situated near the UNESCO protected Old Town of Kotor. It is positioned right on the seafront with fantastic views over the Kotor Bay Kotor Bay is situated in the west of Montenegro on the Adriatic coast, the Bay of Kotor ('Boka Kotorska') is one of the most stunning natural bays in Europe. The Bay has been awarded membership of the association for the 'Most Beautiful Bays in the World' and was designated a World Heritage Site in 1979. The average summer temperature in the Bay is 27°C. The house and all terraces look across the bay to the old city of Kotor which is one of the most exquisitely preserved medieval centres in the Mediterranean. Its signature city walls (illuminated at night) were constructed in the 12th century to give protection against marauders.
