When we vacationed in the area, we found a true paradise get-away. This is our favorite spot in the South Walton Beach area. The beach is broad; the sand is white like sugar; and the water is warm and shallow for wading. We knew we'd be coming back frequently, so we bought our Dunes of Seagrove condominium. We know you'll love the area and agree that the Dunes of Seagrove is a little piece of paradise.

The Dunes of Seagrove is located in Seagrove Beach on the scenic Emerald Coast of Florida, between Panama City Beach and Fort Walton Beach. This photograph shows the Dunes of Seagrove viewed across the beautiful blue-green water of the Gulf of Mexico and the brilliant white sugar-sand beach. The Dunes of Seagrove features:

The Dunes of Seagrove has many amenities of a great resort, including a great beach, large swimming pools, tennis court, and exercise facilities, and there are many attractions nearby, but it is relatively secluded and the beach is not crowded.

Enjoyed our Stay!
We really enjoyed our stay at Dunes of Seagrove unit A108. The unit was spacious and well equipped. Everything was convenient without being in the most congested area of Seaside. It was really convenient to have the two umbrellas and four chairs set up each day included with the unit.
The condo was very convenient for us with a 6 & 4 year old. I was impressed with the access to the pool and beach. A flat boardwalk to the beach w/ synthetic decking and the free beach service was an added bonus.( saved $40.00 a day) The large sand dune hinders the beach view but you do get an ocean view from all windows and large porch. The condo was large and well decorated.( I was skeptical by the pictures on the website) The carpet had some stains but was in good shape and appeared fairly clean.(Since I own a flooring store :) I would recommend hard surface in the living/dining.) We loved your place and hope to return soon. Thanks!
Great location - fit our needs perfectly!
Spent a week here in late July, 2017. Location was great and the amenities fit our family's needs perfectly.
Administration. Made it to check-in prior to them closing for the day. Have to admit, I am always a little worried about getting stuck out in the cold when the lock-box doesn't work. The unit has physical keys, not a key code to enter, so there was definitely something to pick up to access the condo. It probably would have worked fine with the lock-box but why worry. Check out was simple too. I haven't checked to see what, if any, final tally was for the stay but I'm sure it will be fine.
Location. The unit is the farthest south (closest to the beach) internal facing unit in the complex. The view fro the balcony was great - was able to see both the pool and a good view of the beach too. So it would work well for families that need to have an eye on kids in the pool but the parents want to see the Gulf too. Along that line, it is easy access to both - down one flight of stairs - so we skipped the elevator except for bringing up groceries and such.
Layout. Three bedrooms. We only had four of us; myself, daughter/fiancé, and a 16 year old son. So the three bedrooms worked perfectly. Each bedroom had a bath and shower - the masters is huge. Never used the pull out couch but can see where you could fit eight in here with little problem - they would use the master bathroom.
Kitchen was typical for this kind of condo - can seat three at the counter and then all else at the table if you have a larger group. Minimal left-over supplies from previous renters (can of garbanzo beans - I think that was a joke from a previous renter - some cling wrap, aluminum foil, and coffee filters) . No problem - it had all the utensils we needed, blender, coffee maker, mixer, crock pot - so all was good. No bbq - being a single dad - I missed that - almost all my cooking is outside. There are shared charcoal grills by the pool. We had friends just west of us on Chivas Lane so we went there for most dinners anyway.
Beach service: Came with four beach chairs which were great. Get out to the line to get the beach front ones by 7:45. Even then, it wasn't super crowded. Only two deep so easy to get to the beach even if you aren't in front.
Easy to get around. Our friends on Chivas Lane had bikes so my kids borrowed them to ride to Seaside and Rosemary beach. Sounds like lots of fun.

