CUSTOMS HOUSE FRONT is 3 bedroomed unique property in the heart of KALKAN’s old town very close to the beach and restaurants with its own roof top .

DESCRIPTION and HISTORY

At the end of the 19 th Century , Kalkan was an important trade centre thanks to its big harbour. Sailors stayed in town at different pensions and could drink at in various pubs . The Customs House Building was one of them and Constructed as a pension/ pub by a Greek Entrepreneur in 1854. At the beginning of the 20 th century, the Ottomans used the building as a Customs House due to its super location over the harbour. Trading continued after the 1923 population exchange and The Customs House was in full use until sea trade faded away in the 1950’s due to improvement of the Turkish Road infrastructure and adoption of overland transport.
Strict building and preservation codes are enforced as listed property.
The building occupies such a prominent place in KALKAN’s history that the authorities insist the modern owners keep it traditional pink colour , as well
As maintain its architectural integrity and the Ottoman flag is engraved on the decorative front “ pediment “ overlooking the sea .
KALKAN’s Customs House is perhaps the most well known , treasured landmark in the town. The building, like its surroundings, is steeped in history, and The property was refurbished in 2020 with the addition of a rooftop plunge pool.
GROUND FLOOR: The open plan ground floor comprises at one end a comfortably furnished sitting area with traditional fireplace and at the other a newly fitted kitchen and large dining table with seating for 6 guests.Double doors from the living area open to a large court yard furnished for dinning of 6 guests and seating space which is a lovely feature of this property. Large traditional wooden windows to two aspects flood the space with light. The kitchen is fully equipped to self - cater and has an oven , dishwasher, fridge / freezer.
FiRST FLOOR : on the first floor , There is a bedroom with a double bed and newly fitted en -suite bathroom with washing machine . Traditional wooden windows that open to lovely views of the sea and beach .
SECOND FLOOR: you can find the master bedroom with en-suite bathroom which its own balcony which showcases amazing views across the beach and sea.( best view in Kalkan ) there is second bedroom with two single beds and its own en- suite bathroom both with sea and harbour views .
ROOF TERRACE: There is a large roof terrace furnished with comfortable seating as well as a plunge pool , offering wonderful views of the sea, beach and harbour.

1)We are a family of 5 adults and had a great stay in Customs House in Kalkan. The house is lovingly decorated and quite spacious. Every bedroom has its own bathroom, it has lovely balconies and terraces everywhere and view over the harbor and beach awesome. We loved the plunge pool on top of the house ! The location is even better, right at the beach and in the middle of Kalkan with its main restaurants and shops. A car is not necessary.We had a wonderful holiday and can fully recommend the Pink Customs House.

2)We have stayed here several times in the past decade, but this was the first since it was updated. The house is in a perfect condition to enjoy Kalkan's bars, shops and restaurants, with fabulous views overlooking the harbour. There is a double en suite on the first floor, and a large double and twin, both en suite, on the top floor. The new showers rooms are lovely, all marble tiles, modern fittings, lots of hot water and powerful showers. The new kitchen is also a great improvement, modern units and appliances - although it is still small, and a bit of a squeeze if more than one person wants to be there at the same time. There's more than enough cutlery, crockery, glassware etc for six people, the new plunge pool on the roof and the decking is great - again those amazing views. The pool is small, and quite deep, but good for a quick cool down dip. There are two sunbeds, two chairs and an umbrella, and cushioned seating along one side which can double as sunbeds for two. The mezzanine has been nicely refurnished and decorated. Downstairs is roomy and cool, and the side terrace is a bonus for dining or sundowners.. We very much enjoyed our return, as did our friends who were there for the first time. Note there are a LOT of stairs, but this is good practice for the hills of Kalkan. The welcome pack provided was very useful (tea, eggs, milk, butter, cheese, bread) 5/5

Location location location! We love this place.
+ We have Stayed in kalkan before. This is the premiere location in the old town! Traditional decoration with super modern stylish kitchen and bathrooms. We loved the outside terrace and the rooftop space was cool the airy. When we come back, this is the place we will book again.
- We would have appreciated a full length mirror.
As we arrived very late it would have been nice to have shower gel and shampoo in the bathrooms.

