This lovely accommodation in desirable Upper Carolina is really spacious--nearly 1500 sq. ft. of living space, all on one level. Occupying the middle floor of a breezy, verandah-style, two-storey house this accommodation will give you plenty of room to relax and recharge. Comfortable en suite bedroom/bathroom with four-poster, Queen-sized teak bed with hotel-grade, pillow-top mattress. Direct access to the wrap-around verandah from every room. Comfortable TV/living room with Queen sleep sofa to allow accommodation options. Large, eat-in kitchen with free-standing kitchen island and ample dining space. Wrap-around verandah with valley and water views, perfect for coffee and tea in the morning, reading and relaxing in the sun during the day, as well as drinks and dining in the evening.

Why Christopher Conboy Jr. chose Coral Bay

After renting in Cruz Bay, Bordeaux Mountain, Gifft Hill and Coral Bay, we found that Upper Carolina in Coral Bay affords us the best location for our annual vacations on St. John. A quick check of the prevailing winds in the morning allows us to get to the best snorkeling spots on the North Shore, East End or South Shore in less than 15 minutes for our first two-hour swim of the day. I can also get to the Leinster Bay running loop (the best place to run in the morning) in exactly seven minutes--from the house to the Annaberg parking lot. Which makes an early morning run that much more enjoyable.

What makes this house unique

This accommodation is all about the space. There's plenty of it for a one-bedroom listing. When you open the door, we want you to love the big, breezy, eat-in kitchen, the comfortable verandah, the lovely furnishings and the terrific valley and Coral Bay views. We have off-street parking directly in front of the house which is extremely rare for St. John rental properties. And, because the house is located in the desirable enclave of Upper Carolina, the road to the house is paved concrete with constant maintenance from our homeowners association. It's even level and long enough for a meaningful stroll under the stars after dinner--a pleasant surprise to all of our guests.

Perfect quiet getaway

Where to start? There are so many things we loved about Aqua Villa that have been mentioned by others .... It's the perfect place for a retreat in quiet Coral Bay. We had amazing views everyday. We spent most days snorkeling the lesser known spots on the east end. Those wonderful days were made even better by coming back to such a well stocked and comfortable apartment. In the evening, we sat out on the veranda sipping cool drinks and watched the postcard view of Coral Bay change colors. Breezes were perfect, we barely used the A/C that was available in both LR and BR. Ceiling fans and open windows were all we needed to keep cool. Lots of space, kitchen with many convenient appliances (e.g., blender, even a Cuisinart ice cream maker! We made mango smoothies and mango ice cream). Cookware was unexpectedly high quality for a rental. We truly felt like guests at Chris's home. Looking forward to our next visit!

WORTH OUR MONEY! 100% RECOMMENDED!

We loved staying at this lovely apartment in Upper Carolina perched above Coral Bay. We were looking for a nice place, away from the crowds, where we could really relax and enjoy St. John's nature and our precious, hard-earned vacation. We wanted to be close to the nature, but we also wanted amenities. WE GOT BOTH. The apartment is lovely, much as seen in the photos. Because it's in a house on a hill, you get the lovely feeling of being in a super private place surrounded by nature with the ease of a clean, nicely appointed 1 BR apartment. The veranda is lovely, the furniture is solid, the wi-fi was excellent, the cookware, towels, pillows and plates were all excellent, too. We had a couple of concerns to begin: will the bed be comfortable, will there be mosquitos, could there be must that we don't see in the photos, do we need AC? We found that the bed was excellent, there was not a hint of must save in one or two books (and we're very sensitive to must), the breezes were excellent, so we didn't even turn on the AC, and the screens were fantastic, never a mosquito was seen. The LOCATION is superb. We accessed SO MANY beautiful beaches within a 15 minute drive. Little Maho beach is 7 or 8 minutes down the hill one way -- so it was easy to roll out of bed one morning and within minutes we were on the beach for a 7:30 am snorkel with the turtles. Many, many beaches are within 15 minutes, so it's a wonderful spot from which to explore pretty much all of the North and South side beaches, which we did. Because of the excellent location and kitchen, we often went out for a morning excursion, returned for lunch, and then headed out for an afternoon excursion. The only thing that was "far" away (i.e. 30 minutes) was Cruz Bay. But we easily headed there for dinner when we wished. There is also an excellent grocery store and a few good restaurants nearby. In fact, we preferred the closest restaurant to the apartment to any others, including the two we went to in Cruz Bay. The owners were EXTREMELY attentive and helpful. They answered numerous questions we had about St. John, the weather in May, car rentals, grocery stores, etc. And their on-site care taker was fantastic, answering many additional questions we had, and never making his presence felt in any way that left us anything but happily enjoying a quiet apartment in the hills. Enjoyable Relaxing Vacation

This was my husband and my first vacation to St. John and our first time not staying in a hotel. We left Boston after a major snowstorm so our flight was delayed which brought us into St. John @ twilight The car rental place was closed so we had to take a taxi to the house which was the scariest ride I've ever been on. The driver didn't know of the road or property so he took us to Coral Bay stopped at Aqua Bistro and asked if anyone knew of it @ this point it was pitch black out but a fine gentlemen by the name of Rupert knew of the property and was nice enough to take us there. We arrived at the house and met Sarah who was very gracious and accommodating even though it was late she took us to the market to buy food and drinks we were a bit frazzled and she was very helpful, she took us to the car rental place in the a.m. They apologized for being closed and everything was good from that point on. The house is clean, neat and decorated tastefully , the bed extremely comfortable, the nightly sounds of birds and bugs took a little getting used but to wake up in the morning make coffee and sit on the veranda overlooking coral bay was a very enjoyable experience. There was even yoga mats to use We so appreciated all the beach supplies (chairs, cooler, snorkeling equipment, towels and even a beach bag). Every day we chose a different beach, all of which were within 10 to 20 minutes by car. The beaches were absolutely beautiful, they offered a lot of sun and shade (no need for an umbrella) Maho was our favorite. Many nights we made dinner @ the house although there were a couple of very nice restaurants close by but we made sure we were back to house after dark because the roads are very scary when your not used to them, especially in the rain and it did rain periodically. When we go back and I'm sure we will we would be more comfortable driving. For anyone looking for a very relaxing vacation this is the place to be. We literally "lived" here and loved every moment of it …. well almost every moment…….

The house is located in the desirable enclave of Upper Carolina, a quiet, residential neighborhood about five minutes from the shops and restaurants in Coral Bay. High enough up the hill to catch the trade wind breezes and afford lovely valley and water views, but only seven to fifteen minutes to the best North and South Shore and East End beaches.
