Tennis Villa is one of only three homes on St. John that has a private tennis court. It’s also one of only a handful of St. John homes that combines lots of space and privacy with easy access to numerous activities and amenities at the house or at the nearby Westin Resort, or in the close by town of Cruz Bay. Tennis Villa is located in an ultra convenient and unusually private setting that is a 3-4 minute walk to a white sand beach on the calm waters of Great Cruz Bay. The house is built on the peninsula that separates Great Cruz Bay Harbor from Chocolate Hole Harbor, and it has picturesque views of both harbors. This is one of St. John’s most desirable neighborhoods with a mix of moderate to ultra expensive villas. For convenient dining options, spa services and water sports, it's an easy walk to the four star Westin Resort and it's a quick 5-minute drive to the restaurants, bars, shopping and groceries in the always entertaining village of Cruz Bay.

Tennis Villa is a one-story custom designed home, built in 1995 that consists of a 3-bedroom/3 bath main house, plus a 1-bedroom/1 bath pool cabana (house). The main house contains a large gourmet kitchen, the living and dining areas, and three bedroom/baths, while the one bedroom pool cabana overlooks the pool and the tennis court. The very spacious and comfortable living area includes a 56” flat screen TV and DVD, stereo/CD and a regulation pool table. Three large arched doorways that are framed by stately columns and beautiful stonework flow from the living room into a spacious garden courtyard that encircles a 43- foot pool. The south-facing courtyard gets all day sun and affords clothing optional privacy and harbor and sunset views.

A charming guest cottage named Tennis Cottage is located behind Tennis Villa in a concealed setting that insures that both Tennis Villa and Tennis Cottage are completely private and hidden from each others view. The 3-bedroom/3 bath Cottage has its own 40’ pool, a kitchen and living room, a private driveway and south facing scenic views of Chocolate Hole Harbor. Tennis Cottage can be rented with Tennis Villa as a 7 bedroom estate, or each villa can be rented separately. When rented separately the guests of the Cottage do not have use of the tennis court.

Tennis Villa's sizable kitchen is very well equipped and includes a 6 burner Wolf gas range with griddle and hood, standard and convection ovens plus a microwave oven, 3 white ceramic double sinks, 2 refrigerator freezers, toaster, blender and complete cookware, china and glassware. A washer/dryer is located off the kitchen and a gas barbecue grill is on the pool deck outside the kitchen door. There is plenty of room for multiple chefs, and this spacious kitchen will easily handle a large group.

The four air conditioned bedrooms, (4 kings that convert to 8 twins) and the four adjoining baths are comparable in size and furnishings. In order to insure sound and visual privacy there are no common walls between the bedrooms. Each bedroom has abundant closet space, tasteful furnishings and an attached tiled bath. Three bedrooms are located in the main house while the fourth bedroom is housed in the pool house.

We’re a family where the head of the family is an obstetrician who spent his entire professional life delivering and caring for babies (and their moms) in a lovely small town in Wisconsin. Delivering babies is tough work for you really can’t choose the hours babies are born so you work a lot of long, really long, sleepless nights. So when you can grab some vacation time, and that’s rare, it has to be a really enjoyable, very special and thoroughly relaxing vacation. After a vacation on St. John many years ago, we quickly discovered that this island is all these things, it’s truly one of planet earth’s finest little islands. So we searched around with a great real estate agent, found Tennis Villa, bought it, and have enjoyed every minute here since then. We have a pretty large family that absolutely loves St. John and Tennis Villa, but when we don’t have family with us, we usually travel with friends. So we need a child friendly house for entertaining 6 -8 people and this is it. With this kitchen, living area, 56” TV, large pool and deck, pool table and tennis court, it’s always game on. With lots of space, privacy and amenities, Tennis Villa is just perfect for socializing with our family or friends.

Why Owner/Property Manager chose Estate Chocolate Hole and Great Cruz Bay

We’re tennis players and it’s such a delight to have your own court just a stones throw from your pool. We’ve discovered the obvious, that when your house has a tennis court you play more, and the more we play the healthier we feel. Apart from the court, an access road across the street from Tennis Villa provides really easy access to the beach and the spa services, water sports, restaurants and beach bar at the Westin. We also love the always entertaining West Indian village of Cruz Bay. We go into Cruz Bay every day to eat, drink, shop, and wander about, mostly because it’s only a 5 minute drive to town. Only on St. John can a villa be so close to the main town and still be entirely peaceful, private and quiet. In addition to this location, we absolutely love this house. With its big pool, living area, kitchen and bedrooms, it’s ideal for entertaining lots of friends or family.

What makes this villa unique

There aren’t a lot of villas on St. John that include a private tennis court because St John is just too hilly and very few homes have the flat area to build a tennis court. Tennis Villa is also on the far left edge of the Westin and upwind of the hotel, so there is no noise – none – from the Westin, even though it’s just a 3 minute walk. The other unique feature you should be aware of is that we’re rabid Green Bay Packers fans, as is everyone you ever met from Wisconsin, so you may find some Pack memorabilia around the house. Even though you may be a fan of a lesser team like the Giants or Falcons, we mean you no disrespect; but when you’re a Cheesehead every house you’ve lived in has always displayed a bit of Packers stuff, and so does Tennis Villa. For reasons we don’t understand, Packer’s games are not broadcast in the Virgin Islands so we have arranged to receive every NFL game and we have a 56” screen to enjoy every play. Let the games begin!

Relaxing vacation ever

My family recently stayed at tennis villa for a family reunion. This villas is perfect for a large group and sleeps up to 14 with the cottage. We spent the majority of our time at the villa. The spaciousness and comfort allowed us to relax, play tennis, a game of pool, swim and venture into town for dinner. I strongly recommend tennis villa. Everything from booking to our arrival to our last day was exceptional. We will return.

Perfect Location! Perfect Vacation!

We are a family of 5 - parents and 3 adult children. We are a family that is always on the go and love the evenings to relax and enjoy each others company. Tennis Villa fulfilled all of our requirements. We spent endless amount of hours playing tennis (yes, this villa has its own tennis court) in the mid-afternoon and evenings whilst the others would swim in the lap pool. These things are what really sold us about this home so I was very pleased that we took advantage of them as much as we did. We packed our own raquettes to play with since we all are avid players but were informed by the management company that there were some at the home. They were in good condition as well which is a plus for future renters who want to play for fun rather than compete with each other like my family does :)

The villa is very close to the Westin Resort as well. My husband and I walked to the Westin Resort and walked along the beach. We felt this sufficed as we knew the North Shore Beaches are driving distance away. Speaking of the North Shore beaches, my family and I swam with turtles when we snorkeled at Maho Beach! The most wonderful experience!

It is a very easy drive to find and the driveway is simple. We find the roads to be enjoyable when we go to St John but were very happy to see the flat driveway. Its also a circle driveway so there was never a need to back up or turn around and it fit 2 vehicles perfectly! We felt spoiled!

My husband and I stayed in the guest house while we left our adult children to sleep or stay awake to play pool in the main house. The kitchen is very large, perfect for my daughter who loves to cook (she did not inherit that from me), and it also has 2 refrigerators which was perfect for my other 2 always hungry boys. We thought this lay out was perfect for our family and I would recommend this villa to any family with children young or old(er). We will certainly be back!
