About this property
3 Bedroom Barn Conversion with Lovely View of Lake Ullswater
Wreay Barn is a charming Lakeland end of terrace barn conversion. It was originally part of the Wreay Mansions estate in Watermillock, a former hunting lodge popular with the Duke of Norfolk. From its elevated position, it has impressive views of Ullswater, arguably England’s most beautiful lake. The rustic balcony leading from the lounge is ideal for enjoying a coffee or an evening drink while taking in the panoramic views.
Presented with the bedrooms on the ground floor and the living area on the first floor, this property makes the most of the views across the valley to Sharrow Bay and Howtown. Wreay Barn is a beautifully presented, well equipped homely retreat which is perfectly located for exploring the Northern and Central Lakes.
The early morning mist hanging in the valley below or the ever changing light on the fells in the evening sun is quite simply captivating. Or come back from a day on the fells to the cosy lounge with its wood burning stove.
The cottage is approached down a small lane to the rear of the property and the private parking space is right outside the front door.
On entering Wreay Barn, the porch area has hanging for coats and jackets and a handy bench with boot storage. From here, a few steps lead upwards to the living area or downwards to the bedrooms.
The living area is bright and comfortable with high beamed ceilings and a feature fireplace with log burning stove. It is a perfect space to relax and enjoy time with friends and family. Doors lead out to the upper balcony with seating and its extensive views of the lake and surrounding fells. The fully fitted kitchen is well equipped with an electric hob, electric oven, microwave and dishwasher. The adjoining dining area offers a social space to enjoy a home-cooked meal, with further views to Ullswater. The freezer and washing machine are found in the utility room, which also offers plenty of space for storing and drying outdoor gear.
On the ground floor, a central hallway opens out to three bedrooms and a family bathroom. The master bedroom offers a comfortable king sized bed and oak furniture and an en-suite shower room. From the master bedroom, a door opens to the lower balcony with bistro table and chairs. The second bedroom is a dual aspect double room and there is a further single bedroom. The family bathroom has a bath, basin and WC.
The property has private parking for one car and there is shared parking for an additional car nearby.
Due to the height of the balconies, the owners regret that they cannot accept children under 12 years old at Wreay Barn. No pets are permitted.
The layout of the property over 2 floors, accessible only via stairs to both levels from the entrance, makes access and egress for anyone disabled difficult; especially in an emergency.
Location
Wreay Barn is situated near the small settlement of Watermillock, a scattering of farms and properties at the northern end of Ullswater. A selection of pubs, an excellent cafe and shops, as well as the pier for the popular Ullswater Steamers lake cruises, can be found in the village of Pooley Bridge, about 2 miles away.
The Brackenrigg Inn is located just ¾ mile down the hill from the cottage towards the lake. This welcoming country pub serves home cooked meals and locally brewed beer from the on-site Brack & Brew Brewery.
From the north there is easy access from the M6 motorway and A66, with the cottage only 6 miles from Penrith. A 45 minute drive over the stunning Kirkstone Pass will take you to the popular Ambleside and the Central Lakes. Keswick and the lovely Derwent Water are about 25 minutes away along the A66. Although welcoming to visitors and outdoor adventurers, the ruggedly beautiful Ullswater area remains unspoilt and peaceful.
Wreay Barn is ideally situated for the Ullswater Way, a footpath that circumnavigates the lake and takes in Wordsworth’s beautiful Gowbarrow Fell, the popular Aira Force waterfall and the delightful village of Glenridding. Hiking can be combined with a cruise on the Ullswater Steamer which runs from Pooley Bridge Pier and Glenridding Pier with convenient stop-off points at Howtown and Aira Force. For those who like more challenging walks, the surrounding area has some of the best hiking country in the Lake District. Helvellyn with its precipitous Striding Edge, and High Street, a Roman road that runs along the eastern fells of Ullswater, are amongst the most glorious hikes in the area. Much of the lake, its shore and surrounding fells are accessible for visitors to explore where you will find activities including sailing, kayaking and outdoor adventures.
The market town of Penrith is a delight for local food specialities and quirky shops. Historic properties such as Lowther Castle, Brougham Hall and Dalemain House are within easy reach.
