Our condo is located on the top floor of three floors. It is a NON-SMOKING unit. Included in the rental: King size bed, linens and towels, kitchen with two burner stove top, microwave, full size fridge, coffee maker, kettle, dishes and cooking utensils. Enjoy the "use and leave" spices and condiments. Use both the inside table and balcony table for eating and snacking. Also included is an in room safe, telephone, no extra cleaning fees unless you choose to have the room cleaned during your stay, and our manager is right on site for your convenience. Enjoy!

We are Annette and Frank and we love traveling to Cancun! We live in Canada and we are both teachers so we try to get away somewhere warmer on our vacations. Why Annette Forer chose Cancún
We would recommend this property to you because it combines the best of both worlds. If you prefer, you can purchase the all-inclusive option at the front desk of the hotel for part or all of your stay. The rates are as little as $35 US per adult per day if you purchase for three days. It's a great family resort, but we enjoy it as a couple on our own as well. You will find the children's daily program outstanding if you bring the family. It allows you some time to yourself knowing the kids are having fun and that they are safe. There is great swimming and there are many activities to keep you busy from games to yoga to shows and water activities. If you want a great day, pack your sunscreen and swim gear and catch the nearby ferry for a fabulous day at Isla Mujeres. Taxis are available right outside the front door of the hotel. The island also has wonderful night life. We highly recommend La Tigrena restaurant where you can eat while sinking your toes into the sand! The hotel has four restaurants and eating areas, two bars including a swim up bar in the main pool, water activities, entertainment, a huge water park for the kids, a large beach area, an enormous sun deck over the ocean, a laundry, gift shop, and children's program. All of this comes at a very affordable price!
What makes this Condo unique
The view from the balcony will have you spending many hours relaxing with a glass of wine or a beverage of your choice watching the boats sail in and out of the marina. Across the water you can see Isla Mujeres which lights up when the sun sets and if you are lucky you can view a thunderstorm as it flashes across the distant ocean at night! You will find a friendly and accommodating staff to help you with any questions you might have during your stay. One thing to note is that the beach does get some short, narrow seaweed at times depending upon the direction of the wind and current. This is more obvious during the late winter and spring months, and virtually disappears in late spring. It is cleaned up on a daily basis from the shoreline. What you get in exchange is calm, peaceful waters that do not have an undertow or riptide. There are not large waves. This makes the ocean much calmer and a great place to swim. Remember, there are two swimming pools should this bother you.

The apartment is clean and well equipped. It has everything you need to cook. This is my second time staying here. Annette is very attentive to your needs. I recommend it for anyone who wants to save some money but still have the amenities of a resort. The most impressive for me was the view of the ocean from the balcony.
The view is beautiful. It's right on the beach, and the beach is fairly quiet (so relaxing). The waves are gentle, like your own personal lagoon. The unit has ample space. The kitchen had all the necessities. Frankie, the property manager, was super personable and helpful. The owner was kind and informative. Both provided lots of tips and tricks for getting around and places to eat in the area. The unit is at a large resort so it's easy to tell the taxi drivers where to take you back to.
The property was clean and very secure. Being away from the hotel zone was an unexpected bonus. From the view of the balcony to the easy access of the beech, the friendliness of the staff made our stay very special. The restaurants within walking distance serve daily fresh caught sea food at very reasonable prices. All and all it was a wonderful Mexican experience.

Reasons this is for you: If you want a quiet beachfront stay on a budget, plan to cook your own food, and relax a lot
Reasons it is not for you: If you want lots to do beyond beach time within walking distance, If you are a very light sleeper (the A/C will wake you up), or if you have irrational expectations of fancy accommodations for a low price as others have pointed out.
Good accommodations and location for the money. The beachfront balcony was nice, but slightly inhibited by the glass railing being dirty (can't enjoy the view while sitting), but not a huge issue, there was always an available shaded spot on the beach with a nice view. Other resorts do clean up the sea grass on the beach every morning (this one does not). Be sure to buy bottled water if you stay, as no other water there is not good to drink, including in the gym as we found out :/. The only other issues we had were ants and a stinky mildew smell from the fridge (not food inside) became bad towards the end of the stay (which is why we didn't call up the manager about it), but that should be easy enough for the owner to fix, besides the fridge maybe.
The collectivo vans and public buses are much cheaper than taxi's, but don't bother if your Spanish is bad and/or you have a bad sense of directions, or you may end up somewhere else. We used the shuttle near the exit of the airport to get to the condo and saved a lot of money over a taxi. If you do the taxi, always ask how much before getting in and use pesos to avoid getting ripped off. The suggestion the owner provided to walk down the street and get a taxi is good advice to save more money compared to the taxis out in front.
All that said, I would recommend it and stay there again, assuming the ants, fridge, and balcony glass are taken care of.

Well, we are certainly always interested if there is a problem in the unit and we have taken action on all of the items listed in this review. Guests, if something is wrong you must tell our manager or us so that we can fix the problem!! Otherwise, we do not know it is an issue! So, what we have done is: had the air conditioning unit serviced, the glass on the balcony has all been cleaned up, and the fridge has been defrosted. This is something that needs to be done on a regular basis as the heat and humidity case issues with refrigeration in this part of the world. We have also installed a brand new ceiling fan which works very well and we continue to make other minor improvements to the property. I stayed at our property for 10 days in April 2017. There were no ants at that time. Small, tiny, tiny ants will come out if food is left on the counters without being sealed. Please make sure that you do not leave food out and dirty dishes in the sink as the nature of the environment tends to bring out these little guys. They are not like the ants that you see regularly at home. They are very tiny insects.
Should the sea grass not be raked up or you find a lack of water in the gym, please inform the front desk so that they can look after these issues.

Practical and workable.
Nice location beach front but somewhat remote. Nothing provided really. No cleaning services or change of linens. We paid to have sheets and towels washed weekly and did the general cleaning ourselves.
The stove top is electronic and very tricky but we finally figured it out.
We stayed the month of February and had great weather. We used taxis and collectivo to get out.
Bathroom could use an exhaust fan.

During a longer stay, guests, please remember that since you are in a private unit that you will need to do your own laundry including towels and linens. However, I'm working with management at the complex to have a second set provided during longer stays. We appreciate all feedback, especially while you are staying, so that we can meet your needs, albeit long distance.

Ann and Freddie are great to work with 👏👏. For the money you can not go wrong here. Affordable Paradise on the Beach. The condo is clean with an amazing view of the ocean that is right outside your patio. It is stocked with the basic and has a kitchen, on the top floor near everything. It is in a quiet neighborhood, $5 taxi to anywhere. The pool, bar and restaurant are all good quality that you can do all-inclusive if you choose. I will be coming back for sure. If you are looking for a vacation place to bring the family or just a quieter vacation for one or two, then this is your place! Our condo is located near the Puerto Juarez ferry in the All Ritmo resort, formerly Sea Adventure. You can choose whether you want to cook your meals in the condo or if you wish to buy into the all-inclusive. Select as many days as you wish for cooking or the all-inclusive! The onsite water park, two swimming pools, the beach with palm trees and palapas, a huge sun deck, restaurants, water activities, nightly entertainment with shows and games all await you here. A short walk will take you to Mayan ruins and bus/vans are located right outside the resort to take you to the markets, hotel zone, night life, shopping and more! A lovely ocean side church is located just up the road as are two restaurants. The hotel can arrange any excursions you wish to take and you can park your rental car for free right at the resort.
