Mattapoisett is a charming coastal New England village with none of the traffic or crowding of Cape Cod. Our home is well located giving easy access to everything, but affording ample quiet and privacy.
When you enter through the gate, you find a stone paved terrace overlook a small lawn and terraced gardens beyond. Paths lead back to the secluded back yard with another terrace, lawn and fish pond. The property ends at a quiet brook.
The beach is at the end of the street, a 5-10 minute walk. We share a lot with neighbors. Because of the shared nature of the beach, we limit the use of the beach to the primary tennants renting the house. The space on the shared lot is limited and cannot accommodate additional guests. Generally, our water is a bit warmer than most beaches in the area, owing to the fact that we face into Buzzards Bay. The beach is sandy and there are sand bars that appear at low tide, affording a great place for kids to play and find crabs! We have a wagon to help you tote kids and gear. There is no parking at the beach. Back at the house, there is an outdoor shower that is great for rinsing off after a refreshing swim.
Inside, the 3 season porch overlooks the garden, and with windows on three sides is a cool and comfortable place for meals. The Living and Dining rooms are ample and comfortably furnished. Light and fresh air pour in on two sides. The kitchen is stocked with most pantry staples, and all you need to bring is your fresh foods. There is an outdoor BBQ area as well. The first floor also has a bathroom and two bedrooms: one with a double bed, the other with a single bed.
Upstairs is the master suite. The bath is located a the top of the stairs along with a closet for guests' use. The main part of the suite has two areas. The sitting area includes a TV and 2 comfortable chairs with an ottoman. The sleeping area has a queen bed, dresser and a window seat.
Guests will have access to the whole house except one of the closets in the Master Bedroom. The garage, workshop and tool shed are not locked off, but we ask that you use them only for storing trash and recyclables, or if an emergency comes up. There are bicycles available for your use in the garage. We generally do not lock them but if one is stolen while you are using it, it is your responsibility.
The village is a 15- 20 minute walk, where you will find the Inn at Shipyard Park, the local pub, as well as the piers and public beach. There is an ice cream shack on the pier, and events on weekends in Shipyard Park. You can also walk to Oxford Creamery, Turks Seafood, and the other businesses in the village.
Parking is available in the driveway. Route 6 and I-195 give access to neighboring towns and cities. Driving times without traffic: 40 minutes to Providence; 1 hour to downtown Boston. The bridges that mark the entrance to Cape Cod are 20 minutes away, and the farthest reaches are just over an hour from there.
We will generally be there at check in/check out, but otherwise we are one hour away. We are available by phone, and have neighbors who can help out in an emergency. As an extra service, a friend of ours in town can offers her skills as a private chef. Our cleaning service can also be scheduled to come by if you would like. Both of these services would be at additional cost to you.
We have lived here full time and used the house on weekends year round. Currently we live in Boston and use the house mostly on weekends. It is a wonderful escape from the day to day world. We spend most of our time here in the summer out in the garden, creating outdoor rooms and spaces that we enjoy year round. The beach is a great place to hang out, swim and check in with the neighbors. We love the contrast of the beach, with its wide open vistas and our secluded home and gardens.

Choose this property if you like the beach, but also like to relax in clean, modern spaces and appreciate your privacy. The variety of activities, from walking or cycling in town, visiting the village, swimming at the beach, or just an afternoon of lawn games at the house will keep you busy your entire stay.
We thoroughly enjoyed our week in Mattapoisett at this wonderful cottage. Everything was so clean and quaint. We really loved how well stocked and organized everything was, from condiments, spices, paper towels, ziplock storage bags, to charcoal for the BBQ. There were bicycles available to explore the area and the beach was just down the street with private chairs and yes, there was even sunscreen if we needed it. The garden and grounds are amazing and the cottage boasts all the modern conveniences while still maintaining that English cottage feel. The beds were comfortable and the white fluffy towels were a real treat.
We spent time exploring the area, walking the beach and took day trips to Boston, Plymouth and Cape Cod. Being women we also needed to fulfill our shopping needs and were not disappointed. In Wrentham less than an hour away there is the Wrentham Village Premium Outlets with 170 stores and just down the highway from Mattapoisett there is a new shopping complex.
On our arrival we were met by the owner, Michael, who gave us a tour of the cottage and explained how everything worked. He was so friendly and made us feel at home.
I would recommend this property to anyone who is visiting the Boston and Cape Cod area. It is away from the big city and crowds and a great place to spend a vacation.
The heart of Mattapoisett village is just under one mile away, an easy and comfortable walk on calm, low-traffic streets. The village offers the town beach and Shipyard Park and the town piers. There is a restaurant, The Inn at Shipyard Park, which has a great front porch for dining and views of the water. They also have live music on most weekends, and a mid-week trivia night (watch out for the teachers, as they are almost unbeatable). There is also a hot dog/ice cream shack on the piers. And don't miss the General Store for local items. Lastly, there are also the town library and tennis courts.
New Bedford offers many dining options, from neighborhood Portuguese restaurants to more upscale places in the historic downtown. The Whaling Museum is a great place to learn about the region's history. There is even a boat ride around the harbor that is informative and relaxing.
Further afield, Providence RI is 45 minutes away, and Boston about one hour. Cape Cod is 20 minutes away, to the bridges, and the tip at province town is about 1 1/2 hours away.
