A beautiful 3,000 sq. ft. house in an upper-middle class neighborhood, 7 miles from the University of Kentucky and downtown Lexington, and 5 miles from the airport and Keeneland. There is a small park across the street and a grocery store (Kroger) about half a mile away.

FYI, the cat mentioned in some reviews was moved to another property in February of 2017; there are no longer any pets living at this house.

In accordance with zoning ordinances and/or to address problems that have occurred with past guests, the following additional rules are enforced:

1) MAXIMUM OF 4 UNRELATED GUESTS (i.e., not related by blood, marriage, or adoption) due to zoning restrictions on single-family housing.

2) MAXIMUM AWAKE-TIME VISITORS on the property is one per paid guest at any given time (for example, if you have 5 paid guests then you can have a maximum of 5 additional awake-time visitors the house at any one time). If you anticipate having more visitors than paid guests then you must obtain written permission (to do so, write to me with the purpose for the visitors, the total number of visitors, and the day/time range that they will be visiting).

3) QUIET TIME is 10pm to 7am. This is a quiet family neighborhood; if the neighbors can hear your voices or your music from their property then you are too loud.

4) INTERFERING WITH THE SECURITY SYSTEM IS PROHIBITED. This includes tampering with, disabling, repositioning, or covering the cameras or security system equipment. (The cameras are positioned to watch all entrances/exits from outside of the house; there are no cameras inside the living area of the house itself.)

Most guests followed these rules even before they became explicit rules, but those who didn't have upset the neighbors. Therefore, failure to comply with these rules can result in police involvement, eviction, and/or forfeiture of the deposit. Please note that the neighbors are aware that this is a short-term rental and I have encouraged them to call the police and/or me if problems arise. That said, follow these rules and everyone will be happy. :)

Jason was very easy to communicate with, and the entire process was smooth from beginning to end. The property location worked out perfectly for us; near a grocery store; close enough to downtown without being immersed in the heavy traffic areas. We will definitely recommend this place for any friends/family looking for a place near Lexington.

The home was very clean and neat.

Lots of conveniences. Nice back porch and we were even provided the garage door remote and the garage was accessible. The stereo system was also a great plus.

The down side was low beds and landscaping that needed attention.

In all we loved the house and enjoyed the stay.

Some pros and cons

The home was large and accommodated our group well. Saying that, we did not read the bedroom explanation well and put our 90 year old father in the first floor bedroom thinking we would save him doing stairs. But, there is only a half bath (no shower) on the first floor, so he had to do stairs anyway when he wanted to shower. There were ants in the kitchen. We kept all food tightly sealed and had no problem. There were ant traps behind the coffee maker, so someone had noticed this problem previously but it was still an issue. The yard and shrubs were overgrown. The photo of the front of the house is deceptive as the vegetation has taken over. Not sure why mowing had not been accomplished for a while. The home was pretty clean except for the baseboards, especially in the bathrooms. Looks like they just "Swiffer" floors and don't do more detailed cleaning. Our family loves to cook and the kitchen was spacious. (Blender did not work so we had margaritas on the rocks instead of frozen!) It was nice to have the TV in a separate room so that dad (who is hard of hearing) could listen to news and sports separate from the group and not interfere with conversations. We had a wonderful time and were able to adapt to a few minor frustrations.

Owner's Response: I have been abroad and unable to visit this property myself for a few months, so thank you for bringing a few issues to my attention. I have shared your concern about the baseboards and floors with the cleaners, and contacted the lawn service to inquire about the overgrowth. Ants have been a temporary problem in mid-August in every house I've ever owned; if you or anyone has better solutions than ant traps that don't involve spraying poisons all over the house then I'm all ears. Finally, I was unaware of the blender issue--these types of things are unlikely to be discovered by cleaners, caretakers, and the like--but will address that issue ASAP.

Great house, great location

Just returned from a perfect getaway weekend with 3 buddies. The house is located in a nice, quiet neighborhood, and super convienent to all your needs. Easy to get to downtown Lexington for restaurants, breweries, etc. We also visited Four Roses, Buffalo Trace, and Woodford Reserve Distilleries, all within 45 minutes of the house. Highly recommended renting from Jason!!
