THE SPACE
This thoughtfully designed 100 sq ft space is perfect for guests who want a quiet, comfortable place to unwind without giving up convenience.
Features include:
- Private entrance via a separate rear access, detached yet connected to the main home
- Spacious garden offering a peaceful outdoor area to relax
- Compact kitchenette with a drip coffee maker, air fryer, mini fridge, microwave, sink, cookware, and utensils
- Dining nook for two tucked into a cozy corner
- Queen bed with a Nectar mattress for a comfortable night’s sleep
- 75” Smart 4K TV for streaming and entertainment
- Bathroom with standing shower, simple and functional
- Convenient location near the 405 freeway while remaining quiet at night with windows closed
- Central heating and cooling, shared with the main house
- EV charger (220V, 3.3 kW) available upon request—please contact Vince to arrange
- We provide a complimentary starter kit of essentials to cover about a week. For longer stays, guests will need to purchase additional items as needed.
NOTE: This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $2,000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $37 for stays up to 10 nights, with an additional $3/day for stays longer than 10 nights. Damage waiver purchases are optional.
To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.
Your guest portal includes advertisements with third-party upgrades that you may want to enhance your stay. These upgrades are optional.
Guest access
Please note that the unit shares a wall with the main house. Enjoy full access to the entire unit and the expansive backyard, adorned with abundant trees (feel free to savor the fruits they bear) and blossoming flowers.
For electric vehicle enthusiasts, Level 2, 220V 6.6KW charger is available upon request, located conveniently on the wall near the right parking spot on the premises. Please bring your Tesla convertor. Please schedule with me before taking the spot or charging.
HOUSE RULES & POLICIES
We want you to have a comfortable and enjoyable stay. Please take a moment to review our house rules to ensure a smooth visit.
-No Parties or Events
Parties or gatherings are not allowed. A $500 fine and possible cancellation apply.
-Quiet Hours
10:00 PM – 8:00 AM. Please be respectful of our neighbors. Excessive noise may result in eviction.
-Occupancy
Maximum of 6 guests.
Guests beyond 4 are charged $65/night each. Undeclared guests will be asked to leave.
-Parking
Park only in designated areas. We are not responsible for vehicle loss or damage.
-No Smoking
Smoking inside the home is prohibited. A $500 fee applies.
-Damages & Security
Guests are responsible for any damages. Security dispatch incurs a $200 fee; repeated issues may lead to eviction.
-Cleaning
Please clean up after yourself. Excessive mess: $300 fee. Unwashed dishes: $20 fee.
-Pets (Dogs Only)
Up to 2 dogs allowed with prior approval.
$99 per pet per stay. Pets must be crated if left alone and cleaned up after. Strictly: Don't let your pets poo anywhere the property. We will require additional cleaning fee for that.
-Trash
Please bag and dispose of trash properly.
