A beautiful 3,000 sq. ft. house in an upper-middle class neighborhood, 7 miles from the University of Kentucky and downtown Lexington, and 5 miles from the airport and Keeneland. There is a small park across the street and a grocery store (Kroger) about half a mile away.
FYI, the cat mentioned in some reviews was moved to another property in February of 2017; there are no longer any pets living at this house.

In accordance with zoning ordinances and/or to address problems that have occurred with past guests, the following additional rules are enforced:
1) MAXIMUM OF 4 UNRELATED GUESTS (i.e., not related by blood, marriage, or adoption) due to zoning restrictions on single-family housing.
2) MAXIMUM AWAKE-TIME VISITORS on the property is one per paid guest at any given time (for example, if you have 5 paid guests then you can have a maximum of 5 additional awake-time visitors the house at any one time). If you anticipate having more visitors than paid guests then you must obtain written permission (to do so, write to me with the purpose for the visitors, the total number of visitors, and the day/time range that they will be visiting).
3) QUIET TIME is 10pm to 7am. This is a quiet family neighborhood; if the neighbors can hear your voices or your music from their property then you are too loud.
4) INTERFERING WITH THE SECURITY SYSTEM IS PROHIBITED. This includes tampering with, disabling, repositioning, or covering the cameras or security system equipment. (The cameras are positioned to watch all entrances/exits from outside of the house; there are no cameras inside the living area of the house itself.)
Most guests followed these rules even before they became explicit rules, but those who didn't have upset the neighbors. Therefore, failure to comply with these rules can result in police involvement, eviction, and/or forfeiture of the deposit. Please note that the neighbors are aware that this is a short-term rental and I have encouraged them to call the police and/or me if problems arise. That said, follow these rules and everyone will be happy. :)

An excellent house for a larger group
This is our third year staying at this property, and it is always top notch. The house is nice, clean, comfortable and spacious. The owner is great to work with, and easy to reach at any time.
We had a fun 3 family get together!
The house was spacious, clean and comfortable. The one negative was a few of the beds were on the floor which made it uncomfortable to get up and down.
Indeed a home away from home!
12 family adult members gathered in Lexington from the 4 corners AND middle of the US. A couple family members lived locally and the rest of us stayed in this lovely home. It was perfect in every way! Clean, comfortable, exactly as pictured only it felt even MORE spacious than the photos suggested.
Each and every family member shared the same positive feelings It was an unseasonably cold gray 3 days with snow and freezing rain. Yet inside it was warm and homey. At no time did we feel in each other's way. 5 Bedrooms and a couple airbeds allowed comfortable sleeping for all. The house is well equipped with extra linens and towels and a great laundry room with a sink an counter that could easily be a "bedroom" for the single airbed. With 2 full and one half bath it comfortably served our purposes. The kitchen is fairly well equipped for cooking meals and the fridge is large enough to hold food for a large group.
Jason was amazingly wonderful to work with and so responsive in every way. The house is only a 10 minute drive to the airport which was super convenient with many different arrival and departure times--Lyft or Uber were a little less than $10. There is ample parking for multiple cars. Food shopping was a 2 minute drive away--Super convenient! This was a family gathering we'll never forget! Loved every minute being here!
Nice location for family get-together
Our family of 13 met here as a central location for our Christmas celebration. There was plenty of room to spread out. A bit lacking in room to dine together, it otherwise it was very family friendly.
Impressed with the house, but not the cleaning service.
We had several problems with cleanliness of the property - it just wasn’t clean. There was a problem with the downstairs toilet running and Jason Hans very quickly had this repaired. Jason was very apologetic concerning the property not being cleaned. It is my understanding he was changing cleaning services after this. The layout of the house is great. However, I think there should be a tv in the family room / den, where we spent most of our time. The tv room is too small if everyone is wanting to watch tv together.
I apologize once again for this disappointing experience. As noted, there were problems with the cleaning service--although they started out terrific, after a few years the cleaning had become progressively worse over the last few months, so I made a change shortly after Diane's stay. The new cleaning service has assured me that I will not have the same problems with them. Time will tell, but thus far they have been terrific.
Great house! Close to keeneland and enjoyed many other restaurants and things around. Really enjoyed our stay!
