Restored recently, this pristine farmhouse offers sparkling five bedroom accommodation, including four first floor bedrooms, three of which are ensuite. There is a ground floor bedroom with ensuite, and three barrel-vaulted chambers providing a stunning living area. Beamed ceilings and original floors retain the character and simple charm of this Tuscan farmhouse with plenty of natural light. The house sits on the edge of the "Alpe della Luna" or "mountains of the moon" of Tuscany and is accessed by a quiet tarmac road that leads to a network of tracks for walking into the national park in which the house sits. Excellent South facing views towards Sansepolcro (9 kms) where one can enjoy the special atmosphere of a "little Florence" with its excellent restaurants, shops, bars and of course the museum of "Piero della Francesca". There is a 5m x12m solar heated pool, olive grove, fruit trees and climbing roses. Stunning valley and hillside views all around. A first class restaurant is just a short stroll away and is open all year round. The property owners have recently added Sky satellite with over 200 channels (many in English) including Sky News, Sky Sports (original language) and Sky Cinema (original language). This hidden secret is ideal for families who can enjoy the abundant space or for singles and couples who enjoy stunning uninterrupted views, tranquility but with amenities not far away. Family Holiday

An absolutely fantastic stay in this beautiful property. The host and the property manager were both so accommodating and helpful. We felt very safe, including pool safety etc with 2 small children (18 months and 3.5 years). Brilliant outdoor space which was all used on a daily basis. The host also kindly gave us some brilliant recommendations for restaurants and cooking class which we are so glad we booked. Highly recommend booking this property, definitely on our list to come back to!

Perfect location for a stay with family and friends

We had a very relaxing stay for one week in this wonderful house this summer with the whole family. The house is very well equipped, it is very clean and it is located in a very silent area. Booking, Check-in / Check-out and support during our stay by Simon & Giovanni worked like a charm. I can highly recommend this location and we hope to stay there again in the future.

Amazing holiday home

We were two families and our mother staying in this lovely house. We especially enjoyed the pool and gorgeous views from the pool. The house itself was clean and well kept and easily fitted 10 people between 2 and 70 years old. Communication was smooth before and during the stay and Simon and his family gave us a warm welcome. Would happily recommend it and come back.

A lovely house in the tranquil Tuscan hills

We had a perfect week in this delightful house. It accommodated our large family group perfectly and we loved the pool, beautiful views and the pretty town of San Sepolcro nearby. Chris was welcoming and helpful from a distance, and Simon and his family, who look after the villa and its lovely gardens, were very kind and so helpful - a real addition to our stay.Warmly recommended!

Lovely villa

We had a lovely holiday, the villa had lots of room and the pool was fantastic. Couple of places to have meals and kitchen was good. Interesting area, went to Cortona, Assisi and Arezzo. Also a concert in the village of Anghiari which was magical. Only slight negative, having to buy bottled water. Caroline

A hidden gem - wonderful villa in a beautiful Tuscan countryside setting

We were very pleasantly surprised by the location and the quality of this lovely property - our expectations were exceeded! A charming home, with a well equipped kitchen, great pool, a real wood burning pizza oven, and even cable TV (critical for World Cup games!). Simon the caretaker was outstanding, handling any requests or issues promptly, with a smile. We were a group of 8 - two families of 4, and we had lots of room, and thoroughly enjoyed our stay! We highly recommend it!

Wonderful house and wonderful surroundings

First of all, the house is extraordinary with a big kitchen and four bedrooms with private bathrooms. The garden is very nice and we were happy for the fine sitting areas and pizza oven. The swimming pool was very nice, and the air is light because of the altitude. Overall the pictures on internet gives a good view of the house. The city of Sansepolcro served us with super markets, specially the Coop.

Very beautiful house in the country side in an agricultural environment. Great kitchen to make food and cooking. Beautiful swimming pool, lovely garden among olive trees. This summer was very hot, and the house is not insulated and does not have air conditionning (only fans...). We did not find a way to cool down the temperature in the rooms on the second floor, below the roof. Quality of sleep during the night was poor, but resting below the garden trees during the day was great. The région and nature around the house are amazing. Last but not least, insects everywhere: it means that the fields around are not polluted with chemicals, which is a very good thing!

Hello Antoine, Thank you for your comments. We appreciate all feedback, both positive and negative. As you observe, the weather in the week you stayed at our property was extreme throughout Italy and other parts of southern Europe and that is unfortunate. For your information, the villa is insulated. In fact, we installed brand new insulation above the upstairs ceilings only this spring. We have had only two mentions of the heat in the 9 years we have been renting out the property, which is perhaps an indication of the weather extremity. I should also add that taking simple precautions such as closing windows and shutters upstairs during the heat of the day makes a big difference. Did you do that? The property is 600 metres (2,000 ft) above sea level, which itself takes away some of the extreme heat, and there is ample shade around the property too. You also mention insects. Thankfully, we installed flywires throughout the property 2 years ago, so I hope you had no issues in that regard. Regards Chris PS. there will be a small charge for the replacement of a broken lampshade.