Unit was nice and the location was good. The sliding door from the living room to the deck did not work and limited our use of the deck. Did not like the process for using the beach chairs that are included in the cost. If you did not get to the beach shack by 7:30am and stand for 30 minutes in a "first come first served" line you ended up in the second row of chairs. There was remodeling going on in another unit and the noise permeated into our unit throughout the day. Seems like that kind of work could be done in the off season rather than the highest cost week of the year (4th of July).
1) The sliding door is heavy (for protection in case of a hurricane). Our maintenance people said that it was working, but they did have a windows and glass contractor come out and they did put in a new track which should make it easier to open and close.
2) This is an issue only during peak weeks, but, in my opinion, first-come-first-served is a fair and transparent way to assign the front-row beach setups. I too have been in that line, which I took as an opportunity to meet some of the other people staying in other units. Other days, I contented myself with setups in the second row. Then and now, first-come-first-served seems a sensible policy promulgated by the DOS Association.
3) Other units in the DOS have other owners. The maintenance people said that there has been work on a unit two floors up and one unit over that was expected to be done in early June, but construction sometimes takes longer than expected and did in this case. The walls and ceiling of the DOS are concrete, which does mitigate noise and the hours during which construction is allowed are limited, but we can't tell other owners that they can't have work done on their unit.
In conclusion, we've done what can be done to improve on the one issue over which we have any control. Also, the onsite maintenance people are very responsive and helpful. We rent our unit nearly every week of the peak spring and summer seasons and receive very few complaints and typically high ratings.
Spacious accommodations with a great view!
The condo was wonderful for 6 adults. We didn't use the pullout in the den. Very spacious, comfortable beds, and kitchen had everything you needed to eat in. Pools were great and shady in the afternoons after sun & fun at the beach all day. Great plus! The condo gets you 2 umbrellas and 4 chairs beach-side. Hot tub was okay, not too many jets. I loved the location because it's quiet and not overly crowded for a resort in this area. It's off the beaten path of 30 A, so you aren't hearing that traffic. The Perfect Pig takes reservations and was a great place to eat nearby. I will definitely return!!
I write this review as I am returning from our stay. This review may be a bit detailed but this is the type of review that I wish I would've seen on this unit. I'll begin with the positives first. I really loved the location, the beaches were great, the pool was spacious and clean, the air conditioner (though noisy)cooled the unit very well and the balcony area was large enough to hold all of our floats, water table etc and also give us enough room to sit around the table. The negatives: (which unfortunately outweighed the positives). I have to agree with the previous reviewer that mentioned that this unit needed updating. The building itself is older and was reminiscent of a hotel built in the 80s. At least it was neat and clean outside the grounds. Inside the unit, the carpet was dingy as "Dr.K" stated. I chose to overlook this when I booked this unit because management had responded that the carpets had been cleaned. Since this is a continual problem, I think it's time for new TILE that is easier to maintain. Like the other reviewer, we too battled flying and crawling insects. Mosquitos were throughout the unit and after close inspection, it was found that they were hatching in standing water in the toilet brush container. There were also tiny black worms and black mold in the shower units. After killing the worms, more came back so they were coming from somewhere??? We felt the need to wear our water shoes in the shower every time even though I had cleaned it upon arrival The appliances worked well but were also in need of update. The white refridgerator handles were dirty as well as all of the white molding throughout the unit. I did proceed to clean all of this upon arriving so if someone checked the unit today, there may not be evidence. Also, the huge fake Palm trees were filled with dust! (Why does every condo have these?!, they are nothing but a nuisance!) Overall, the cleaning lady "surface cleaned". Everything was neat upon arrival but when looking closer, it was just dirty. I did not contact management because who wants to handle this type of thing on vacation! Bottom line: there are brand new houses right next door for the same price and if this place is going to continue to get booked, it's going to have to renovate or lower the price.
The building is less than 20 years old (not from the 80s) and this year has a new roof and mansard, caulking, and patio surfaces. We stayed in the unit only a few weeks prior and saw none of these issues, but will have the property manager address them as needed.
