Villa Borealis is located on a quiet cul-de-sac in the exclusive gated (24 hour staffed) community of Windsor Palms. In minutes (just 3 miles) you are at the Walt Disney World Resort.

Villa Borealis (built in 2002) is first and foremost a second home to us. We spend many weeks here each year. As a result, we maintain the highest 5 star villa standards. There are many amenities including:

- Oversized east and south facing Pool and Spa. Enjoy the best of both worlds, that beautiful morning sun, sun most of the day, and just when you need it most, some welcome shade late on those hot afternoons. The pool also has an infant safety fence.

- 65 Inch Smart HDTV including Blueray and VHS in the family room and Smart TV's in most bedrooms. The Smart HDTV in the family room has many TRUE HD channels for you to enjoy. These include ABC, CBS, NBC, FOX, ESPN and many others. The bedroom TV's are mounted high on the wall so you can actually watch them comfortably while lying in bed.

- Master - King with Ensuite
- Bedroom 2 - Two Twin Beds
- Bedroom 3 - Queen
- Bedroom 4 - Bunk - Double on bottom and twin on top.
- All Bedrooms are equipped with black out blinds so that you can get a good night sleep.
- Air Conditioned Recreation Room with Slate Pool Table, Foosball, and Air Hockey.
- IPOD docking stereo system so you can bring your music with you to enjoy.
- There is a Pack-n-Play and a high chair in the home for use with infants and small children.
- Cable TV in all rooms.
- Free Wireless Internet. The internet speed is 300 mbps. For $50 we can upgrade the speed to 600 mbps. For $75 we can upgrade it to 1 Gig. There is also a Computer in the Recreation Room so you can leave your laptop at home if you wish. An added bonus is the printer with the computer so you can print your boarding passes at the villa prior to leaving for the airport. It can save a lot of time in those line ups at the airport
- Hair Dryers in all Bathrooms.
- Ceiling Fans in all bedrooms (except bunk room).
- Large size Front Loading Washer and Dryer.
- Private Propane BBQ/grill.
- A great and friendly local management company to solve any problems you may encounter.
- Coded entrance lock so that you can proceed directly to Villa Borealis upon your arrival.
- Large safe in the master closet. It works with the same code as the door.
- Automatic Membership for the duration of your stay at Windsor Palms Resort which includes large community Pool, Hot Tub, Toddler Pool, Exercise Room, Rec. Room, Volleyball, Basketball, Tennis, 58 seat Theatre, Playground, BBQ area and Convenience Store.

- Nearby you will find great shopping, dining, fast food, golfing and of course, all those Theme Parks that make the Orlando area the number 1 tourist destination in the world. The Magic Kingdom, EPCOT, Disney Hollywood Studios, Animal Kingdom, Sea World, and Universal Studios are all nearby.

- We always keep our Availability Calendar up to date.

- A minimum rental of 6 days is normally expected. We will consider less than 6 days only if the request does not break up open time blocks.

Amazing home away from home!

The home was so welcoming and so perfect for our vacation! We traveled with 4 teenagers, who loved the game room and the pool! Great house and location

We didn’t get quite the vacation we wanted with COVID-19. Disney closed, etc. This house was a great place to isolate ourselves, however. What better way to quarantine that poolside?! The location would have been perfect for our Disney trip and we look forward to returning!

Another Great Family Trip

We have stayed in Villa Borealis several times, and, once again, it did not disappoint! Our family of 4 always feels at home in this villa. It is super clean inside and out, in a safe gated community, and located in the super quiet cul-de-sac. The pool and spa are wonderful to come home to after long days at the parks and provide some wonderful down time. The kitchen has everything you need to cook at home, and we also used the outdoor grill. If you don't want to cook there are plenty of places close by to dine out, pick up, or have delivered. We have stayed in other villas in the area, but I was so glad Villa Borealis was open for our dates this year. Lyle is so great to work with, and check in is a breeze. Our family had an amazing vacation! Hope to be back soon!

Better than Advertised

Lyle was very available and communicative from the beginning of the rental process through our stay. The house had everything required for housekeeping … if you have time for it! The children enjoyed the brightly painted walls and the pretty ceiling fans … loved the fans! The home is very well maintained. The front door lock is a little tricky, but persevere. The appliances worked well, and so did the plumbing .., yay! The pool … perfection. If we hadn’t had WDW tickets, we would have lived there. The lights in the pool were so fun for our night time swims. Staying here was pleasant and comfortable. Kudos.

