Charming rural retreat in beautiful gardens
The Annex at Kirkhouse is a charming self-contained cottage with private garden, attached to a historic country house in the Scottish Borders. Surrounded by beautiful rolling hills, including part of the Southern Upland Way; tributaries to the salmon and trout-rich River Tweed; and also many miles of forest trails for adventure seeking mountain bikers, our accommodation will appeal to anyone with a love of the great outdoors. 2 miles to the village of Innerleithen for all local amenities & several pubs!
Accommodation consists of a large well-equipped kitchen diner with an original flagstone floor and a wood burning stove. From the kitchen, French doors lead into the spacious and contemporary conservatory which benefits from underfloor heating and views of the private garden and picturesque valley beyond. A large living room, again with beautiful views, provides further sleeping options by way of a sofa bed.
There are two large bedrooms; one with a super-king sized bed, one with a regular double bed. Both bedrooms offer plenty of wardrobe hanging space and further storage as required. The property has one large family bathroom with bath and shower over.
Guests will have access to their own private garden and outdoor seating. During the summer months, a charcoal BBQ can be available upon request. The use of a washing machine/dryer can be arranged, as well as the provision of lockable storage areas for bikes etc.
Your hosts and their three young children, live in the the main house adjoined to The Annex and would be happy to assist with anything.
On request, basic baby equipment such as a high chair and travel-cot can be provided.

The Annex was beautiful - clean, spacious, comfortable and had everything we needed. Well located in the beautiful tweed valley, close to lots of things to do and see! Would definitely come again.

Fantastic rural Borders location for walking and local sightseeing. About an hour from Edinburgh if you want to visit the city. Beautifully decorated and spacious rooms, and well equipped kitchen, from which to look out at the lovely views. Friendly and helpful hosts.

The area is beautiful and conveniently close to everything we need without being in town. The hosts were welcoming, and communication was smooth and prompt.

The Traquair Kirkhouse Annex was a very nice place to stay. It was our accommodation in Scotland for the first five of our 15 nights there. Everything was as advertised. The beds were comfortable, the rooms were spacious, the kitchen had everything needed, and the sun-room was a very pleasant place to sit for morning coffee or afternoon drinks. The host was responsive quickly to my questions. We'd love to go back sometime.
This property is a jewel in the beautiful countryside of Scotland.
The Annex is a very clean, very comfortable vacation place. We considered canceling all other plans for the remainder of our vacation to stay here. Spacious eat-in kitchen, sunroom, large bedrooms, large bathroom, make for an amazing stay here. The kitchen is equipped with everything we needed to cook breakfast and dinner and celebrate a birthday:)
The grounds, the garden and beautiful views can definitely brighten your day. Honestly, pictures don’t do justice to this property.
The host even met us when we got here and gave us a lot of information about the surrounding areas.

Very large and completely equiped house. Super conservatory to sit and enjoy the garden when outside it’s wet or too cold.
Complete privacy and yet Harry was just a little message away if we needed anything.
Eingebettet in einen üppigen, gepflegten Garten umgeben von der zauberhaften schottischen Natur hat uns dieses hübsche, ursprüngliche Gebäude sofort für sich eingenommen!! Die Räumlichkeiten waren für uns 3 mehr als großzügig, sehr stilvoll eingerichtet u.ausgestattet mit allem, was man braucht! Dass wir “nur” im Anbau des Haupthauses untergebracht waren, das die Vermieter bewohnen - die uns sehr herzlich u.zuvorkommend empfangen haben - hat man aufgrund der Weitläufigkeit des Geländes u.der geschickten Trennung der beiden Bereiche gar nicht bemerkt.
Besonders toll fanden wir, dass der Wintergarten auch an kühleren Tagen immer angenehm warm war!
Wir haben uns sehr wohlgefühlt und uns jeden Abend nach unseren abwechslungsreichen Ausflügen gefreut, in unser behagliches Domizil zurückzukehren.
Ein eigener PKW ist allerdings zwingend erforderlich, da das Haus sehr abgelegen liegt.
We needed somewhere to completely chill and relax but with a variety of walks of varying degrees of difficulty in close proximity. This property was first class in both respects. The only slight negative was that for a longish stay like ours, a small freezer would have been an excellent addition property. Garden wildlife was a superb bonus.

We have the best time. Lovely hosts, great cottage and had everything you needed, very spacious and super comfy bed and bedding. Would highly recommend. Really stunning location. We certain it got the miles in. Chair swing in garden also total bonus!
We were looking for accommodation to stay at while we attended a family wedding over the weekend. We chose this cottage and it was absolutely beautiful. The surroundings even more beautiful. The hosts were so lovely and welcoming and we had such a great time. Was a lovely break away.

A dream of a cottage. The perfect place to relax and a good starting point for the mountain bike trails in Glentress and Innerleithen, but also perfect for exploring the Borders. The hosts were so lovely and welcoming. We had a fantastic holiday there.

Très belle location et bien située en pleine nature
Nous avons passé un agréable séjour dans ce gîte très bien restauré et qui a gardé son charme atypique. Les enfants ont adoré la région : la proximité des grandes villes et la campagne avec tout ses moutons : c’est magnifique. « Amazing » comme on dit en anglais.
Heerlijk verblijf. De ligging is ideaal voor fietsen en wandelen. Prachtige mtb routes om de hoek. En een go-ape klimbos vlakbij. Het huis is zeer smaakvol ingericht en heeft veel ruimte zowel binnen als buiten.
