COVID CLAUSE: Tenant/Guest acknowledges they are booking a rental property during a pandemic and that certain events may happen this winter that are out of the landlord’s control.

Please be aware that any state-specific travel restrictions and quarantines are the responsibility of the tenant/guest and refunds will not be issued due to these guidelines except for the standard Airbnb cancelation policies they have and put in due to the pandemic.

Skiing and Snowboarding at 2 of Vermonts best ski areas (Killington and Okemo) both with 10-15 minutes in either direction.

In the summer both mountains have lots of fun activities set up as well as many other fun and amazing things to do in the area.

5 min. away at Amherst Lake I have a canoe stationed which guests can use for a $60 fee.

After Booking I will sending you a Guide Book on all activities and recommendations, along with the house manual, info and door keypad access code as well as the hot tub lock code if booked.

When rented I'm not in the area but I'm available via sms, phone or email (slower response time) anytime as well as Carol my house manager if you have any questions or like any recommendations besides the one's included in the guide book.

5 minutes to Snowmobile tours, 9 minutes to Long Trial Brewery, 2 minutes to Plymouth Artesian Cheese factory & Calvin Coolidge Homestead Historic site. If you're not in the mood to travel to far for dinner the closest restaurant is 10 minutes away called Back Behind Restaurant & BBQ which is a really cute rustic place with very good food and super friendly staff. 20 minutes away you have all the great restaurants and night clubs Killington has to offer, 20 minutes from beautiful Woodstock Vermont which also has great restaurants and bars, shops and a thriving art culture as well as a really good farmers market. Also 20 minutes away you have Ludlow (Okemo) which also has some really good restaurants some of which are really good farm to table menu's and bars. 30 minutes away you have Rutland VT which is Vermont's 2nd largest city provides what most cities do as well as many other restaurants as well as farm to table options and night life options.

The nearest train station is located in Rutland which is about a 30 minute drive to and from the house. There are also coach bus services available in Rutland as well as West Lebanon, New Hampshire (https://dartmouthcoach.com)

All guests please read the the house rules, especially with the mandatory check out chores. Your cooperation helps ensure the cleaning person can complete the clean in time for the next guests arrival and not risking extra cleaning fee.

During peak season (winter ski months December through March), all weekends and Holidays there is a 7 guest minimum. This is the way the house makes most of its income because it’s primarily meant for larger groups. If you still want the place but are less than 7, I would have to apply the extra guest rate of $35 per person per night after the booking is confirmed to meet the minimum for peak months.

If any groups wish to add more people to stay after the booking was made, please inform the owner so he can send you a payment request as there is an additional fee per person per night of $35. The base price is based on 4 guests. This information is better know sooner than later as the cleaner needs to know what to expect as the work load increases, especially on days that have same day check ins.

No pets allowed during peak season (winter ski months December through March), all weekends and Holidays. If you have a service animal, the certification must be provided and cleared before hand.

Hot Tub use requires a one time amenity service fee of $250. This lets you use the hot tub during your whole stay. I have the hot tub fully emptied, cleaned and refilled with fresh water as well as adding the necessary chemicals between each group of guests to ensure that the hot tub is perfectly clean and sanitary for them. I do not profit from this fee at all. The other option is Killington which has 2 spas with hot tubs but they charge around $30 or more for each guest per day.

Early check in's and late check outs are sometimes possible depending on other bookings. Please contact the host Rad to request availability and cost.

Also dish cleaning is done by guests checking out with the dishwasher, that being said the cleaners job is to take everything out of the dishwasher and put back in place, therefore there is no guarantee how well clean the appearance will be as some guest maybe have not rinsed the items well enough before placing them in the dish washer and we can’t be held responsible for that. The same goes with the barbecue grill outside as guests are responsible for that the cleaner does not go through the steps of checking the grill either. Lastly we can’t guarantee how clean the outdoor furniture is as we can’t control the outside elements at all time. Please be considerate with these facts when putting in your review.

Lastly as mentioned house being in the middle of nature please understand that you may come across little critters and insects and as much as we strive to have pests under control there is no perfect way of dealing with this. If you have any issues during your stay please contact the owner or property manager so we can address the issue in timely matter and not mention this after your stay.
Please treat this home as if it was yours, follow the rules and keep everything in place so the next guest or myself can enjoy the house equally. Non-Compliance with these rules will result in a loss of your security deposit or penalty charge.

• During peak season (winter ski months December through March), weekends and Holidays there is a 7 guest minimum. Feel free to inquire when less to see if a special rate can be applied if less guests.

• Extra charge for additional guests after 2 guests. $35 per per person per night. If you decide to have more guest stay at the house after you made your booking please notify me.

• Please keep the noise level down after 10pm

• Pets only with special permission and only during spring, summer and fall months, extra rules and when accepted there is a $100 per pet fee.

• Please report any damages that were noticed or made.

• Although the area is very safe from burglars, make sure you close all windows and lock all doors when leaving house to protect your belongings as well as mine

• Maximum 12 people in the house at any given time.

• When with children please be careful with them on the deck as the railings have large gaps where kids can easily crawl past.

• No parking on the street off the property

• Please be energy saving as much as you can as I try to be as environmentally conscious as possible e.g. try not to have the air conditioner on while windows are open, lights on while not at home although I recommend keeping one low energy light on so for safety such as the standing floor lamp between in the main floor.

• Try to keep re-using the same towel as much as possible for environmental reasons.

• Do not move furniture around the house. as my cleaners will charge me extra if then they need to move things back, which then I have to charge you.

• In the summer keep all screen doors closed to keep out bugs and critters as there are many in the area especially my property due to the forest landscape.

• Only use approved dishwashing machine soap in dishwasher. The soap is located under kitchen sink. Do not use any other type of dish soap such as Dawn, Joy or Palmolive, in dishwasher under any circumstances. As stated on label, it is not designed for machine use.
