Quiet, spacious property, perfect for Cooperstown trip!
We were in town for a baseball tournament at Cooperstown. House was spacious and fully stocked. Great communication with owner, easy check in and check out process. We would definitely stay here again. It was perfect for our needs!
Our stay was absolutely wonderful. From easy booking, to great communication from host before and during our stay, check in was easy.We were in town with my son’s team who played at Cooperstown All Star Village. The drive to and from the field was an easy drive with great views the whole way. The property had everything we needed and was so spacious and private. We highly recommend this property, it did not disappoint at all!!!
We loved the house and location. Such a beautiful and serene setting.
Takes about 25 minutes to drive to All Star Village, which is just close enough to get to the games on time, but just far enough to feel like you are in a quiet and remote spot.
The house offers everything that one might need, and working with the owner was very easy.
We will look to stay here again when our younger son plays in the Cooperstown tournament!
Very nice very clean home. Beautifully landscaped. Located in the woods on a dirt road. About 30 minutes from All Star Fields. About 50 minutes from Dreams Park fields near Cooperstown.
The perfect getaway spot from the rigorous week of a 12U baseball tournament at Cooperstown All Star Village. The property had everything we needed. There was ample space, it was well air conditioned, and it had a great balcony to relax on. Jim communicated with us every step of the way. I would recommend this property to anyone going to CASV or to those that just need a tranquil setting.
Our son was playing at All Star Village, about a 20 minute ride from the property. This is our second time staying at this home, and we'll do it again. The property is clean, big, comfy, and beautiful. The owners are terrific people. A great getaway!
We just returned from our stay at this cottage and it was so wonderful!
Everything was so clean and set up so nicely.
The scenery was breathtaking and we really enjoyed getting glimpses of the local wildlife.
Our purpose for the stay was to watch our son play at Cooperstown Dreams Park for the 12U tournament, so the location was great - just a 40 minute drive away.
We would highly recommend this cottage to anyone looking to escape and enjoy some peace and quiet.
Thanks so much Jim!

We stayed in late July with one other family while our boys participated in the All Star Village Tournament in Oneonta. They property is beautiful, private, and peaceful. The house is quite large with three separate sitting areas, so there was plenty of space to spread out and relax. The kitchen was adequately stocked with plenty of plates, cups, knives, etc. The only thing we needed to replenish during our visit was k-cups. To knit pick - the two bathrooms did not have venting fans, so they got quite steamy during each shower. But that is all I could find to complain about - so I think this owner does a great job. I will complain about how dirty the car got going back and forth on the dirt/muddy road (the last 1.8 miles to the house is a dirt road). A nice touch from the owner would be a voucher for a free car wash with directions to the closest one! Overall, a great property and great owner.
House met our needs, very spacious, clean and well equipped with everything we needed for our stay. Owner was quick to respond to any questions even recommended a location for a day at the lake that was PERFECT!
Our son played in All Star Village which is about a 25 minute car drive. We shared this house with two other families. It works well for three families. There is 3 main bedrooms upstairs. Plenty of couch space. Another bedroom downstairs for the kids with a bunk and a separate bed. And additional couch space. The drive to and from All Star Village was very pleasant through gorgeous countryside. A peaceful drive. You do drive on a dirt hard packed road for a little bit - but its hard packed and with waze app - directions were a snap. The views from the porch are awesome as well as from the open living room area up top. The house comes completely - stcocked (minus food) . I mean everything form towels, to bedding, washer , dryer, utensils. plates cups, wine glasses. Wine opener and so on. I also appears that guests pay it forward and you will run into there being some basics, we left what we did not use as well. Like canned food, season salt and so on. You may want to do some basic shopping and then see what else you need once you check in. We bought a large thing of kosher coarse salt for bbq stuff - an done was already there. We did BBQ a few nights and it was awesome to be able to eat and not dine out all the time. It sin the woods but that is exactly what we wanted - there are neighbors close enough but yup have complete privacy. The owner takes great care of the place and you can see this throughout. There are books to read, dvds, some board games etc. Its all here. Enjoy. I would definitely stay here again. I was little skeptical about the ac wall units - believe me - you can definitely cool the place down very comfortably. We were there during a heat wave mid summer an no problem at all.
Great house. Has everything you need ...including deer everywhere

Comfortable country home
We had a great time in the country. The house was comfortably furnished with plenty of room for u as to spread out. Multiple family rooms for everyone to enjoy was a plus with 2 toddlers, and the provided baby gate was great! The welcome book was full of great information on the area and anything we needed to know for our stay. Overall a great experience and we will stay there next time we are in the area.

Beautiful chalet in the mountains-even better than the pictures!
We had a wonderful time staying at this property while traveling to Cooperstown for our grandson's baseball games. It took about 25 mintues to get from the house All Star Village in Oneonta. Very scenic route. Although the outside temperature was quite warm (mid to high 80's), the airconditioning units more than adequately cooled the house; and being in the mountains, it was cooler at night. The dehumidifiers helped as well. The house was clean, the beds were comfortable, more than adequate pots, pans and a outdoor grill. The kids enjoyed playing outside, both in front and backyard. It was fun sitting outside by the firepit at night. So many stars in the sky! We enjoyed having the 3 separate sitting areas to watch tv or just relax and read. The kitchen was stocked with some spices, tea, coffee. Napkins, paper towels, garbage bags, soap and toilet paper were much appreciated. We've stayed in properties where not even a scrap of toilet paper was provided! We wish we could have stayed another week just to stay at the house and enjoy the tranquility of the area. We saw deer almost everday by the pond and one night upon pulling into the driveway we saw baby racoons eating berries in one of the trees. Hope to be back in two years for our next grandson's Cooperstown experience!

Great house and perfect for our group.
We loved our stay and didn’t mind the drive from All Star Village to come back to this secluded and beautiful property. The house had all the essentials for our families to enjoy preparing and sharing meals together. We had one hot week but the AC units in all the rooms did a great job of keeping the house cool! Thanks for a great stay!!

Incredible beauty in update New York close to Cooperstown All Star Village
Great time in awesome house with 6 Dads while my 12 year old played in All Star Village. AC in each room and park-like setting, deer greeting you in the morning and large deck overlooking property with BBQ. All around great time, highly recommend. About 25 minutes outside of All Star Village and 45 min from Cooperstown.

We had a terrific stay in Franklin NY. The property is beautiful and the owners were very responsive. It is off the beaten path and perfect for nature lovers. Also, had an amazing brunch in town at the Tulip & the Rose.

About the host
Hosted by Jim Guerci
Jim and Jeannine purchased the house as a home away from home. The property and house needed a little TLC and we were handy enough to take care of that. We love to share our home and we are looking to create a wonderful greenhouse and fix the house up even further. We would like the place to become a place to relax, learn, and connect with the land.
Why they chose this property
The home is located 12 miles from my former teacher and coach. He and his wife retired up here years ago and I've stayed in-touch. We thought we'd follow suit one day and retire here with them. It's great to have a good community around us. Our neighbors always keep an eye on the house when we are not around. Many times our family doesn't even leave the property when we are there. The house seems to offer everything we want.
What makes this property unique
We fell in love with the chalet style architecture with full window views from the living room/kitchen. The house is warm and cozy. You can sit by the fire with a glass of wine and just stare out the windows. Perhaps a few deer will stop by and eat from the apple trees. The house has everything anyone would need when they would like to get away including a washer and dryer. It's great to get away from it all.
