About the property

House, 3 Bedrooms, 2.5 Baths (Sleeps 6-8)

Casa Blanca is a stylish yet affordable vacation house in the chic Mexican Caribbean town of Tulum. Tulum is famous for some of the most beautiful beaches in the world as well as for its cliffside Mayan ruins and prevalent cenotes (from the Mayan 'dzonot', meaning 'well'),caves that contain pools and underwater passageways in their interior, and form a unique recreational backdrop of snorkeling and diving exploration throughout the Yucatan region.

Enjoy your sundrenched beach vacation in the privacy of your own home. Casa blanca is a large, uniquely-designed private house tucked away from hectic city life yet conveniently located within walking distance from downtown shops and restaurants and just an easy 5-minute drive (or enjoyable bicycle ride) to Tulum's pristine beaches. With oversized windows and minimalist detail, this 4 story house was created with complete relaxation in mind; great for a family, couple, or group of close friends. Polished Grey cement interiors keep the house cool year round. The modern kitchen is accented with cool colored glass tiles and a large built-in dining fixture divides the living room and the kitchen, lending an open feel to meals and socializing.

The living room and kitchen face the swimming pool; through a set of double doors the view of the pool is framed by lush, indigenous landscaping. Enjoy an incredible sunset on our spacious roof terrace, high above the treetops...perfect for bird watching and star gazing after dark, or, with it's shady palapa, for daily yoga practice or just hanging out. This stylish private house has 3 separate bedrooms, outdoor showers (poolside), swimming pool, 2 1/2 bathrooms, outdoor grill, TV with streaming Netflix, DVD player, refrigerator, stove and oven. We provide pots, pans and dishes, and utilize the spice rack.

If you would rather avoid overcrowded tourist areas like Cancun or Playa del Carmen you will love Tulum. The pictures of the beaches in the listing are taken from Tulum beaches just five minutes away, wide, glistening stretches of beach that go on for miles. You will be able to enjoy Mayan culture and natural wonders in and around the incredibly unique town of Tulum. We are 1 hour and 45 minutes drive from Cancun airport but you will feel like you are a world away. Our guests enjoy a well balance vacation that includes the beach, relaxing by the pool, cooking and dining at home as well as dining out.

The house will be made ready (with clean sheets and towels) for your arrival. The rates include 1 midweek house keeping for a stay 7 nights or more during the peak season (please schedule this in advance). Low season rates do not include midweek house keeping. Additional maid service available (please book in advance) for an additional fee.

The house sleeps up to 7-8 people (children included), with a king sized master bed, two additional bedrooms, each with a matrimonial sized bed and one with an additional twin, and a pull-out sleeper sofa. Additionally, there is a comfortable hammock on the rooftop, and two cots stored in the master bedroom closet.

We thank you in advance and hope to have the opportunity to welcome you home in Tulum:)

About Erika Johnson

Our family discovered Tulum in 2010, when, having heard a quiet buzz about the place for several years, and seen an article here and there in National Geographic, we finally made the trek, speeding quickly past the Cancun city limits on our way to our hoped-for paradise. As soon as we drove into Tulum, in our rental car, even before we found the beautiful beach, we were in love. Tulum is small and still largely 'undiscovered,' but nonetheless (or maybe because of this) alive with culture and fresh possibility. It has a safe, friendly, but still edge-of-the-world paradise feel to it. As much as we love traveling to new places, we knew Tulum was a place we wanted to return to many times, and, as luck (opportunity met with preparedness!) would have it, circumstances fell into place around our desire. Our family- Erika, Kris, Tristan (15) and Chloe (10) now resides in the beautiful Appalachian Mountains of Virginia for most of the year, and escapes to Tulum when we need a refresher, or at times a reminder, of the breadth and depth of the ocean, and of history, culture, and the broad horizons of our world... or just some family time in the sun and surf!

