The Perfect Spot On Sint Maarten

The Resort reopened January 1, 2021 and has been completely rebuilt and every unit completely remodeled beautifully. The Condo is located in the Royal Palm Beach Resort on Welfare Rd and the Simpson Bay Inlet. Our unit #8101 is considered the best location in the Resort since there is no one on either side of the unit and it looks out with an unobstructed view of the Caribbean. Enjoy the huge corner terrace as you sit and watch the Yachts, Sail Boats and Catamarans as they cruise in and out of the Inlet. The unit has everything including sheets, blankets, towels, beach towels, washer and dryer provided free by the Resort, a fully equipped kitchen and maid service are all included. All the amenities are there for you, just bring yourself, your cloths and sandals. You are in walking distance form shops, supermarkets, movies theaters, restaurant's, clubs, beach bars, cafe's, bakery's, casino's. The Resort has shops located in the building such as a Jeweler, cell phone and DVD rental, beauty and nail salon, gym, deli and novelty shops. Also at the Resort is a beautiful Pool, Bar and Cabana Restaurant.

We just ended the most amazing vacation in St Martin. I almost don't want to leave a great review so that this listing doesn't get too booked. We will definitely be back! The host Tom was great with quick communication answering any questions we had. The apartment was just as described but so much better in person. A beautiful, clean, spacious place with all that you need with comfy beds too! The location was perfect with the corner lot overlooking the canal with boats and yachts coming and going. There was a huge veranda to spend time on. The resort is clean, quiet and in a great spot for venturing out on foot for shopping, entertainment and restaurants. See you again!

Great location and unit. Everything was as described and it has everything you need for a great stay. Walkable to restaurants, bars and grocery. You cannot go wrong with 3 master bedrooms and 2 balconies in this end unit. Pricilla cleaning the unit was excellent and an added bonus. Host was also very responsive throughout process. You cannot go wrong booking this unit!

Perfect location and it was really nice!! There are many places to eat close within walking distance! The resort is small but not crowded during our stay. The ac works great and has a full kitchen and a bigger grocery store is about a 15 minute drive. It has 3 bedrooms and 3 bathrooms which was a bonus. The property has beach towels and they also have a small store that has some groceries! The only thing that I would have liked was washer and dryer in the unit. The property does have them for free, but was on the opposite side of the resort. Overall we enjoyed our stay and we look forward to our return!!

Great Getaway

The property was spacious, easily accommodating our six guests. The location was great. Lots of dining options within walking distance. As we relaxed on the patio, everyone passing by told us we had the perfect spot, and we did! Beautiful sunsets every night. Loved watching the sailboats and yachts pass by to and from the marina. Hope to be back soon!

Awesome week in St. Maarten.

We had a group of six and went to Orient Bay, Grand Case and Phillipsburg. This was by far the best area to stay.The villa had it all...3 bedrooms, great views on the patio, beach area, and pool with bar. There were also great restaurants within walking distance. We will definitely be back!

Best location on the island!

If you are reading reviews, book this now! I did not see a better location during our 2 visits to this island. Tom is a great guy to work with and the cleaning staff were very nice and did a great job. Pictures are 100% accurate and the food and drinks at this resort were all good as well.

Family vacation

Beautiful property! The unit is very nice and was very clean. Walking distance to several restaurants. We had a great family vacation exploring the island. Our favorites were maho bay, mullet bay, and Pinel island. My kids loved feeding the iguanas on the property. They snorkeled every day and saw a sting Ray right by the condo.

Outstanding!

What a superb location for a vacation! The condo was just as pictured. Having three king sized beds all on one floor, each with its own bathroom was wonderful. Two patios and the corner unit gave us a view of many ships going in and out of the harbor. The condo was immaculate. Within walking distance of shops and restaurants. No complaints - only rave reviews!

Fabulous Property in Great Location

We had a fabulous experience at Tom's Condo! The location in Simpson's Bay was ideal. There were many great restaurants near the condo and most places we visited were within 5 miles of the condo. The condo was just as described. We loved sitting on the the patio in the mornings and evenings. The sunsets were fabulous. I would recommend this condo to anyone coming to Sint Maarten.

Great vacation !!

A beautiful view . Located so you can view all of Simpsons Bay , Views of mountains and ocean. I can’t say enough about this location . The condo was excellent, spacious, with room enough to have privacy when wanted. Large interior and patio was perfect to play board games or just relax and enjoy the view. Will be back there is not a better residence on Simpsons Bay . We just loved it .

Beautiful Spot

Everything was great in this unit! Owner was very quick to respond for our needs. Internet was a bit slow and hard to connect at times, we had to use our hotspot. Would highly recommend this unit especially if traveling with 3 couples, plenty of space qnd privacy! Loved it! Thanks for sharing it with us.