Wonderful accommodation

We are a family of 5 adults and had a great stay in Customs House in Kalkan. The house is lovingly decorated and quite spacious. Every bedroom has its own bathroom, it has lovely balconies and terraces everywhere and the view over the harbor and beach is awesome. We loved the plunge pool on top of the house! The location is even better, right at the beach and in the middle of Kalkan with its many restaurants and shops. A car is not necessary. We had a wonderful holiday and can fully recommend the pink Customs House!

I am originally from Antalya and visited Kalkan first time in late 80’s and fell in love with this historical place. It was a small village then with great architecture and history.

I have been living outside of Turkey for almost 30 years. In 2005, we visited Kalkan and my late mum liked the historical Customs House as reminiscent of her uncle’s house in old town in Antalya and bought it on the spot as it is in amazing location as a beach property and mum used to enjoy swimming in front of KALKAN’s beach.

I have not rented out for many years but travelled with my family to Kalkan at least once a year for few weeks and we stayed at each unit which are separate apartments within the same Mansion.

My wife and daughters also learned about Turkish traditions and culture and little bit broken Turkish.

Recently, I realized that, I should open it to the public so they can also enjoy the property and surrounding areas.
Over the years, I have eaten at many restaurants and used various services from transportation companies to the beach clubs. I am happy to share my experiences on my website under Cetin’s guide and I will update you regularly.

It is an amazing place , history , activities , beach clubs , great restaurants and bars, friendly people , Turquise waters , hiking , sailing opportunities, recreation , fishing, night life , sight seeing .

Formerly an important coastal trading port, Kalkan is now a thriving but still unspoilt holiday resort with the bustling historic Old Quarter being the heart of the Kalkan town. After dusk, Kalkan's winding streets full of traditional houses, restaurants, small boutiques and local shops with overhanging balconies teem with people as the tantalising aromas of Kalkan's renowned cuisine entice people down to the harbour and surrounding streets

Kalkan is an eclectic mix of Greek and old Kalkan architecture, with roof terrace restaurants and lovely views to the sea, Kalkan old town is a place you will want to discover and enjoy.

You can see example of Greek architecture in Kalkan such as whitewashed and stone buildings with shuttered windows and balconies which reveal Kalkan's history.

From Kalkan's harbour, many of the beach clubs dotted around the bay are accessed by small colourful boats that provide an often complimentary service to transfer guests staying in Kalkan. You will also find traditional wooden Gulets in Kalkan's harbour that offer boat trips to the beaches, islands and inlets nearby. Water sports, diving and fishing trips are also offered here in Kalkan.


Although Kalkan does not appear to have been a place of significant settlement in the distant past, Kalkan's harbour was the only safe harbour between Kas and Fethiye and so became an important port during the 19th century. It was settled 150 to 200 years ago by people of both Greek and Turkish origin and was known by its Greek name "Kalamaki." Goods were transported by camel from the Xanthos valley .

1)You would stay in historical and landmark building which was constructed in 1854 as one of the remaining listed property.

2) You are only ‘a stone’s throw ‘ to the Kalkan Beach at amazing locations with best views in Kalkan. ( most postcard photos are taken in front of Customs House ) Each apartment has a sea view .

3) We have been maintaining it for decades and refurbished in 2020 to modernize the bathrooms and the roof while keeping the Ottoman style.

4) Bars , Restaurants, Harbour ,Town Beach Clubs , Shops are all in walking distance. You do not need to queue up for taxis or walk up a steep hill, especially after dinner .

5) Our Property Management Team is available 24/7 if you need any assistance.

6) We provide complementary Wi-Fi , utilities such as AC , water , electricity etc.

7) Due to the location , Customs House Properties have seldom
water shortage and we recently installed huge water tank in case of shortage which we did not experience although many areas suffered in 2023 /24 seasons.

9) Due to global warming , The temperatures rise but you would be feeling cooler inside the house than other places as it was constructed with rocks and stones . As the first building on the beach front , there is always cool breeze which is very nice and pleasant.