SEWAGE PLANT BEHIND THE HOUSE - COCKROACHES

We chose this home because of all the positive reviews! We had a series of problems with the house. These problems were identified near the beginning of our stay (2 weeks), and solved near the very end of our stay. While Lyle acknowledged that we didn't get what we paid for, he refused to compensate us for these mishaps. 1. A SEWAGE PLANT BEHIND THE HOUSE! Click on the map view of this listing and zoom down a bit and you'll notice a body of water in your backyard. MOST of our backyard relaxation was accompanied by a constant noise (factory, engines) and the most putrid potty smell filling the air, so thick you can taste it. In addition, the house water STINKS! We planned to drink bottle water, but when you shower or brush your teeth, bring a nose plug. 2. COCKROACHES - Nowhere in the listing, but when you arrive you'll be presented with a full page that cockroaches are a problem in the area. We had cockroaches daily feasting on our countertop, and in the bedroom. The first day I put a bag of apples on the countertop and later in the day met my first cockroaches. There were 3-4 that made their way into the bag! They acknowledged that there was a problem and offered to 'spray' the house while we were there! Ya, no thanks! 3. NO POOL HEAT: Since we stayed in Feb, it was recommended that we bought pool heat, which we did. From day one the pool heat wasn't working, the pump had problems and the cover was shredded. While Lyle didn't end up 'charging' us for pool heat, he failed to acknowledge that a home without pool heat in Florida's winter affected the rest of out stay. 4. NO HOUSE HEAT: I guess the furnace isn't needed for most of the year, but we had several overnight lows in the single digits. Since the furnace was wired to a 30AMP breaker instead of the 60AMP breaker that was required, it would not run. We would wake up in the morning shivering. A technician finally fixed it and we had heat for the last couple days. 5. NO TV, INTERNET, PHONE: because of a faulty wire behind the wall, we had the worst experience with the tv, internet and phone. Of course, in this day of age, one might commit suicide without just one. Out of 2 weeks, we enjoyed about 3 days with our services working. The good news is it's likely working for you, the bad news is Lyle takes a 'that's the risk you take' attitude as a property owner, and refused to compensate us partially for this. 6. The games room equipment wasn't very good quality

Once every 8 years you get a guest that you can NEVER please. We trust potential guests will view the overwhelming majority of great reviews and realize that people like this do exist. This guest demanded (after they left) a total refund of 57% (I refunded over 14%). If it was so bad, why not leave or ask earlier. A direct quote from one email from them - “FOR THE RECORD, THE HOUSE IS QUITE BEAUTIFUL, AND WE ARE ENJOYING OUR STAY OVERALL.” It also quotes “THANKS FOR BEING ATTENTIVE”. So why this review. . because I refused their demand. If any potential guest wants to discuss these (we are limited to 2500 char), please call. 1. A sewage plant. There is a waste water facility a fair distance away, but it is certainly not in our back yard, unless of course the back yard is hundreds of acres. We have only occasionally noticed any odor. As far as noise, most guests find it quiet. The loudest noise you will hear is the fireworks from Disney. Also never had a complaint about the Orlando water? 2. Cockroaches. The Terms and Conditions, (that guests read and agree to), does mention the bug issue in all warm climates. We do a regular spraying, but if doors are left open pests get in, especially when cool. They are also brought in inside food bags. We sprayed upon their exit. After spraying, pests will die in the open. The following party arrived on the same day these guests left, and did not see a single dead or alive pest during their week. Interesting? 3. Pool Heat. Client arrived on Feb 1. Manager confirmed pool was heated. Feb 2, the guest emailed about a cool pool. Manager checked and dispatched a Tech. Warranty parts were rushed and heater was fully operational on Feb 3. Pool was at desired temp by the morning of Feb 4. Refunded 14 days of pool heat even though only 2 days were lost. Guest refused to use both the old (couple of tears - not shredded) AND THE NEW pool blankets. Was only acceptable to him after weather warmed. POOL BLANKETS WORK! 4. Heat - Feb 10, guest said no heat. Checked and found breaker had tripped. Reset and worked. Feb 10 at night breaker was tripping again and a tech was sent in morning. Rectified Feb 11. 5. TV, Internet, Phone - Feb. 8 the guest said there were problems. First available service call was Feb. 11. Resolved. There was always services. The only issue was with some HD channels. Guest WANTED $1,000+ compensation. 6. Games Room - Most guests find it well equipped!!

