Wake up to the Mediterranean at number 63, the iconic Promenade des Anglais — one of the most celebrated addresses on the French Riviera. The apartment offers panoramic sea views from the living room, master bedroom and the large terrace, perfect for holidays and relaxation.

Both a public and a private beach are right in front of the building — step outside and you are on the beach. Boutiques and gourmet restaurants are just steps away along the Promenade, and the city is entirely walkable from the door: you simply do not need a car.

The large terrace overlooking the Mediterranean is the heart of the apartment — ideal for a sundowner apéritif or al-fresco dinner. The living room opens directly onto it, with an outdoor sofa and dining table.

Upgraded in 2026 with two brand-new bathrooms featuring deep-teal vertical tiles, dual vessel sinks on oak vanity units, rainfall showers over bathtubs and heated towel rails. The kitchen has been fully refitted with new cabinetry, stone worktops, oven, induction hob, microwave, Nespresso machine and coffee maker. New air conditioning in both bedrooms and the living room.

The iconic Hôtel Negresco is a 6-minute stroll east along the seafront. Vieux Nice (the Old Town) is around 20–30 minutes on foot, or just 10 minutes by tram. Nice-Ville station is 15–20 minutes on foot (or 10 minutes by tram), with direct trains to Monaco (20 min) and Cannes (40 min).

Beautiful Place in Nice

Fantastic place. Location to Beach, restaurants, coffee, pastries was the best. Had a fantastic stay with coffee on the porch in morning and wine on the porch at night. Would recommend.

Fantastic location. Great price.

Can’t beat this location in Nice. Also the apartment is affordable and has everything you need. The washing machine didn’t work great, but that certainly didn’t detract from our experience. Nice to ha e air conditioning in two of the rooms.

Close to everything

We loved our stay. The check-in was seamless, the location was perfect and walkable to all public transit. Plenty of restaurants to choose from, and the promenade at your doorstep. The interior is dated but has everything you need, with great water pressure in the showers. The view is truly magnificent with a balcony right across from the expansive shoreline.

Amazing getaway

The apartment is spacious, bright and clean. Comfortable.Segolene was very friendly and accommodating. Always willing to help. The location was very good, central and convenient. It was easy to orient ourselves and learn how to navigate the town from where we were. We had a wonderful 10 days.

Great apartment from which to explore Nice and the surrounding Riviera. First time in Nice and didn’t realise how busy and noisy the road on the promenade des anglais would be: but that’s the price for the most glorious sea views. Comfortable accommodation and Segolene our host was very helpful

Terrific location

The location, directly across from the promenade and the beach, could not have been any better. And the apartment itself was wonderfully quirky in layout. It felt very French! Living room and balcony were great spaces to hang out if we didn't want to go to the beach. We enjoyed our stay very much and would be happy to return again in the future.

This location and view were amazing! Comfortable unit and excellent communication!! We had everything we needed. Well equipped. We never found a hot tub, so they may be referring to bath tub?? I would definitely stay here again.

Peaceful and stunning - a gem!

This beautiful apartment is better than advertised. The view is spectacular and the apartment itself is larger than expected! We all enjoyed the ease of living there for a glorious week. One of us was sidelined with an asthma attack and was truly grateful for the view with an entire wall of windows facing the sea. It made up for not going anywhere. The host made our arrival easy and welcoming.
