If you're looking for a cozy riverfront home in Pagosa Springs with space for up to six guests and a dog-friendly attitude, look no further!

With a great location toward the south end of Pagosa Springs, this home is right on the San Juan River and close to a bicycle trail that will take you into downtown, just half a mile away. If you bring your bicycles you can zip into town to find restaurants, shopping, and activities. This town is famous for its natural hot springs, to go ahead and enjoy a spa treatment and a soak at one of the resorts, though you could also go golfing, rafting on the river, or sightseeing around this beautiful region.

This two-bedroom, two-bathroom home can host up to six guests and their dogs (though please note that an additional nightly fee applies). The lower level features a full kitchen and a living area with a sofa, a gas fireplace, and a flatscreen TV. You will also enjoy WiFi access, cable TV, and a charming balcony with a gas grill and great views of the river.

There is also a full bathroom on the main level. Upstairs is another bathroom and two bedrooms, one with a queen bed and a fireplace, and a second with a double bed. With an additional fold-out futon in the living room, there are spaces for as many as six guests to sleep.

This would be a fantastic place for a family or a small group of friends to stay while they take advantage of everything Pagosa Springs and the surrounding area have to offer. Great place. Needs a little landscape help.

Overall great place. Very clean and cozy. Location couldn't be better. Need the dead branches trimmed on the trees out back. Could remove some of the overgrown bushes. Would give a better view of the river from the back porch.

Wonderful place for our family!

The cabin was great! Very clean and stocked for what we reasonably needed for the week. It was a little closer to other homes than we realized but not a big deal - we knew we were staying in town. The proximity to the park and the center of downtown was amazing for us. The river behind the house gave us opportunities to see wildlife every morning and my kids enjoyed playing in it every evening.

Great for our family!

The cabin was perfect for our family of four! The girls loved the proximity to the city park and played for hours in the river behind the house. We loved how close we were to town for convenience and that we could walk in to the downtown area without having to park. The Vacasa team went above and beyond to help us with a special request as well and it was greatly appreciated.

I had high hopes with the pictures that we would like this place. After going back and looking at previous reviews, I am really disappointed. The same problems we had concerns about have been addressed numerous times and gone ignored. I missed the fact that this place did not have A/C. That would have been ok if the place had ceiling fans in the living area and guest room. We saw box fans but that is not great in July heat. It was still warm and ceiling fans is an easy fix. Outside is a real problem. We did not know that this is on a street that has cars going by at night. With windows opened we heard the cars going by. Also at 7:30 am the construction right in front of the house started. Unfortunately, not much of a vacation not being able to sleep late. The septic out front is bad. This has been addressed numerous times and still not taken care of. The seal leaks and the smell is awful. Clean out the Septic! The front porch light and back porch light were both out. It was dark when we came home at night. The porches were not inviting. Many places we have stayed at has comfortable furniture, plants and hummingbird feeders. The landscaping has a lot to desire. Dog poop was out in the grass where you walk to the river. No landscaping at all. You could not really see the water because of the overgrown trees. As mentioned before the outside had major cobwebs on the outside and in the windows. Also the pictures need to be redone with the furniture that is really there. It just seems a little extra attention would be spent on this place for the spring and summer. I understand in Winter/snow it may not be needed. Way to many other places to choose from. Hopefully, people will read the reviews before booking. Sorry I did not go back further.

The house was fine, but the location was different than our impression online. Too close to others.

Was expecting the location to be a little more secluded vs right next door to others. Inside, recommend celing fans in loving room and 2nd, smaller bedroom...its too warm in summer months. The outside septic sewage smell is not good at the home entrance. Try chlorine tablets to help minimize odor. .if possible. Everything else was fine. Tessie was great! She checked on us twice. Gave us additional household items needed. Very personable! Enjoyed our stay.

Summer stay

Recommendations: treat sewage smell out front with chlorine tablets, if possible. Its unpleasant upon arrival. Summer months a celing fan would be great for the living area and 2nd smaller bedroom, it's just too hot to sleep. The location is closer to next door, than images appeared online. Updating site, would allow guests to know surroundings upfront. <br />
