- Your reservation includes $400 worth of beach and adventure gear rental! You will be able to shop for bikes, paddle boards, kayaks, beach chairs, umbrellas, or even beach carts. No need to find the rental company, your gear will be delivered to your beach house and will be waiting for your arrival.
- Renters must be at least 25 years old.
- Events that exceed the maximum number of guests or require supervision are not allowed.
- This is a non-smoking property.

This home does allow pets for an additional fee. Please check with us on size and number limits for pets. No events are allowed that are over the occupancy of the house or that require a chaperone, and we strictly adhere to a minimum age limit for renters.

*The elevator is residential grade and may occasionally experience disruptions. Our staff will do all we can to repair any issues and get the elevator functional again. However, if an elevator repair tech/Company is needed repair times can extend several days due to our remote location. If you have someone in your party with mobility issues please plan accordingly as this amenity cannot be guaranteed.

Grwat beach house

Great beach house right on the ocean plenty of room. Only issue was the elevator worked once after tech came out and worked on it but never worked again other than that great place.

The Porches

Great property/location I would recommend this vacation spot to anyone with a family size group with no travel time to the beach. The only problem we had is we were unable to enter the property on time because the door code didnt work. I called the managing company and was in within 5 minutes they had a Technician come out. He was there within 15 minutes to reset the codes. Other than this small mishap I have no complaints.

Overall, I recommend this vacation rental. Reviewer Comments: It was a wonderful house with beautiful views on the ocean. Substantial seating available and the pool and beach access were great. The space was laid out in very well. The bedrooms on the second floor were separated by the family room and closed off by picket doors which helped with noice and privacy. One minor annoyance was very slow internet and that the ocean was dirty due to a close by inlet. However, the house and ocean views were wonderful.

Perfect in every way!

This was our second visit at The Porches, and it is everything you could wish for. It’s not only beautiful, it’s comfortable. We bring our adult children and our grands along with our nanny. There were eight adults and three children. We love that the master suite is located on the top floor along with the main living area and kitchen. The young adults have their own living area when they need a little space. All of the bedrooms are comfortable as well as the living areas. The porches are very roomy with comfortable chairs. I love the elevator, and it’s especially helpful when loading and unloading your vehicles. The pool was perfect with its splash pad for the little one. The house was very clean with a well stocked kitchen. Our boys bring their boat and fish daily. The cleaning station on the ground floor is quite handy, and the parking was great! I just can’t say enough about how wonderful our stay was. We will definitely be back again!

Overall, I recommend this vacation rental. Reviewer Comments: The house was great! Right on the beach and plenty big enough for our entire family! They provided a pack-n-play and high chair. The baby gates do not fit properly on the stairs so we were unable to use them, with a 10 month old this was difficult at times but we made it work. The beach is really nice and clean. You can sit back and enjoy the view and be able to watch the kids run around with out all the crowds! Building a fire on the beach was great! Our only down fall was these yellow flies that bit at night! It was awful and we did not have a screened in porch. If you go during June I would say a screened in porch is a must! Only negative for the house was one of the ocean view room had broken blinds so you were not able to see the beautiful water! We were told they had be ordered, but for the amount of money that was spent to rent the house I feel that it should have been fixed before we arrived!

Beautiful !

The reatal was was exactly as decribed. No disappointments. Plenty of room for ten of us. Beautiful home on a uncrowed beach. We enjoyed every breakfast and sunset drinks on the porches. We have been vacationing at least one week a year on the gulf coast the last ten years. This home and the beach area has become our family favorite. One issue only. There was a leak under one of the kitchen sinks. We contacted the maintenance and a person showed up soon after to repair it. There was plenty of cookware and utensils. Ice machine was awesome . Pool was great for our 2 year old grandson . We highly recommend this home.

Laundry facilities did not work. Could not wash and dry anything all week. Pool never cleaned. Reported an infestation of bats!! All we got was...sorry, we'll take care of this. Poor management! A follow-up is requested with the owner.