Great house, great location

We had a really great stay in this lovely house. Well equipped (the kids loved the smart TVs in their rooms and the games in the garage) and a fab location close to Disney and other attractions. Property Management company were really helpful - the pool wasn't heated when we arrived (we had paid) and they came out within a couple of hours to turn it on. We loved having a base off site from the theme parks - somewhere to escape too.

We had a great time at the nicely sized pool in the back. The only down side was the temperature in the house, it was hot. We would turn down the thermostat before bed but by the middle of the night it would be too hot again. But overall would stay again

A great experience!

We want to thank the Lyle family to let us stay at their beautiful house. The house is well kept, spacious, quite neighborhood, close to attractions, shopping, and restaurants. The entire experience of 8-9 days was awesome. The kids enjoyed the pool very much. One thing that stood out and very much appreciated was the lower privacy fence on both sides of the swimming pool. This house was just what we needed to get away. The pool was awesome and my kids loved it!! I it was close to entertainment but on a quiet cul de sac allowing us some peace. The peace of a house versus a hotel was necessary and allowed my family to be together and get away if needed. Loved it!!

Relaxing place to come back to after hectic days at the park

Overall, my family and I (wife and 2 kids 14 and 16) had a very enjoyable stay. Lyle provided us with everything we needed prior to arrival and that made check in a breeze. The location was quiet, safe, and in the heart of all the action we were going to. Disney was very close and easily accessible. It was easy to get to Universal and everywhere else we wanted to go. Plenty of shopping and restaurant options in the area. One tip if you are renting a vehicle. There are toll roads that don’t have booths to pay and it’s automatically charged to your vehicle so unless you think it will be cheaper to pay the fines ($10 per offence and the price of the toll), you can get the easy pass from the vehicle rental company (we didn’t but would have made things easier if we did). Now, back to the accommodations. The beds and pillows were very comfortable and the kids had their own rooms and loved the privacy when needed. The fans circulated the air perfectly and the house was a very comfortable temp and clean. The game room was a bonus and we played a bit of all of them but mostly pool. The living room sectional couch was extremely comfortable and I would have taken it home if it fit in my carry on (Haha)!! The pool and hot tub were exactly what we needed after long days at the park and fighting traffic (there is always traffic) as we explored Orlando. Check out was as easy as check in and went smooth. Lyle has a great place at a great price for everything you need. I would stay there again for sure. Thanks Lyle for everything!

Great Economical Option near Disney World

Lyle's place was just as advertised and a great bargain for our Disney trip. It was clean, well-stocked and close to the parks. Lyle communicated promptly and was always respectful and reasonable. That said, we were not impressed with the resort, Wyndham Palms, in which the house resides. The clubhouse staff were not helpful, the amenities (e.g., tennis) we looked forward to using before and after our time at the parks were not available because of limited hours, and we were towed for parking over the line (6 inches!) in an empty clubhouse parking lot (besides our vehicle). I won't penalize Lyle with a less-than-perfect rating because he was a great host, but I do want to warn others about the resort management.

Our property was rated 5 stars on another website prior to us purchasing the Villa. Since then we have made the following upgrades:

- replaced the living room TV with a 65 inch Smart HD TV complete with the HD package from Comcast.

- replaced the living room furniture with a leather sectional and a stand alone leather recliner.

- added an IPOD docking system so you can enjoy your music.

- added many VHS, DVD, and Bluray movies.

- added a new Air Hockey game in the games room.

- added a new Dell computer complete with flat screen monitor and printer. The printer is great for printing your boarding passes prior to leaving for the airport.

- added a keyless coded lock system so that you can proceed directly to the Villa upon your arrival in Orlando.

- added black out blinds in all bedrooms so you can have a better sleep.

- replaced an old queen bed with two new twins beds for more flexibilty for families.

- replaced the linens in the villa with higher quality ones.

Most villas without pool blankets have very cool pools in winter, even with pool heat. With a blanket, the pool is always a nice temperature for you when ever you may wish to use it.
