If you're looking for a cozy riverfront home in Pagosa Springs with space for up to six guests and a dog-friendly attitude, look no further!

With a great location toward the south end of Pagosa Springs, this home is right on the San Juan River and close to a bicycle trail that will take you into downtown, just half a mile away. If you bring your bicycles you can zip into town to find restaurants, shopping, and activities. This town is famous for its natural hot springs, to go ahead and enjoy a spa treatment and a soak at one of the resorts, though you could also go golfing, rafting on the river, or sightseeing around this beautiful region.

This two-bedroom, two-bathroom home can host up to six guests and their dogs (though please note that an additional nightly fee applies). The lower level features a full kitchen and a living area with a sofa, a gas fireplace, and a flatscreen TV. You will also enjoy WiFi access, cable TV, and a charming balcony with a gas grill and great views of the river.

There is also a full bathroom on the main level. Upstairs is another bathroom and two bedrooms, one with a queen bed and a fireplace, and a second with a double bed. With an additional fold-out futon in the living room, there are spaces for as many as six guests to sleep.

This would be a fantastic place for a family or a small group of friends to stay while they take advantage of everything Pagosa Springs and the surrounding area have to offer. Great location but home not as shown and needs a lot of fixing

This would have been the perfect stay had the photos represented the reality of the state of the home. Lots of things are very worn out (there is no futon on the first level, but a ratty, musty, lumpy sectional couch. The woodwork, especially outside has not been maintained and the varnish is peeling and looks run down. Same for the outside furniture, splinters and snagged clothes included. The washer agitator is filthy. The dishes weren't that clean. <br />

The oven hadn't been cleaned (still had crusty food stuck to the grills) and the vent for the stove didn't work so kept setting off the smoke/carbon monoxide alarm. Had to keep the windows open all day/night so as not to asphyxiate. Especially terrifying was when they went off in the middle of the night. Not a relaxing experience. <br />

The gas fireplace had an incessant click even when it was off. There was a terrible smell of sewage when I first got there and then a gas smell for the rest of the trip. <br />

The onsite manager did her best but didn't seem like she had the tools to make any of this right. I contacted management at Vacasa about all these things, thinking I wouldn't give a negative public review if they would make this situation right, but they haven't responded in several days. <br />

<br />

It's too bad. I love Pagosa and this could be my favourite place to stay if they were to correct all these things, but as is it's not worth the money they're charging. <br />

<br />

Also, be aware that there is big construction going on next door - so this is not a peaceful environment right now. Wish they would have mentioned that too before I booked. <br />

Comfy great location.

It is a cute cottage but a bit crowded. Big furniture in small rooms. We loved the location and the view. It is well supplied but could do with less pots and pans in the kitchen and more open space for quests supplies. It’s quite suitable for 1 adult couple and a couple of small kids. Too small for 4 adults in our opinion.

This is our family’s second time to stay at the Rio Retreat. It is in a perfect location near town, restaurants, hot springs and is just a short drive to Wolf Creek. Perfect for our family of four!

Wonderful stay...again!

This is our second stay at the Rio Retreat and it was perfect for our family of four! The location is perfect for skiing and visiting downtown PS. We loved staying on the river - it was beautiful! We will be back!
