What You'll Find When You Arrive
- Paper towels, dish sponge, dish detergent, dishwasher pods, one trash bag in each trash can, and one roll of toilet paper per toilet. Hand soap, shampoo, and conditioner in each full bathroom. Please note these are not replenished during your stay — when you run out, you're welcome to purchase more or have them delivered.
Good to Know Before You Arrive
- Washcloths are not provided. We don't provide condiments or food items due to Florida regulations. You can order your groceries in advance or stop at Walmart or Publix on the way.

- This is a two-story home, so please keep in mind there are stairs to reach the upper level.
- We kindly ask that you avoid moving furniture.

FILTHY. Second bunks are in a closet inside a bedroom. Dated and damaged throughout. Thought we ’d tough it out but then found mold covering the cabinets under leaking kitchen sink on day 3. Asked for a new room and was met with “why didn’t you complain sooner?” and “you can leave now if you want”. I wish we could have left but it was my kids birthday trip to a theme park and then Thanksgiving so we were stuck with no time to find a new place and move. 0/5 DO NOT STAY HERE or with this host! I’m sure they’ll reply with how my stay was terrible because of something I did or didn’t do. My mistake was booking this condo.
Super close to the pool and hot tubs. Kids enjoyed looking at icon park from the balcony.

Very last minute trip and overall good experience. Issues were addressed promptly, amenities were nice, location is great to literally everything. Only issue I would suggest is upgrading beds and pillows. Would stay again!

Nice place. Couple of things, all air vents covered in mold, few spots bedding headboard in master. Had 6 people 6 days 5 nights only 1 roll TP in each bath, 1 roll paper towels. Check in would have been very simple if hadn't told us to go to club house and just said go straight to room.

We provide a few essentials to make our guests feel more at home upon arrival. These include; a kitchen towel roll, a dish sponge, dish detergent, a dishwasher pod, a trash bag per trash can, and one roll of toilet paper, hand soap, shampoo and conditioner in each full bathroom. However, these are not replenished.
Regarding the check in instructions, these do not mention that the Clubhouse has to be visited before entering the house. We send access codes which you can use to check in directly. Apologies, if this was not clear.
We are glad that the overall experience was enjoyed, despite these inconveniences.

The condo was perfect for a family of 6 adults. They did have a set of bunk beds in the walk in closet of the second large bedroom (perfect for children not so much for adults... no A/C). Good quality furnishings, comfortable beds. Nice view of the skyline. Was situated in a nice condo community. Bring your own TP, hand soap, and detergent...everything to make the stay more comfortable. There is a Walgreens on the corner if you need to stock up. You’ll need to bring your own beach/pool towels... or use the condos..
The condo is plenty big. The bedrooms are large, and it was nice to have two king sized beds in the condo. Cable TVs in all rooms, but FYI, they are not SMART TVs. They also have the consoles for gaming. The pool with bar was nice, and the condo is very close. Fitness center had all the equipment needed for a workout. Every day we took a walk on the large track that went around the lake.

The gated development with plenty of parking was excellent. Some of the furnishings in the condo were tired, some broken draw knobs, scuffed/damaged furniture and a bizarre tv/entertainment/cable setup (one had 5 remotes). The bathrooms, laundry and kitchen were all in good shape. The condo was well furnished in the kitchen. We don't mind a few scuffs on the furniture, but there were a few things that needed repairing or replacing.

Area good. Room not so much.
Bugs in the kitchen. Sink in the bathroom would not drain. When I messaged about the bugs, almost a day later they asked if we had bug spray. When I messaged about the sink not draining, I received no response to that. Beds were not the comfiest and you fell into the couch when you sat on it The area and resort of Vista Cay is fantastic and has everything you will need. I will just make sure to book with a different management company next time. Another part of our group booked with a different company and their room was amazing.
We stayed here for 3 weeks and it is a great location for everything you want and need all within close driving. The clubhouse is right next door and the pool area is a great spot to relax with family.
My only negative is the unit definitely needs some updating. The living room needs new furniture. The couch and one chair is not enough space for a family of 6 and it was very dirty looking. The lightbulbs were not working in a few of the rooms. With some TLC it would definitely be a 5 star unit

Overall pretty decent. A lot of rules and outdated furniture.
Overall the property wasn’t terrible. I believe every unit may be different but honestly, our unit was pretty outdated as far as furniture is concerned. Also, the televisions are extremely small, the carpet could use cleaning, and there are quite a few rules. The AC couldn’t drop below 72° and the access cards that they stress that you not misplace were never in the unit to begin with. Overall it wasn’t terrible but the until could use quite a few upgrades.