Great Stay at Royal Palms!

Really loved our stay at this wonderful 3BR unit at Royal Palms. As advertised the location of the unit and property is excellent. The unit is at the end of the property affording some magnificent views from the patio including boats and sunsets! The property is walking distance to many great restaurants, nightlife, grocery stores, and even walked to the Rhino Rides excursion which departs from Simpson Bay. The unit was well maintained and kitchen nicely stocked. Enjoyed making coffee each morning and sitting on the patio. Stocked the fridge with bottled water which came in handy. Overall I would highly recommend this unit and would stay again if we return to St. Martin.

A Wonderful Host

Unfortunately we were supposed to stay for 2 weeks, but due to hurricane Tammy we could only stay for one week. Before we were even on the island, Tom had already refunded us for the lost week. We have been visiting the Royal Palm for fifteen years and this unit is without a doubt the nicest unit in the whole resort. The views are great, the unit is clean and fully stocked with everything you could possibly need to make your vacation as enjoyable as possible. We had one special request from Tom and inquired if there was a Keurig coffee maker. He replied and advised that there was not one, but he would make sure there was one when we got there, and sure enough there was. Priscilla our housekeeper was amazing, and visited three times during our week to service the unit and tidy up as needed. Overall this was one of the best experiences i have had in the last fifteen years visiting the Royal Palm and we fully intend to visit this unit again for our future stays. Tom is a fantastic host and is very responsive to anything you may need during your stay.

The BEST unit at Royal Palm Beach Club

I have stayed at Royal Palm for over 30 years. Tom’s unit is one of the only 3 bedroom/3 bathroom units. It is the ONLY unit we will stay in when we visit. It is a first floor unit, walk out to the beach with sweeping views of the water. There are two large balconies where you can have coffee or drinks and watch the boats go through the drawbridge. First the owner - Tom is AMAZING! Best communication ever. The Royal Palm only allows 3 devices to be on its WiFi per unit (we had 4 people trying to work and relax on devices). Tom had his own private WiFi installed soon after our arrival and all was perfect! He also has someone clean the unit every other day (Priscilla - she is lovely) which is a total bonus when there is usually housekeeping once during the week. The kitchen is huge, cabinets and storage abundant and BONUS the unit has its own washer and dryer so that you do not need to use the common ones at the resort and can pack lighter as we threw in wash almost daily. The beds were perfect and we slept so well. The security was great. There is a guard at the entrance to the resort (we rented a car - a must on the island), security is on site and wearing uniforms and they patrolled the entire perimeter of the resort beginning at 7 am and continuing all day. Two guards are at the front door/in the lobby too. On the Covid testing front, the Royal Palm works within its resort system to provide Covid tests to return to the US at the Simpson Bay Resort and results were delivered within hours to the front desk at Royal Palm. $75 a person (as opposed to $115 at Simpson Bay Medical Clinic). It was a painless process and one that could have been stressful elsewhere. It’s a rapid test so you get it two days prior to departure. In the common indoor areas of the resort, masks are still required. On the island, all businesses are required to still have people masked up but this was fine. St. Maarten is open for business - the restaurants near the resort, Orient, Grand Case and at Maho were all open and busy! So happy to see the best island returning to its old self. Tom, your unit is THE BEST on the island and we cannot wait to return. Thank you again!

Great experience staying in Simpson Bay!

Tom’s property was perfect for our group of 6. Each bedroom has an adjoining bathroom that was clean and tidy. The housekeeper came twice during our stay and provided us with fresh bath towels each time. The condo is located on the perfect corner of the resort as you can see all of the ships and sailboats pass through. Wifi access was limited as the router was slow when all 6 of us were connected and the separate resort Wifi limits 3 people at a time to be logged in. This was not an issue for us as we were mostly out during the day but it is good to be aware of in case you plan on working from the condo. Also the hotel had beach towels which we were able to exchange for fresh ones each day when the concierge came in at 11am. One thing to note about St. Maarten, you will have to travel to the French side for good food. Luckily Simpson Bay is centrally located so all of our travels were under 30 minutes. Overall we loved our stay and would highly recommend this place to anyone looking for a trip to St. Maarten.

The Royal Palms has been closed since hurricane Irma hit it in September 2017

Let me begin by saying that we rated it low only based on the rental experience that we had for our reservation in 2018. We love the royal palms but will never again rent from the person that we found on VRBO for a three bedroom unit. We highly recommend the resort as a resort itself. We have been going there since 2003. The Royal Palms has been closed since hurricane Irma hit it in September 2017. When we tried to cancel our reservation for March 2018, the person we rented from notified us that there were no refunds so we agreed to roll our reservation over to March 2019 and now the resort will not open until May 2020 so if we go back, it won’t be until March 2021. We have nothing good to say about the person we rented from.