Wonderful house, on the beach. All the amenities. Would go there again. Property manager staff very responsive. Offer the following comments: >MBR shower calk coming loose, some mold/mildew, floor very slick. >Torrential rains on Wednesday left 16 inches of water in driveway; impassable for about 36 hours in a car. Suggest owner clear path to street next door, install a gate with lock/key for emergency use. >would be nice to have a notebook with how to operate things, location of things, details on trash pickup, etc. Include emergency numbers, nearest medical facility, etc. >

It is a Beautiful house with high ceilings and spacious rooms. The lay out was perfect and there is plenty of space if someone needed quiet time. The 2 kitchens came in handy, as we always bring most of our groceries for the week. The elevator allowed my parents to move from floor to floor with ease and it was perfect for transporting luggage and groceries. The wrap around porches were awesome, and the one on the main level (which has two large tables) made it possible for all of us to eat together and enjoy the beach and sunset at dinner. While we are normally not pool people .. we did take advantage of having one, as it was a nice break from the beach. We all kept raving about the entire design of the place .. and we are all hoping to make it back to ... The Porches!!

Overall, I do not recommend this vacation rental. Reviewer Comments: We had a nice stay in The Porches. There were 6 of us and had plenty of space to have quiet time when needed. We were in the home when Ida decided to visit so we ended up having a lot of time indoors. Though the house was amazing, the beach in front of the home leaves much to be desired. Others had mentioned the run off that spills into the ocean about 5 houses down, I didn't give it much thought upon booking the house. I was very disappointed as this made the beach unusable ALL but 2 days. If having a clear, swimmable beach is important to you, you may want to keep this in mind. The home is beautiful and has EVERYTHING you could possibly need. The pool is very nice, we enjoyed the time we spent in the pool.

Life on The Porches

Our entire family stayed at The Porches, including nine adults and three children. Each family had their own bedroom and bath, with ample gathering areas. The pool is oceanfront, and a wonderful way to spend the afternoon. Someone was constantly enjoying the view from the wraparound porches. Perfect name for the house! The only thing bad I can say, is the grading of the driveway. Tropical storm Fred hit on Monday, and we could not use the driveway from then, on. It was still under water when we left on Saturday. Luckily, the neighbors were nice enough to offer theirs. The standing water also increased the mosquitoes.

Awesome Trip!

This home is beautiful! The pictures don’t do it justice. We had 4 couples and three children and a dog. Perfect number of rooms/bathrooms. The kitchen was the most well stocked kitchen I have ever seen at any rental property we have stayed. Management was very receiving. We had a WONDERFUL vacation at this house!

This year we did have a few minor issues - the elevator wasn't working when we arrived, but after we called it was fixed quickly. The ice maker also wasn't working and it wasn't fixed that week, but it was fine because we just ran and grabbed some bags of ice and we were fine for the week. We will be back in 2022 for sure!

Overall, I recommend this vacation rental. Reviewer Comments: This was our first trip to St. Joe. The house was AMAZING! The house was very clean and the rental comapny was excellent to work with. There was 12 of us staying in the house and there was plenty of room for us all. Even though we couldn't play in the ocean (due to the rip current that week) we still made the best of it. The pool was a great bonus. The area is not commercialized at all. If you are looking for a quiet getaway I would highly recommend. If you have young kiddos that like to get out and do lots of activities I would recommend someplace else. We will definitely be back!

So much in fact, that we have already booked it again for May 2021! It has everything that you need. Yes, it was a large for only 4 people, but that provided us all with plenty of space for quiet and solo relaxation when desired. There isn't a bad bedroom in the house, the porches are beyond awesome and having a pool on the beach side and being able to see the ocean from the pool was dreamy.

And right on the beach!Perfect for a group.The skillets were missing a lot of its Teflon coating but we called and they brought us 2 the next day. Maintenance was very prompt. We had a great week, found lots of shells the only down side was there was a lagoon right down from us and the water from it had our water coffee colored from the waves pulling it out and bringing it our way, that lasted for 4 days but the grandkids played in the ocean anyway. I would definitely stay in this house again.