Erika Johnson purchased this house in 2012

Why Erika Johnson chose Tulum

At home, in the mountains of Virginia, we live in Yurts- a ancient design of round, canvas 'tents,' of a sort, dating back to the Mongolian tribes, who would pack them on their yaks when they moved to stake out a new place in the desert. We love the worn wildness of the Appalachian mountains, and the simplicity of yurt living. For us, Casa Blanca, with it's polished concrete, un-curtained windows, and four floors of stark, artistic simplicity, represented an opposite form of the same things we liked- uniqueness, simple lines (or, in the case of our yurts, curves), and the clean, natural salt-washed beauty of the ocean and it's surroundings. Tulum itself reminds us of the small community of Floyd, Virginia, that we call home in the States- a mix of friendly locals and engaged visitors, drawn to a place for the quality of life it represents. At home, this 'quality of life' takes the shape of a community of organic farmers, music and art as integral aspects of daily life, and an effort to live intentionally. In Tulum, these qualities also exist, in a similar-but-different way; we love the 'international' feel of the Tulum community- the visitors that come from the States, Europe, other parts of Mexico and South America, Australia and many other parts of the globe. We love the emphasis on healthy living, but also the friendly groundedness of the pervasive laid back vibe.

What makes this house unique

When we brought our kids from Virginia, in the United States, to Tulum to show them the house, and get their blessing on the place, Chloe, 10 years old, ran straight upstairs in her polka dot dress and jumped from the second story balcony into the pool! Although she is something of a daredevil, it didn't make us nervous, as we'd done it repeatedly ourselves! The former house owner had built the balcony, and indeed planned the depth of the pool, with this sort of fun frivolity in mind. It's that 'lightness-of-being' that drew us to this particular property, with its view of palm leaves shimmering in the slight breeze from the stairway window, and the prehistoric, peeling, banana-loving iguana that invariably saunters across the concrete wall every morning, as we sip coffee by the pool, entertaining us as he makes short shift of the fruit that is nearly as big as he. Casa Blanca is pure tranquility. It's simple modernity, with the lovely twist of being located off a dirt road. It's quiet and private, while completely accessible to some of the best restaurants you can imagine. It's beach life, amidst a uniquely cultured community.

Everything was as advertised. We found the house clean and stocked with all of the basics.

  • 5 of 5

The property was fantastic. We had three kids with us, the youngest being 14. They loved the house, the pool, and the view from the rooftop. One thing to consider is the amount of stairs. Probably wouldn’t be a good option if climbing stairs is a problem. We found everything in working order, although it took some exploring to figure out the pool lights and other small things. WiFi was spotty but come on your in Mexico. We never met the caretaker but they did show up mid week to change linens bring fresh towels and mop floors. We never had to call them because there was never a need. Most importantly we felt safe there. We kept valuables in the safe and made sure everything was locked up at night and when we left for the day. We rented a car to get around and I would recommend doing he same. The location to town and attractions was great, you could easily catch a cab at the end of the road if you didn’t want to rent and drive a car. Tulum was very cool. We ate, shopped, swam, snorkeled, fished, explored. Definitely a must return to destination. We also felt that Casa Blanca was an incredible value. With everything it had to offer it would be tough to beat for a family on vacation.

Washington D.C. area

Nice property, good location with a car, great value.

  • 5 of 5

This rental met our needs. Our plans included daytime travel by rental car to different beaches, a cenote and the biosphere. We enjoyed the close proximity to town. There is an excellent yoga studio and coffee/latte/breakfast place just outside of town for the yoga studio and in town that I enjoyed every morning. Also there Is an excellent grocery store where you can find quality foods, wines and liquors. We cooked at the home, used the grill and enjoyed the pool in the evenings. It is close to Akumal (though the new designated swim boundaries to protect the sea grass for the turtles have dimmed the beauty of my favorite beach.). The other attractions like the public beach, ruins, cenotes, funky bars and restaurants in town are easy to find and close. Just use TripAdvisor for recommendations as to what's currently best. A tip, once you find the home start using the paved road just East for ingress and egress. That will spare you and your car a bumpy road and you will locate a small store for water and snacks and a pollo asada stand that we didnt try but I am sure is inexpensive and delicious. I love Tulum. It's a bustling beach town with people quietly moving about their business all day, into the eveving and night. I love the air with the fragrant smell of mesquite coming from traditional homes where people still use it to cook. Finally, note this is not a luxury rental. It's not priced as such. Still if your needs were like ours and you are not seeking or paying for high end luxury and amenities this place will meet your needs as there is plenty of space to spread out and relax.

