Why rob berry chose Paralimni
We have been holidaying in eastern Cyprus for a number of years - primarily to visit my sister who is married to a Greek Cypriot. We fell in love with the area, the weather and the people so decided as we would be visiting regularly in the future to purchase our own place so we could have more creature comforts than those provided by the hotel/apartments we had previously stayed in. We decided to buy in Kapparis specifically as we felt it gave us everything we needed as a location for our holiday home. It has fantastic local beaches, great bars and restaurants but still retains a more relaxed and less developed feel to it than the busier local resorts (however both Protaras and Ayia Napa are within easy reach if we fancied reliving our youth for a night or 2 during our stay!!)
What makes this Apartment unique
We set out to create a 'home from home' feel for our apartment. Having viewed a number of more traditionally furnished apartments we decided to furnish the apartment with a more modern feel so imported the majority of furniture, fixtures and fittings from the UK. We feel we have thought of everything a family would need whilst on holiday and also since we are now parents ourselves have considered the needs of young families also. The particular elements of our apartment we love are - the penthouse location which provides excellent privacy compared to other apartments which can be overlooked - the massive outside terrace which is a suntrap all day long and great in the evenings for alfresco dining and socialising - the interior specification - the cool and quiet back bedrooms.

Home Away from Home. Fabulous find.
We had a wonderful relaxing 10 days staying in Robs apartment, when we found it that is, as we arrived in the dark and Kapparis is notorious for no street lighting. A quick ask in the Amore then voila! Perfect location for all amenities and nearby beaches, we had a car, very useful for straying off the beaten track. We have stayed in Kapparis for the last 10 years usually at my sisters apartment across from the potteries, but it wasn't available this year, found this little gem and would definitely recommend it. Very spacious, everything you could need. We hardly ate out as were travelling with a 2 year old who enjoyed it immensely, especially the blue water (the pool), and the mahoosive terrace for his dinosaurs. A very friendly complex. Very nice and modern apt with large balcony within walking distance of restaurants and beaches
Came in with three friends on a tuesday and left the following sunday. We were all pleasantly surprised with the modern appartment and the large balcony, which isn’t apparent on the pictures. Very good and necessary air condition in the living room and two bed rooms. I enjoyed the freedom and trust from the owner Rob, who always answered questions within a day, sometimes even a few minutes.
The pool is nice as well, very clean and well maintained. The parking spots are a bit tight, but with some help worked out just fine.
Would really recommend it to anyone who wants a relatively quiet, but modern place to stay within walking distance of some nice beaches which are not yet crowded with tourists (read Ayia Napa).

Great Central Location
The apartment is in a nice quiet complex and very close to restaurants and bars, very spacious especially the balcony which was ideal for sunbathing barbecuing or just relaxing plus a nice pool.
The apartment is fully equipped and we found Rob very helpful we would stay again.

Excellent local beach (firemans) within 10 mins walk/2mins drive. Other local beaches within 15/20 mins walk/5 min drive.
10 mins drive to Protoras - fig tree bay beach etc.
15mins drive to Ayia Napa -nissi beach etc.
Cape Greco national park area within 10 mins drive - ideal for walking/scuba diving/snorkelling.
Excellent coastal path linking Kapparis (from Firemans beach) to Protaras (paved and lit from Pernera to Protaras)
Northern Cyprus border access within 10 mins drive.
Larnaca airport is nearest airport to apartment - approx 45mins transfer time via car (we can advise on car hire options or taxi transfer).
Paphos airport at western end of island is also an option although transfer time (via motorway equivalent road) will be around 2 hours.
2 mins walk to Kapparis village.
5 mins drive to Paralimni.
10 mins drive to Protoras.
15 mins drive to Ayia Napa.
Hopefully you will find our apartment a real home from home - it was purchased in 2007 but we have only recently started letting the apartment out to guests so it is still in pristine condition. We have furnished and equipped it to be homely rather than a sparse and 'cold' holiday rental - we think we have really thought of everything you would need to enjoy a fantastic stress free holiday.
Because of the way we use the apartment as a family unfortunately we are intending restricting our bookings to couples and family parties only.
We chose Kapparis as our holiday home location as we feel it has everything you need within walking distance but is still very close to the more developed tourist areas of Protaras and Ayia Napa. Kapparis has a very good selection of bars ranging from the traditional pub to modern wine bars. It has 3 fantastic restaurants and a number of more traditional but excellent eataries. There are 2 local supermarkets, a hairdressers, coffee shop, bakery, off licence and cash point all within easy walk from the apartment. We do recommend car hire to enable guests to enjoy all the area has to offer, but if you would prefer not to hire a car, there is a very good public bus service nearby which travels to most local tourist spots.
Full details of all our favourite places are included in the information pack provided in the apartment - we have been travelling to and staying in the Famagusta area of Cyprus for the past 15 years so can advise on most areas of interest and even direct guests to off the beaten track restaurants/points of interest if required.
Additional information about rental rates
Booking Notes: 25% deposit payable upon confirmation of booking. Balance payable 8 weeks before arrival inc £150 breakages deposit which is refundable upon satisfactory inspection by our managing agents in Cyprus. The apartment is non smoking and pets are not allowed. Changeover Day: Saturday/Sunday but other days may be available depending on adjacent bookings (please ask). Guests can gain access from 4pm on the day of arrival and are asked to vacate by 12am (flexible depending upon flight times/cleaning requirements). Please note stays of 4 days or less will require cleaning fee of 50 euros payable direct to management company on arrival (in addition to quoted rental fees)
