Vista Montemar is a comfortable two story house overlooking the Caribbean Sea in a serene and secure gated community. Two spacious L-shaped balconies and a rooftop terrace afford panoramic views and the best in outdoor living. Ceiling fans throughout the house and balconies, plus a/c units in bedrooms and kitchen add to the comfort provided by the ocean breezes. Bask in the gorgeous tropical flora and be lulled to sleep by the sounds of coquis (Puerto Rican tree frogs) and island birds. The kitchen comes fully equipped, the house is tastefully furnished, and the laundry room has a washer, dryer, sink and counter space.
Each of the three bedrooms has its own door leading to the second floor balcony, and window shades to block the early morning sun, if desired. The centrally located upstairs bathroom is shared by all three bedrooms. Ample outdoor seating is provided in both covered verandas. A spiral staircase leads to the rooftop terrace, where additional patio furniture and a huge umbrella create a relaxing environment in which to enjoy a cool drink amid stunning panoramic views by day and a starry sky by night.
The property is beautifully landscaped with all manner of tropical flora, including flamboyant trees (the official tree of Puerto Rico) and amapolas (the official flower). There is plenty of parking space within the gated property.
Our resident cat, Vera, is strictly an outdoor cat that lounges on the balconies and is fed twice daily by caring neighbors. Vera had been taken to a new home on the other side of Yabucoa, but found her way back to Vista Montemar after a year, and no one has the heart to relocate her again. Guests to Vista Montemar have welcomed and befriended Vera.
My husband and I fell in love with Vista Montemar at first sight. It was exactly what we were looking for--a quiet, relaxing place away from the hustle and bustle of San Juan, yet conveniently located close to shopping and restaurants, and only a 40 minute drive from the airport. I am Puerto Rican, and though my husband is not, he loves the island and its people, sights and culture as much as I do. We want to share our beautiful home with you and allow you to experience this island paradise in what we consider to be the perfect setting.

El Cocal Beach and Country Club was established fifty years ago to create a community of residents dedicated to preserving the flora and fauna of the area. The southeastern corner of Puerto Rico has unique vegetation and wildlife. The variety of coqui, or Puerto Rican treefrog, that lives in this region makes a distinctive sound, stretching out the ending sound. All coqui frogs sing their name, 'Coqui! Coqui!' But the variety of coqui found in Yabucoa sings, 'Coquiiii.' We were also thrilled to find out that marine turtles lay their eggs on our beach between the months of March and June! A local conservation group watches out for and protects these turtle nesting areas.
If the party scene is what you want, this property is not for you. El Cocal Beach and Country Club is a gated community that virtually shuts down after 8 or 9 p.m. and provides the peaceful tranquility that many vacationers seek. Usually, the only sounds you will hear are those of the birds and coquis serenading you to sleep at night. Wake up refreshed and ready to enjoy a cup of Puerto Rican coffee and a view of the azure Caribbean Sea from the second floor balcony. Come and enjoy nature at its best at Vista Montemar!
Very relax area close to the beach, friendly neighborhoods can help you with questions to find places around the area. House is very very clean and all appliances are working. Price is fear.
My family, close friends and I stayed in this beautiful place for our week in Puerto Rico, preparing for my wedding, and it couldn't have been more perfect. El Cocal neighborhood is one of the best places I've actually seen in PR, and we were all in awe anytime we stepped/looked outside and drove in/out of the neighborhood. The people we communicated with that are friends/helpers around the property and neighborhood were friendly and helpful, and Norma was incredible to communicate and plan with for our stay. It's always a wonderful blessing to find good, Christian people to work with, and we would definitely recommend her (and her husband) and her house to anyone interested in visiting PR and staying for a few days! The house and property are well-kept and we had absolutely no issues with anything there. Vista Montemar was definitely an unexpected surprise that was impossible to disappoint. Thank you for sharing your vacation home with us. It was very comfortable and quiet, we really enjoyed the night time music of the coqui with the other
insects outside. We never saw an insect in the house and the cat never once bothered us.
Getting there was a little scary because the GPS took us thru another route, but once back on 901 we called Jose Luis and made it okay. But all in all we had a good time, sat by the beach a couple of times and enjoyed the quiet beautiful surroundings.