It’s hard finding a place for a big group so when we found this spot, we were so excited. It became a running joke in our group when we discovered one of the bunk beds in the walk in closet of one of the king beds. But it is also where old decorations and other things are stored so it’s a storage closet with bunk beds. One (half) roll of toilet paper for each bathroom, when your place is supposed to sleep as many as 7-8 is a little stingy, especially with how much it’s rented for. My friend stepped on nails coming up out of the carpet. None of the beds had blankets on them but when we finally found them tucked away they all smelled like mold and we had to wash them. There were cobwebs in the primary bedroom, like it hadn’t been cleaned. And the beds themselves were terrible. I literally sank into the middle of mine while my other friends bed was so hard she ended up on the couch. Bare necessities are provided in the kitchen, including just one trash bag for the whole visit. It’s crazy that in todays travel world, there is no care given to amenities. Next time we’ll pick an actual hotel. The resort itself is nice but this particular rental was subpar.

First, they force your deposit to be run against your credit card without pre-authorization and then tell you they will deduct a service charge at the end. Not only is this not noted in the listing, but fraudulent. There is no merchant service fee when a refund is processed by the cc merchant services company.
Personally, I always bring cash in case a shady company is utilizing this 'service fee' approach - but I never was given the opportunity. Nope, they simply ran my card without my permission.
They are not very friendly - the initial email is all don't o this, we don't provide that... not very warm and friendly. We have stayed on this property twice now - and this last time was such that I will not return. I rather do business with a friendly and honest homeowner - not a shady company simply focused on separating you from every dime they can squeeze out of you. YMMV

We must say that as soon as your booking is confirmed, we send you a message where the payments that will be collected are specified. The VRBO service fee is completely external to us and is charged by the booking platform.

This information is clearly stated for guests to have full knowledge on the charges that will be made, and when.

Just ok, for the money you can get better !
This condo wasn't terrible, but for the money you can get so much better. Communications were answered promptly before and during our stay for the most part. I did see when booking that a security deposit would be required , but I did not read the fine print ( my bad ) I have stayed in many VRBO properties in the US and Europe and have never had a deposit applied for the property 7 days before my arrival and then told I would get it back 5-10 days after the cleaning team deemed that I left the property in good form . Also no option to pay the security deposit with cash on arrival as I have done before , and then they charge me 3.75 % for the credit card fees on the deposit ! Again that was in the fine print that I didnt' read close enough but it really is excessive.
The condo was surface cleaned, but this place really does need a deep clean. The corner or every room was dust filled and gross. The baseboards are filthy . The furniture is worn and a bit dated. Many things in the condo were broken or not working. Some things I did address the first day and the owners sent maintenance the next day and arrived at our door before 8 AM and we were still sleeping. One of the items that needed fixing was a bedroom door handle that when closed could not open from the inside.. I asked maintenance fellow if he was able to come back in about an hour or so and he agreed, but never did return. The dishwasher and Living room TV did not work . The Mattresses in 2 of the bedrooms were quite comfortable. but the bedding and pillow are very worn and need replacing. comforter in one of the bedrooms had large rip and the filling hanging out. The batteries in the bedroom remote were corroded, the hallway light fixture did not work. The door going out to balcony was missing blinds.
This part was in no way the fault of the owner, but Vista Cay property and security. On the Friday night from about 11 PM till about 2AM there was a massive party on property. My daughter sat on the balcony watching for quite some time and estimated 200 young people in the parking lot ! They were loud were gathered around cars in the lot . A few were driving their vehicles recklessly around the parking lot . Many people were chatting about this the next day and were quite disgusted that vista cay security let this go on so long. no police were called ?? Before leaving I did address some of the broken items again , hoping the next people wouldn't have to deal.

The location was great, the Condo was Beautiful. We thought we had found a great place that we could return to one day..... that is, until our second night. My brother in law was asked in the night by bites. There was a bad case of bed bugs. The communication with property owner and manager was pretty much non-existent, even though we called all the numbers listed in the book.
