This lovely accommodation in desirable Upper Carolina is really spacious--nearly 1500 sq. ft. of living space, all on one level. Occupying the middle floor of a breezy, verandah-style, two-storey house this accommodation will give you plenty of room to relax and recharge. Comfortable en suite bedroom/bathroom with four-poster, Queen-sized teak bed with hotel-grade, pillow-top mattress. Direct access to the wrap-around verandah from every room. Comfortable TV/living room with Queen sleep sofa to allow accommodation options. Large, eat-in kitchen with free-standing kitchen island and ample dining space. Wrap-around verandah with valley and water views, perfect for coffee and tea in the morning, reading and relaxing in the sun during the day, as well as drinks and dining in the evening.

We've been renting villas in St. John for the past eighteen years, so we are keenly aware of what makes a great rental experience. We both work in design and construction in the hotel industry and we put that expertise to work in making this house a comfortable, tastefully-appointed, smart weekly accommodation.

Why Christopher Conboy Jr. chose Coral Bay

After renting in Cruz Bay, Bordeaux Mountain, Gifft Hill and Coral Bay, we found that Upper Carolina in Coral Bay affords us the best location for our annual vacations on St. John. A quick check of the prevailing winds in the morning allows us to get to the best snorkeling spots on the North Shore, East End or South Shore in less than 15 minutes for our first two-hour swim of the day. I can also get to the Leinster Bay running loop (the best place to run in the morning) in exactly seven minutes--from the house to the Annaberg parking lot. Which makes an early morning run that much more enjoyable.

What makes this house unique

This accommodation is all about the space. There's plenty of it for a one-bedroom listing. When you open the door, we want you to love the big, breezy, eat-in kitchen, the comfortable verandah, the lovely furnishings and the terrific valley and Coral Bay views. We have off-street parking directly in front of the house which is extremely rare for St. John rental properties. And, because the house is located in the desirable enclave of Upper Carolina, the road to the house is paved concrete with constant maintenance from our homeowners association. It's even level and long enough for a meaningful stroll under the stars after dinner--a pleasant surprise to all of our guests.

Enjoyable Relaxing Vacation

This was my husband and my first vacation to St. John and our first time not staying in a hotel. We left Boston after a major snowstorm so our flight was delayed which brought us into St. John @ twilight The car rental place was closed so we had to take a taxi to the house which was the scariest ride I've ever been on. The driver didn't know of the road or property so he took us to Coral Bay stopped at Aqua Bistro and asked if anyone knew of it @ this point it was pitch black out but a fine gentlemen by the name of Rupert knew of the property and was nice enough to take us there. We arrived at the house and met Sarah who was very gracious and accommodating even though it was late she took us to the market to buy food and drinks we were a bit frazzled and she was very helpful, she took us to the car rental place in the a.m. They apologized for being closed and everything was good from that point on. The house is clean, neat and decorated tastefully , the bed extremely comfortable, the nightly sounds of birds and bugs took a little getting used but to wake up in the morning make coffee and sit on the veranda overlooking coral bay was a very enjoyable experience. There was even yoga mats to use We so appreciated all the beach supplies (chairs, cooler, snorkeling equipment, towels and even a beach bag). Every day we chose a different beach, all of which were within 10 to 20 minutes by car. The beaches were absolutely beautiful, they offered a lot of sun and shade (no need for an umbrella) Maho was our favorite. Many nights we made dinner @ the house although there were a couple of very nice restaurants close by but we made sure we were back to house after dark because the roads are very scary when your not used to them, especially in the rain and it did rain periodically. When we go back and I'm sure we will we would be more comfortable driving. For anyone looking for a very relaxing vacation this is the place to be. We literally "lived" here and loved every moment of it …. well almost every moment…….

Glorious!

First of all, St John is not to be missed and Coral Bay is the best place to be. It was our first time to the Virgin Islands for our 25th wedding anniversary and the trip was incredible. Christopher and Aqua Villa played a huge part in our perfect vacation. Christopher was so accommodating, even when our dates had to be changed. He was great at answering all of our questions and his response time was immediate. The house had everything we needed, from all the snorkeling and beach equipment, to a fully equipped kitchen. The verandah was a delight for relaxing and enjoying the views. Speaking of the view, waking up each morning to the beautiful green hills and the sound of wildlife was truly unimaginable. Sarah, the house manager, had great recommendations to make the most of our stay and was available if needed.The only negative thing we can say is that we had to leave! Thank you so much for a trip of a lifetime! We couldn't have done it without you!

Amazing Aqua Villa

My husband and I love St. John and have rented a few different homes during our stays. Aqua Villa is a great home in a great location with great attention to detail. The owners have thought of everything to make your stay perfect.

The home has a fantastic view of Coral Bay (our favorite place on the island) and plenty of table & chairs and lounges to enjoy the large deck. Coolers, chairs, kayak and SUP are a big plus.

Décor in the home is classic Caribbean and gives you a very calm and relaxed feeling. Bedding and towels are high quality and plentiful. Being on a well and septic ourselves, we understand the need to be very conservative while on the island so we appreciated that extra linens and towels were supplied, however, we did not use them.

When we come to the island I love to cook all meals and the kitchen was well provisioned and the cutlery and cookware were heaven.

The owner and caretaker were always available to help if you had a question.

Would definitely rent this beautiful home for future stays.

The house is located in the desirable enclave of Upper Carolina, a quiet, residential neighborhood about five minutes from the shops and restaurants in Coral Bay. High enough up the hill to catch the trade wind breezes and afford lovely valley and water views, but only seven to fifteen minutes to the best North and South Shore and East End beaches.
