Experience a stylish and quiet retreat with breathtaking pond views! This modern big 4 Bedroom 2 Bathroom home offers the perfect blend of comfort and convenience. Sleeps 10 people. 3 King 1 Queen and 2 Full Beds. 5 Smart TVs. Fenced Back yard. Open floor fully equipped kitchen where you can cook and make memories with family. Parking 4 cars. Central location. Close to restaurants, shopping, parks. 6 miles to Schaumburg Convention Center, 5 miles to Woodfield Mall, 3 miles to Schaumburg Metra, 17 miles to O'Hare Airport, 32 miles to Downtown Chicago

The space:
Potential Guests should thoroughly read ALL information below before booking. (The info below will prepare you for your trip and answer 99% of your questions!) Thank you!

This Tri-Level home is very modern and spacious! Four bedrooms, living room and family room sleep 10 people. (3 in each of the two huge bedrooms with king and full beds, and 2 in each of the other 2 bedrooms with King beds) Big fenced yard and a very nice patio with patio furniture in the back. Amazing Views and access to the Pond and park.


BOOKING INFO:
We welcome guests of all backgrounds! However, due to prior issues and property damage, we will only be accepting booking requests from:
--VRBO users who are "verified" and who already have positive reviews from other hosts.
--Guests that are above the age of 25.
--Guests who are not bringing pets.
--A maximum of 10 guests per reservation.
--We love celebrations, but NO PARTIES/EVENTS are to be held inside or outside the house.
--The MAXIMUM amount of GUESTS and VISITORS combined in the house AT ANY time is 10. The same applies when you have Visitors or Family GATHERING - the TOTAL Amount of people allowed is 10.
(For your safety and property safety ring cameras have been installed outside at the front and back of the house).

-ABSOLUTELY NO SMOKING OF ANY KIND IN THE HOUSE!!!

We value our relationship with our neighbors, so events/gatherings/parties are not to be held by guests. In order to keep the home in excellent condition for future guests, we are firm on these rules. We apologize for this inconvenience and thank you for your understanding.

***Note that if you are bringing infants/babies, the house is NOT baby-proofed. (Furniture is not secured to walls, outlet blockers are not included, cabinets/drawers are not locked, etc.)
We can provide upon request in advance a Pack n Play portable crib, a baby High chair and 0-24m infant Tub (See picture). Please let us know as soon as you book so we can have the baby items ready. Guests are solely responsible for keeping a close eye on children.***

CHECK-IN INFO:
--Guests who book will receive detailed check-in instructions and a key code for entry on the morning of their scheduled arrival. All of this will be communicated through VRBO messenger.
--Check-in is between 4 and 9 p.m.; guests must check out by 10 a.m. so that we can clean/prepare for our next renters before they arrive. (Note: We will try to accommodate early arrival/late check out requests, but often times, the cleaning crew requires the full time between guests if we have back-to-back bookings.)
--Our cancellation policy is firm.


HOUSE AMMENITIES:
--Every guest based on guest count provided in the reservation gets a set of 3 towels (One Body, One Face and One Wash Cloth) for the duration of the stay. As a courtesy to our guests we also provide Washer&Dryer (located at the house lower level), detergent, and softener.
--This rental includes a MODERN KITCHEN WITH BIG ISLAND with a fridge/freezer, farmhouse sink, stove, oven, microwave, toaster, coffee maker. Essentials like plates, cups, glass cookware, pots/pans, utensils, & paper towel will be provided for your use.
--Along with coffee, Green tea and sweetener are provided.
--A hair dryer and showering essentials are provided. Each bedroom has a designated closet with hanger storage for clothing. There is also an iron and ironing board in the closet in the hallway next to the kitchen
--A few board games/books are available for your use.
--Guests can park in the driveway--There is room for 4 vehicles to park next to each other. Please do NOT block sidewalk. Free public street parking is also available during the day on the house side of the street. Access to the Garage is not provided to guests.

TECHNOLOGY:
--5 flat screen smart TVs (one in the living room upstairs, one in the family room downstairs, and one in each of the big bedrooms upstairs.
--Fast speed 800Mbps Wifi is provided.
--A washer/dryer is available for your use.

We are committed in providing a safe, clean and joyful environment for your stay. Please respect our home that we so thoughtfully prepared for you by following these simple rules:

● GUESTS: The maximum amount of Guests and Visitors combined in the house AT ANY TIME is 10.
-Extra Guests or visitors: If more guests or visitors than initially permitted are found at the property, we reserve the right to deny entry based on VRBO’s policies or we might request that you vacate the property. Extra guests will be treated as trespassers.
-If uncertain about guest numbers or daytime visitors, please reach out. We aim to prevent
any misunderstandings.

● NO PARTIES/EVENTS are to be held inside or outside the house.

● No pets allowed.

● NO SMOKING, vaping or E cigarettes of any kind are 100% NOT allowed indoors. There will be a minimum of $495 fee for ozone air cleaning services should this rule be violated.

● PARKING: The driveway can have up to 4 cars. Please park them closer to the house in order Not To Block the sidewalk. The village is very strict about that and we don’t want you to get a ticket. There is no overnight street parking.

● QUIET HOURS: Quiet hours are from 9 p.m. to 8 a.m. (We respect our neighbors and don’t want to disturb them!). Please be courteous with your volume level.

● Guests can’t tamper with the internet or the outside ring cameras. Any such action can lead to a cancellation of the reservation.

● Respect the CHECK-IN and CHECK OUT times (in 4p.m-9 p.m. / out no later than 10am) unless you’ve made other arrangements with us.

● Do NOT rearrange the furniture

● TEMPERATURE: To conserve energy, please keep the thermostat between 66 and 74 degrees...Before leaving, please set the thermostat to 70. IN WINTER months please do NOT use A/C. It is winterized and can cause damages if turned on.

● If you have babies/infants, note that this home is not baby proofed. Furniture is not secured to walls, there are no outlet covers, cabinets are not locked, etc. Guests are responsible for ensuring their children’s safety.

● And the most important rule of all: RELAX! Seriously, unwind and enjoy!
