Nice place, bedroom disparity
House is beautiful. Amazing view, beautiful sunsets, very quiet beach, short drive to town. My only issue is the house has one AMAZING bedroom and the others are quite a bit smaller. Great if you have parents and a bunch of teens, but tricky if you have a group of couples. Otherwise the house is very spacious which we all appreciated. easy communication with host. Also, the pool isn't heated. Doesn't seem like any of the pools around are heated, but we only used it once for a short swim—too chilly!
We had a fabulous time at Bellaterra Estates where we were greeted by Arturo who showed us around and then left us to get all settled in for our first evening. We awoke to find a beautiful view and trail to the ocean to watch the whales and bat rays stir up the ocean. Todos Santos is one of our favorite little towns to find friendly people, good service and many excellent and authentic places to eat! Arturo also made a beautiful birthday cake for one of our friends celebrating her 51st birthday here in Mexico ! Thank you Chef! Go fishing with the locals, visit Cerritos and Las Palmas beach 🏖 and just relax and enjoy your stay. We sure did!
Every thing is pretty good but the beach access! Which is full of weeds and really hard to walk, you need some all terrain boots.
It rained and we had some floods that came into some rooms, my clothes got wet and some luggage too.
They told me that I couldn't receive any visitors and some of my family lives in Todos Santos so they wanted to visit us, but they couldn't, so I had to pay a lot extra for accepting them to visit me, and this is not announced in the public summary of the house. So be careful, if you have 11 guest or more, they may kick you out off the house and take the deposit.
However the house is pretty nice and the view of the stars is amazing! The pool has a heating system which is hidden and turned off, so ask the manager to turn it on for really enjoying the house!
Thank you, Gianco for your review.
In response to your comments about the:
There is a path from the back side of the property - which goes through the arroyo - to the beach. This is all federal land and is maintained by Mother Nature. If you turn left on Camino Viejo (instead of right to the house) the road leads straight down to the dunes. Neither all terrain tires nor boots are required.
Unfortunately, we are not in charge of it. We do have issues with water coming under the queen bedroom door if it rains hard. I have been in a few heavy rainstorms while in the house and never had a problem with water coming in the rooms if the sliding doors are shut - the ceiling may develop a leak or two. I am sorry you had this issue.
It clearly states that no events are allowed at Bellaterra without the owner's approval. The day before check in, Mr. Munoz informed my property manager (who made special arrangements to hand over the keys early) that the house would be where his 20 to 30 wedding guests would be gathering after the ceremony. No mention had been made of Bellaterra being ground zero for a wedding party or a reception. Based on this information, I could have canceled the reservation and kept the entire deposit but I chose to spend the time and effort to work out an agreement. Guests will find that I am a very reasonable person and do everything in my power to make your interaction with the team and your stay at the house as magical as possible.
There is no hidden heating system. We do not have one.

A group of friends stayed at Bellaterra and next door at Mariposa, and couldn't have been happier. These houses are beautifully designed and well maintained, the pools and decks we're a dream, and the views are spectacular.
The perfect getaway
Amazing home, perfect location and highly recommend hiring Chef Rivero for some of your meals - absolutely incredible.

About Ruth Jordan
Ruth Arnett Jordan has been on a serious quest for Truth for over three decades. Born in England, she immigrated with her family to the San Diego area in the late 60s. After high school, she received her BA from UC, Santa Cruz (Go Banana Slugs!) and was on her way to earning her Masters from the New School of Social Research in New York City when the opportunity of a lifetime presented itself in the guise of returning home to care full time for her quadriplegic mother. This experience in "selflessnes" lead to a full immersion in the ways of mysticism and contemplation. 19 months after her mother's death, she met a wonderful, though significantly older gentlemen, whom she married and enjoyed six years with. Three weeks after his death, Ruth found herself at Bellaterra and began dreaming about sharing this spectacular, restorative, healing place with others...

Why Ruth Jordan chose Todos Santos
This spectacular home with unparalleled ocean views is located in a biologically unique environment at the edge of a protected federal zone. Because the land in front can never be built on, the peace and serenity of the area will be preserved.