Beautiful Villa -perfect for a girls trip

We were five mature women looking for the full tuscan experience and we found it. The villa is as beautiful as described. Spacious rooms, big kitchen and the pool area was lovely. The outdoor breakfast area was especially popular for morning coffees. If you go, though, you must have a car as public transportation is not easily accessible. The kitchen is well equipped but was missing some basic food supplies, such as salt and pepper, spices or paper towels. I would also have expected there to be sufficient toilet paper and hand soap for the bathrooms but we had to buy that as well. Not a huge deal, more of an inconvenience really. Overall though, one of the nicest places we've stayed at. Would definitely recommend.

Hi Michelle, Thank you for your review and feedback. I am glad you enjoyed your stay despite the issues you have raised. My sincerest apologies for the lack of some basic items such as salt, pepper and paper towels. That will not happen again. We had the house fumigated to treat the timber beams and furniture, and all consumable items were removed, and due to a communication breakdown with the property manager, were not replaced. The villa has now been restocked with items such as dishcloths, washing up liquid, dishwasher tablets, washing powder, toilet rolls, hand soaps etc. We also supply coffee, tea, olive oil. A piece of heaven

This place has it all. A wonderfully furnished, welleqipt and spacious house. A beautiful and large garden. A lovely pool. And last but not least a stunning view from all parts of the property. Add to this a very kind and helpfull housekeeper. We had two wonderfull weeks and would love to come back. Do not miss a visit to Anghiari which is a village out of a farry tale or the L’Osteria in Aboca down the road - one of our very best restaurant experiences. Great food - great service!

Ideal family villa in a wonderful location

We have stayed in many rental properties throughout Italy over the past twenty years and this was certainly in the top three. The villa was clean, well-equipped, easy to get around, spacious and very comfortable. It was March so the pool was too cool to use. The grounds were still well-kept even this early in the season with wonderful views towards Sansepolcro. At the bottom of the hill (a seven minute walk) in one of the best restaurants around. The food and wine list is so good the walk home takes rather a lot longer. We thoroughly recommend the property

So peaceful !

My friends and I wanted a quiet relaxing vacation and this property was perfect. We had all been to Italy several times and preferred to just soak in the beauty of Tuscany. The house felt like home from the moment we arrived. Giovanni showed us around and was even so kind as to take us to the Coop in town to load up w groceries for the week. Every detail of the house met and exceeded our expectations. We were able to take long walks, lay by the pool, read, play cards, cook and eat outdoors - it was just what we wanted. We did not rent a car and did spend a bit on having a driver (Marco) take us to Arezzo so we could catch the train into Florence for a day. One other day we caught the bus at the bottom of the hill and had lunch in Sansepulcro. unfortunately the Osteria at the bottom of the hill was closed that week. The property is actually in Aboca which is only 5km from Sansepulcro.. we could have walked but wanted a new adventure.. There were only three of us so we had more than enough room as the place could accommodate 10 ! If you are there to visit nearby towns then you definitely would want to rent a car. Two of us had spent the previous week touring Rome, Assisi, Padua and Loreto prior to meeting up with our other friend. It was so much fun that when I returned back home and told my stories my neighbor is going to suggest this to a group of her friends. We did leave a day early to stay n Rome the night before our international departure which was wise. So thank you Chris for making this such an enjoyable holiday. You can’t go wrong booking this place !!!

We had an amazing stay at this villa! Everything exceeded our expectations from start to finish. The place was clean and very well taken care of, which made us feel comfortable right away. The kitchen was fully equipped with everything we needed to make meals. One of the highlights for us was the huge backyard, we were lucky to have great weather, so we spent a lot of time outside relaxing and enjoying the space. Communication with the host was excellent. Both Chris and Simon were very responsive and always quick to reply to any questions we had, which made the whole experience smooth and stress-free.One small thing to note is that it took a little while for the house to warm up. We probably should have packed slightly warmer clothes, but it didn’t take away from our stay at all.Overall, we had a fantastic time and would absolutely stay here again. Highly recommended!

Heavenly Stay In Tuscany

We had a fantatsic week in this beautiful villa which was more than big enough for our two families. There were four ensuites which gave us loads of privacy and two living rooms, a dining room and two outdoor dining areas so always a space to find some peace and quiet. Spotlessly clean and very comfortable with stunning views with lots of outodoor space. The pool was HUGE and we had hours of fun playing and relaxing. The location was excellent - not too far from Siena, Florence, Gubbio and Cortona for day trips and the local town of Sansepolcro only 15 mins for all your grocery needs and a great outdoor pool with slides. The local restaurant L'Osteria in Aboca is also well worth a visit.
