About this property

Villa with swimming pool and exceptional view over the bay of Saint-Tropez

Villa of 200 m² on a wooded plot of 2500 m² in the Sinopolis area (Gassin), very quiet location, with private pool (5x10m) + small bath and terrace with exceptional views over the whole bay of Saint-Tropez.
3 air-conditioned double bedrooms, one with bathroom and shower, a separate shower room, a large L-shaped living-dining room with bay window on the sea, equipped kitchen, 2 WCs, a pétanque court, a table ping-pong.

It is equipped with an LCD TV, a sound bar with USB key player, Canalsat and WI-FI.

We can park 2 cars outside and a third in the garage.

There is also an alarm system in the house with door and window opening detectors.

The photo of the general view is old, there have been some improvements since, but it gives an idea of the house and the land.

Das beste an diesem Haus ist die Lage am Ende einer Sackgasse.Von der Terrasse hat man einen schönen Blick auf Saint-Tropez und die Bucht.
Der Pool ist ausreichend groß.Die Klimaanlagen funktionieren gut.Die Lage macht das Haus zu einem idealen Ort, um Saint-Tropez und Umgebung zu erkunden.Das Haus aus den 60er Jahren ist bisher nicht wirklich grundlegend renoviert worden.Manches ist kaputt, manches kurz davor kaputtzugehen, manches nur unpraktisch. Fenster und Türen könnten erneuert werden. Die in den Boden eingelassenen Verriegelungsanker für die Außentüren sind ein Verletzungsrisiko. Die Einfassung des Pools ist so rauh, dass sich die Kinder dort die Finger wundgerieben haben.
Alles ok, wenn man nur kurz dort wohnt.Schlimmer allerdings:1. In den zum Hang gelegenen Zimmern hat man einen feuchten, muffigen Geruch, am schlimmsten im Haupt-Badezimmer.2. Oberhalb des Grundstücks wurde eine große, moderne Villa aus Glas und Stahl errichtet. Von den dortigen Bewohnern ging eine Lärmbelästigung aus, manchmal tagsüber, aber meistens nachts. Mit einer Lautsprecheranlage, die jeder Disco zur Ehre gereichen würde, war dort fast jede Nacht Party. Man hörte es auch noch bei geschlossenen Fenstern. Auch wenn mir der Verwalter versicherte, Lärm nach 1 Uhr sei verboten, ist es fraglich, wie schnell und effektiv eine Beschwerde im konkreten Fall Abhilfe schaffen kann.Fazit:
Für einen kurzen Urlaub ok, für Lärm- und Geruchsempfindliche weniger geeignet. Ohropax wird empfohlen.

Relaxing and comfortable with beautiful views

This villa is a totally relaxing and comfortable place to stay being away from the hoards of tourists in St Tropez yet within minutes if that's your thing. The view is breathe taking.Boat/ ship watching is a must.Would recommend to families too.