Nice from the outside - over all run down

  • 3 of 5

There property is for sale. The owner is doing the bare minimum to maintain the property. When we got there the hot water was out. It took over 24 hours for the manager to get it on. The water pressure is non existence. I could only get about 1 min of scolding hot water pressure. I could never wash the sun screen off my skin due to this. The metal drains are rusting and you can cut your feet in the shower. When it rains the whole house leaks. If you have kids don't stay here. Steep concrete stairs that are slick from the rain with no railing. 3rd floor with 2 rooms is only accessible from a spiral staircase. There is a huge ant problem. The security cameras are just for show. There are no bug screens on the windows so the bugs are always crawling in. You have to have them open to get airflow to the rooms. The bike chains are rusted so you can't use the bikes. The beds are the worse. You would be more comfortable sleeping on the floor. I had holes in my sheets. This place is extremely hard to find.

The only redeeming quality of this place is the pool. It was clean but the lights in the pool don't work at night. The pool furniture is all run down as well.

This is what the owner said when confronted about the issues with the property:

The larger reality, Felice is that things, including rental property issues generally, response time to issues, management expectations, etc., in Mexico are simply different from the US, Europe, and other first-world countries. We have come to accept this, ourselves, and do our best to screen for renters who have some experience in similar areas of the world, and share this understanding. - Basically if you think you are getting a nice place you aren't because its Mexico according to the owner.

Terrific House!

  • 4 of 5

We've stayed at Casa Blanca twice and enjoyed both stays. The house is well laid out and has great amenities like the roof top deck and swimming pool. The house is a terrific value. We had some issues with the pool and Jorge the property manager was very responsive. We'll stay here again when traveling with another family. The three bedrooms worked really well for our group.

Awesome Villa in the heart of Tulum

  • 5 of 5

This property was a complete joy to stay at during our time in Tulum. Staying away from the beach gave us more opportunity to explore the city of Tulum and surrounding areas. The house is amazing and well maintained. This property throws you into the real Tulum. Pool is awesome and the perfect treat for after spending the day at the beach. Highly recommend this property and we will return

Tulum Beaches
Car: not necessary

The town of Tulum essentially offers a two-for-one experience; 'downtown' and 'The Beaches.' They are within a mile distance of one another, but completely different settings. Casa Blanca offers easy access to both. From Casa Blanca you can walk downtown; have coffee and check your email, or borrow a book at the local coffee shop, frequented by locals and tourists alike. Visit the Mexican bakery, or the Italian version, Mot Mot Cafe, for a pastry. Shop the many unique boutiques for art, jewelery, Mexican pottery, masks, and the like, and plan your outdoor adventure at one of the many storefront guided tour companies. The Shantala Spa offers one of the single hour and a half massages you'll get anywhere, and one could easily eat at a different fabulous restaurant- from the most authentic Mexican to Argentinian steakhouses, take-out Thai, brick oven pizza, street-side tamales and tacos and all varieties of assorted fusion cuisine. A short taxi, bus, car or even scooter ride and you can be swimming with sea turtles or swimming through underwater caves, or 'cenotes.' Meanwhile, at La Playa, the Beach, known as the 'Zona Hotelara' or Hotel Zone, is a several-mile stretch of boutique eco-hotels, many of which are solar or wind powered, as Tulum's still developing electrical infrastructure doesn't stretch too far from town. That only adds to the beauty and charm of this uniquely beautiful stretch of beachside cabanas, restaurants, bars, spas and shops, however, and one could easily pass long stretches of time just sauntering down the beach or the narrow street, sunning, people-watching, and just soaking up the relaxed, laid-back, and beautifully non commercial vibe of this extraordinary pocket of the Yucatan.