This home was amazing for ease of use and comfort. We spent all of our waking hours out on either the roof top watching the sun rise with our coffee in the morning or on the second floor balcony reading, sipping gin and tonics and listening to the birds. After dark, the main floor living area was comfortable for reading or watching tv. The beach is literally a 2 minute walk from the house but you can also drive and park there for taking beach chairs and coolers along. We rarely shared the gorgeous beach with more than 6 other people. Beautiful with clean tropical waters for swimming. We golfed at the beautiful Palmas del Mar golf course which is a 20 minute drive and went scuba diving out of Fajardo, a 30 minute drive from the house. We'd go back in a flash if work and finances didn't keep us closer to home. Norma is accessible and so helpful with any questions we had. I give this place 5 stars!
We had a great time at the house. The beach just located 2 min from the house was always empty so we had the hole beach to ourselves. In the house was even snorkling gear and boogie-boards. It was clean and tidy and the kitchen worked fine (a bit torn out stove and a really bad frying pan). The neighbors were very helpful and even helped us out when our little baby got sick. One of them was a pediatrician so we were very lucky! Overall a very great stay. There were some nearby restaurante's but we did most of the cooking in the house. Norma was always a quick answer away in the email if we had any questions. There was also a really big supermarket just 10 min away with the car.
We had a wonderful stay at Villa Montemar! The description is accurate and it was more gorgeous than the pictures! We had 5 in our group (my husband and I and 3 teenagers) and were very comfortable, plenty of room. The outdoor balcony and rooftop were great and that's where we spent the majority of our time (besides the beach of course). The beach was really a 2 minute walk, and we could choose to boogie board in the waves or swim and snorkel in the calm waters to the left. (the owner provided beach chairs, beach towels, snorkel gear, and boogie boards!) The kitchen was well stocked with equipment and a few spices. We cooked all our meals because it was just such a great kitchen to work in.
The community is quiet and easy to walk. Nice neighbors that we had fun chatting with. We drove to Humacao Nature Preserve one day which was only about 20 minutes away. We went kayaking, paddleboarding, and hiked to a gorgeous beach where we swam and could see Cayo Santiago (Monkey Island) and Vieques in the distance.
Communication with Norma was so easy that I felt very comfortable asking as many questions as we needed to. We texted a bit during our stay and it was fun learning about the place a little more. We also had a small issue while we were there regarding one of the teens locking a door and she was so helpful and understanding guiding us through what to do. We have traveled to Puerto Rico every year for the past 6 years and always stay in rental homes, and Norma was by far the easiest to communicate with! I have already recommended this place to family and friends and can't wait to come back!
El Cocal Beach and Country Club is a peaceful and secure gated community with private access to El Cocal Beach and stunning views of both mountains and the Caribbean Sea. The beach is a two-minute walk from the house. Palmas del Mar Resort is less than 15 minutes away and has a golf course, casino, and restaurants. El Nuevo Horizonte Restaurant is about two kilometers away from the entrance to El Cocal Beach and Country Club (turning left on PR-901), and offers a spectacular view of both the Atlantic Ocean (including Vieques Island) and the Caribbean Sea. El Yunque Rain Forest is about 40 miles away and is a must see, as it is the only rain forest in the U.S. Forest Service. Plan a hike to La Mina Falls and swim in the pool at the base of the waterfall or take in the panoramic sights from a top the observation tower. For more information on El Yunque visit http://www.elyunque.com/about.html. The Bio Luminescent Bay at Fajardo is about a half hour drive to the north eastern corner of the island. Reserve your tickets in advance for kayak or motor boat tours and select a moonless night for best enjoyment. The world-famous Luquillo Beach is in between Fajardo and El Yunque on the northern shore of the island. Old San Juan, with its forts, cobblestone streets, and quaint cafes, is another must see, and is only 46 miles from Vista Montemar. To visit Puerto Rico's second largest city, Ponce, the scenic coastal route is recommended. There you can visit such tourist attractions as the famed firehouse in the plaza, the Serralles mansion, and la Cruz de la Vigia monument. Also, weekends at la Guancha are very festive.
