Apartment, 2 Bedrooms + Den, 1 Bath, (Sleeps 5)
Located centrally, just steps from the heart of old Charlottetown, our legal luxury triplex is a former traditional centre-hall shingled house (originally built circa 1880) nestled on a professionally designed recently landscaped lot gently shaded by a stately century-old white ash tree.
Substantially renovated and recently furnished with quality designer furnishings, our top-floor 'Attic Atelier' has a secluded 'tucked under the eaves' hideaway charm which is a rare find in downtown Charlottetown. Inside and out, our airy, wrapped in windows top floor perch features its own private entrance, ensuite laundry, blonde wood floors, beadboard trim and six quality appliances.
This suite boasts two sun-dappled bedrooms (one queen, one full, featuring fresh, quality linens) with operable windows and remote-controlled skylights which supply each with the benefit of fresh island summer breezes. The well-appointed living area (complete with flat-screen television and comfortable extra-long linen settee) easily converts to accommodate additional sleeping for one simply by closing the pocket French doors. The living space has a pair of glass doors that open onto a spacious sky vista terrace with seating and barbecue nestled beneath the canopy of a 100 year old ash tree. It's a magical treetop perch ideal for evening stargazing. The open kitchen is equipped with quality stainless steel appliances and features a cozy built-in banquette and round ship-captain's dining table. It's the perfect place to cook, gather and unwind. And for those who love indulgence akin to a spa, our four-piece washroom features an over-sized rain shower, deep soaking tub, and walks out onto a sun-kissed balcony which overlooks nearby gardens. This beautifully proportioned suite is ideal for those who covet light, air, and outdoor space.

About James Ormston
I own Upper Hillsborough with my long-time friend and business associate, Steven. We're both Realtors with Bosley Real Estate Brokerage in Toronto, Ontario. Steven, who operates his urbaneer division, has been with Bosley for many years, and myself, many fewer! We've been fast and fabulous friends since meeting while attending the University of Victoria. I'm originally from Summerland, British Columbia, having moved to Toronto in 1988 to pursue my education and my career as an orchestral musician. In the time since, I've performed with many of Canada's finest ensembles including the Toronto Symphony, the National Ballet of Canada and the Canadian Opera Company, and played music in places as far flung and varied as Charlottetown, Hong Kong, and Edinburgh. Since 1999, I've been lucky enough to call Charlottetown home during the summer months thanks to my long involvement as a musician at the Charlottetown Festival.
James Ormston purchased this Apartment in 2008
Why James Ormston chose Charlottetown
12 Upper Hillsborough at time of purchase in 2008 was a true diamond-in-the-rough: solid, tons of character, and well-situated to Old Charlottetown on a street shared with many fellow artists and artisans! We fell in love with it's quirkiness, it's history, it's outstanding potential and it's close proximity to all the things nearby that make Charlottetown a truly wonderful place to visit. It's our hope your stay with us will be one of your most memorable!

Beautiful and centrally located
What a delightful home away from home. We were in the ground floor suite, and so additionally enjoyed the use of the garden and patio at the back of the house. The quality of the renovations to the property is superb, everything has been thought of to make one feel welcome, and the home is spotlessly clean. All within an easy walk to the centre of town.
April, the property manager, is immediately responsive to any concerns or questions and, being a local, has extensive knowledge of the area. The island itself is absolutely charming, and the Black House suits it perfectly.
Modern amenities with the most peaceful surroundings
This is our second stay in this historic home and we will come again. We stayed in a different suite this time and learned that the other suites are as beautifully done as the top floor. James and his assistant April are amazing to deal with and attempt to be so accomodating of your needs or questions. Best owner weve ever dealt with. Thanks James for all the thoughtful care you provide us from the welcome treats and wonderful art pieces right out to the most welcoming deck where you can look out over the garden and relax after your busy day. Can't wait to return here and to beautiful PEI.
LOVED this place! Upper class suites, priced right
From the welcoming treats to the attention to detail with decor and all the necessities for a comfortable stay, our family would rate this property more than 5 stars! The beds were super comfy - even the pull-out couch, according to our son :) Having not one, but TWO balconies to use was just awesome! Everything was spotless. We were within walking distance to downtown Charlottetown so sightseeing, dining and drinking were all so convenient! The neighbourhood was very beautiful, with many historic homes and churches everywhere - it was pretty cool to be staying in one of these historic buildings! We had the opportunity to see all three suites in the "Black House", and we would recommend any one of them. Would be great for a larger group to rent the whole building. The friendly property manager was just a phone call away if needed. We ALL want to come back!
Excellent Stay with all the Amenities!
We loved the stay! The location and place were beyond fabulous! Not one detail was missed.
We loved our stay in PEI and Charlottetown was a great base for exploring the island.
Thanks James for everything
Very nice and comfortable!
Thanks James and Stephen. We really enjoyed our stay at the Black House. Will miss it a lot. It was a wonderful place to stay while waiting for own home.
Very well equipped and inviting property
Our first stay here was so wonderful we have already booked again for next year! Our first impression when we arrived was "Wow!" and nothing changed our mind during our stay. We felt right at home with the tastefully decorated furnishings, well equipped kitchen and all the lovely added "touches" (Wine, cheese, Milk/cream in the fridge, beach bag, lovely soaps, etc). This place was spotlessly clean and welcoming. The house is located in an older part of downtown and is within walking distance of everything downtown offers from restaurants to the waterfront boardwalk and historical buildings. This is a great walkers location and even on bad weather days we were happy to just laze around in this space without feeling we lost a vacation day. James and his team are right there if you have any issues or questions. We highly recommend this property owner and his team. All nice folks!!!
Thanks so much James and see you next year.
